It is one best marketing company and worst builder. They shows lots of things and promises but it never comes out to be true at least last few projects and keep on changing company names and registration to avoid legal issue. I know 3 of my friends were suffering with them and they are in fully intrap with Unishire. Be careful with you money .. think twice before booking any flats with them. BEWARE.

It is very common in real estate industry to create different entities under the same umbrella to avoid tax etc. It is unfortunate, but it is done by everyone including the venerable citizens of India who do everything possible to avoid paying tax to government. (for e.g. creating investments on your wife’s/parents’ name to avoid showing income etc.)
I fully agree with Ravi’s comments. I’m also an unfortunate buyer in their projects. It has taken more than 2 years for a small complex of 32 apartments in Panamera. There is no sign of completion yet. Clubhouse has not even started and like they have done in Ledge, may not even provide. They simply keep starting new projects with money collected from existing investors without completing anything.
Once you pay the money and sign on the dotted line, they will call you only when you need to pay the installments, otherwise there is no response from their management to your concerns. The architect for this project keeps changing and you will have to explain your concerns and issues to multiple teams. Have you visited the parking in Panamera?

I’m also (current buyer) very much disappointed with their attitude and approach with this project. Even I’m not sure about the exact date of completion couldn’t make out from the sale deed, guys do we have any common forum where all owner’s of panamera can follow-up on the progress, if required we can group together and talk to him what’s happening?

Considering that they positioned the Panamera project as a “luxury” project, (everytime one asks about “Ledge” they say it was a budget project) they really have no excuses for laxity on their part. Like one gentleman has pointed out before, it seems only way to deal with this builder is to make sure you have substantial amount left to pay on possession. It seems the builder does not care once most of the customer money is in its hands.
Even I am stuck with Panamera ..there is no commitment from builder. He just took all hard earn money . Now I herd that some issue for Fire NOC. Unishire has ruined my dream of flat. Unishire is biggest ford builder.
I have seen parking …which very very PATHETIC how someone can drive in parking. Size of bathroom is small. N number of issue and promises no where I can see in Panamera.
Unishire has committed – it is one of luxury project. Since they not able to build 32 apartment of 8 floor then how Unishire can build high riser. Unishire has distributed all club house charges with every installment .. so all club house and amenity money reach to them . There is no work started for club house even 95% money reach to them.
On top of that there is no response on any issue only you get call for Demand Note.
I know ..as I how have arrange 20% money and how much scarifies doing for paying EMI. I would like AWARE before putting your hard earn money DUSTBIN.

Since it is only of 32 Flats, If ppl don’t mind who have already Booked the Flats, when it got launched in 2011 at the Rate of 3000 per sqft.
what is the total cost minus registration . what is the registration amount as per Government norms.
Does the project going to be delivered by Dec 2013 with all amenities as promised on their website. Is it only water from BWSSB or any Good source of water by Borewell/Tubewell. what is the Resale value as the site says all units sold out.
How is the construction quality, loan funding availibility, flat availibility in this project ?
I know this is a old project and may be full.

I thought unishire was a best bet to buy after seeing their promises and brochures., but i happen to see their project ledge and their finishing and quality is very poor not at all comparable to their advertisement given in the media. Please DO NOT go by their looks, visit their property at ledge and take a look for yourself

Shobhana – how was your experience dealing with Unishire ? Were you given all relevant documents, shown approval documents ? While booking did you enter into a contractual agreement with Unishire ?

Unishire is not trustworthy developer. Their marketing team plays many gimmicks and makes many promises which they dont deliver. It remains to be seen how their quality turns out to be.
Are you specifically referring to ‘Panamera’ project…? Even we have booked one apt there, did you see any concerns…
what kind of return you expect from the investment you have made here.

since panamera cannot be classified as a high rise appartment, do you think it will command significant upside on investment in medium term.
