I have registered the plot in January 2014. However, Century has not done e khata transfer so far. I have been following up with their CRM regularly but there has been no progress in khata transfer so far. Khata transfer and plan approval are important steps for starting the construction. Has anyone got the khata transfer done so far?
Builder CRM has replied in the month of may’ 14 that i will take three more months for khata transfer. we have a eden group of people who bought plot in century Eden on common floor .com. pls join the same as well to help each other for formalities.

Basic unit price is high. Cost adder like BESCOM, STP charges, incidental, club house will enhance the end cost.
There is no transparency on E-KHATHA transfer cost. Builder after registration may push the buyer to bear the charges.
Where as near to their another project opp to road , Blue valley/ Ananda Van asking price @Rs 1600 /sqft o nly. Lot of amenities are already completed
builder has asked to bear khata charges from plot owners.the khta transfer process is underway.
I am also chasing from month of dec’13 when they registered plot in my name. snc then they are to take three months. its almost 8 months after registry. can any body who is in bangalore visit their office to make things more clear about khata transfer and other formalities for construction of house.

I went to their office about 3 months back and met one Mr. Gautam who is heading their CRM department. There is another person named Mr. Chetan from the CRM who assisted during the plot registration process. They both assured me that the khata transfer will be done within a short time say about a month. But then I have been following up over phone after that and there has been no concrete reply from them so far. I am totally confused on what to do now and also not clearly aware on what is the problem in Khata transfer.

What is the Booking advance if registration is made starting Feb-Mar 2014.
Believe 10% of the sale amount (say 1500/sft) should be aggreeable and remaining 90% at the time of registration via Bank Loan. Dont expect too much from buyers, Let me know …

Go and visit Rashi splandour if you interested in that area. Its nearly ~ 1 km off the dodaballapur road but closer to NH-207.
Its one of the best layout i ever seen in bangalore…

why should this and other similar properties appreciate (more than the usual inflation rate)? i don’t see any reason.
– high initial cost.
– no one may anyway live in these areas for many years.
– no IT industry near-by (and as they say Bangalore market is mainly IT driven).
– not many IT people build their own house.
– Most go for ready made apartment / villa – whatever they can afford.
– limited affordability.
– high land availability.
– narrow roads as usual
IMO, these type of properties will approximately match FD rate of returns in long term.

I visited this site recently, price was quoted at 2400/2200 for East and West facing plots respectively. Prices seem to have hiked recently at 200 per sft.
Primarily I’m looking for investment purpose, so I’m not very sure if this would be best choice for my budget (around 30Lacs) to pay 2000+ per sft given the location.
Moreover the buyers will be paying for the amenities like cricket ground, tennis courts etc whether willing or not ?
One advantage I think is, as Century has a brand name in market so they would have less hassles with process or the land tittles. (at least I’m hoping so)
I seek your genuine advise in this regard, have anyone recently purchased here?

I have been quoted the same price of 2000.
I am wondering if after a year has there been any appreciation.
The entire property still looks in its formative stages yet.
Wonder if it is slow.

The website shows the starting price of 1200 plot as 27 lakhs (an increase of 3 lakhs from previous month). Looks like it is appreciating.
Appreciation is only on paper from the builder. If you negotiate, the price will come below Rs 2400/- (depending on the payment option) which was the launch price. dont fall for such gimmicks.
Just wondering how low do they go to? Did u get good discounts?
What is the payment option that will bring the amount down? Is it full payment?
They have the following offer now-
Avail the special offer on bookings made till 15th September.(discount upto 4.8 lakhs).That will bring the rate per sqft to 1800 rupees.
be careful when u r dealing with century..the debt are growing in this company and you can Google to get the information on this company.
the builders are now collecting money from us till the registration time..and there is no guarantee that the land will get registered in our time or not. the
offer that century is giving is not a great offer..they have increased the prices and decreased by few lakhs.
Ideall price that can be offered is only 1200 -1424 rs/ sq ft. Anything about will not be a great buy

That area containing Century Eden plots in Doddaballapur road is way too far. From Ramanashree California resorts it is a good distance and you cross many villages before you can find these plots.
This area will not be live-able for the next 10-15 years !
I was very eager, visited the site area and then gave it a pass !

I’ve been getting mails from most of ya for this group thingy. After putting in considerable thought about getting into a long term commitment for purchase at such huge price in the Outskirts i would call it quits!
To top it off 24lakhs is only a basic price. An additioanl Payment of 6 Lakhs towards amenities for a land which aint going to be used by me for another 10 years (Assuming that this place is going to be the next Sahakar nagar in this time frame : Chances very bleak considering the distance from Bangalore) is absurd and confusing.
With an additional 4 to 5 lakhs for registration would take the total to staggering 35 lakhs!
Century group has made it an USP that this is the first project in its kind to sell villa plots. My logic to this is Century group might not have been successful in selling constructed Villa’s of Century WinterSun. This might have triggered a sale of plots which might have been a Phase 2 of WinterSun.
Everything said and done i am sure they’d manage to pull off a sell off on these plots cashing on people’s “Investment motive” and the “appreciation” they will see in the long run!

The starting price of villa plots by different developers in that area are as follows:
Ferns Manor –2000 per sqft
Angasana/NW county— 2250 per sqft..
Compared to all the above projects,century eden pricing is comparable.Nothing to complain about.
For good comparison: One should also check re-sale price in the market. Sometimes they are lower (+ high buying price doesn’t imply that RoI will also be high!)

I have visited the property and its decent considering the location (adjacent to the Main road) close proximity to Yelahanka (About 15 kms) and the developers brand image is concerned. Excellent location.Its is also close to IT SEZ and IVC Main Road.Only 19 minutes from airport.

I visited the site yesterday. It is located on the main road. It is opposite to another villa project being developed by this developer. Railway line is about 1 km away.

I am also interested and I have met the agents and almost finalized on this.
This is my take:
a) It ain’t too far nor too close from the airport. A perfect distance from the airport considering the IVC Road would become a 300ft road as projected.
b) Considering other apartment projects nearby, this would definitely be commercialized in at least 5 years. I don’t believe we need to wait for 10 years as other people have mentioned.
c) The builder is reputed and would carry a brand value. Other builders relatively nearby on IVC Road like Sobha Canvas, Ozone Urbana are quoting crazier areas and are already encroaching into the green belt around the airport. Though they may get around that eventually, they are too close to the airport.
Inspite of all these points, the Rs. 2000/- psqft is still bit heavy.
Nevertheless I have decided to take the plunge and would love to hear your opinions.
