Century Trails is a plotted development by Century Real Estate, launched in January 2024 off the Satellite Town Ring Road (STRR) in Bidalur village, Devanahalli — the same general stretch of North Bangalore that’s seen Shriram Rain Forest, Brigade Oasis and a string of other plotted layouts come up over the last few years, riding the airport-corridor growth story.
The project sits on roughly 25-28 acres (different sources round it slightly differently) and is being rolled out in three phases, with a total of around 800 residential plots planned once all phases are done. Phase 1, the part that’s launched and RERA-registered now, covers about 400 plots ranging from 1,200 sq ft (30×40) up to 2,400 sq ft (40×60). RERA number for Phase 1 is PRM/KA/RERA/1250/303/PR/281223/006510, with possession targeted for March 2027. Phase 2 got its own separate RERA registration later in 2025, and Phase 3 is still pending approval — so if you’re evaluating this project today, make sure you know exactly which phase/RERA number the site you’re looking at is quoting.
Pricing: plots were opened at roughly Rs 60 lakh and going above Rs 1.15 crore depending on plot size and position within the layout (corner plots, park-facing plots etc. command a premium, as usual). No official per-sqft base rate has been published consistently across sources, so treat any per-sqft figure quoted online with caution until you’ve confirmed directly with the sales office.
Location and connectivity: The site address is Sy. No. 113/1, Bidalur Village, Devanahalli, North Bangalore – 562110, just off IVC Road/STRR, behind Brigade Oasis. This puts it within a reasonably short drive of Kempegowda International Airport and on the STRR that’s meant to eventually link up Devanahalli to the rest of the Bangalore ring-road network. Realistically, this is still a developing corridor — the airport pulls a lot of the demand here, and the aerospace/IT corridors coming up around Devanahalli (Aerospace Park, the upcoming Business Park zones) are the long-term bet, not immediate infrastructure that’s already in place. Don’t expect metro connectivity here any time soon; this is a drive-in, plan-ahead kind of location, not a walk-to-everything one. Schools and hospitals in the immediate vicinity are still thin — most residents currently rely on Yelahanka or the airport-side commercial belt for daily needs, so factor in that commute if you’re planning to move in as an end-user rather than hold it as an investment.
Amenities: the developer has gone with an adventure/”basecamp” theme for the clubhouse and common areas — a 10,000 sq ft clubhouse, a rope bridge experience, a golf putting green, a reflexology park, a skating rink, a multipurpose lawn, a graffiti wall, fire pit seating, and an observatory-style stargazing space. It’s a fairly elaborate amenity list for a plotted development, which is increasingly the norm as plot developers try to differentiate from bare-bones layouts.
A few honest notes: plotted developments in this belt are fundamentally a bet on Devanahalli’s continued growth around the airport and the upcoming aerospace/IT investment zones — that growth has been real but slower than some of the more bullish marketing pitches suggest. Basic social infrastructure (schools, hospitals, everyday shopping) is genuinely still catching up, and buyers should go in with that expectation rather than assuming city-level convenience from day one. On the plus side, Century Real Estate has a long track record in Bangalore (since 1973) and multiple completed layouts in this same belt, so execution risk is lower than with a newer/unproven developer.
Other projects in the area that might interest you: if you’re evaluating Century Trails, it’s worth also looking at Century Seasons (another Century Real Estate plotted project nearby in Devanahalli), Total Environment’s “Tangled Up in Green” plots in the same micro-market, and Godrej Reserve Plots — all sit within a few kilometres of each other along the Devanahalli plotted-development belt and are natural comparables on price-per-sqft and amenity offering.
