Sattva City is a large township at Meenakunte Hosur, Doddajala, on the Bellary Road/NH-44 corridor in North Bangalore, close to the Sadahalli toll plaza and within a short drive of Kempegowda International Airport. This is the same broad airport-corridor belt that’s seen Sattva Vasanta Skye, Godrej MSR City and Brigade Oasis all launch in recent years — one of the more active new-launch zones in the city right now, driven largely by the airport and the upcoming Aerospace Park/business-park development around Devanahalli. The site is pitched as close to the planned Doddajala Metro station on the Blue Line extension, though as with most upcoming metro links in this corridor, that connectivity is still under construction rather than in place today — don’t factor it into a move-in-ready commute plan.

One older listing quoted a much lower “starting at Rs 55 lakh” figure — that number is inconsistent with every other source checked and appears to be either stale pre-launch/EOI-stage bait pricing or an error; don’t rely on it, and confirm current pricing directly with the sales office.
Amenities
Sattva is marketing this as a 250+ amenity township across four clubhouses, with an Olympic-size pool, multiple sports courts, jogging tracks, pet parks and EV charging — in line with the scale typical of the builder’s larger integrated developments.
RERA & Compliance
Registered under PRM/KA/RERA/1251/472/PR/270226/008494, which decodes to a 27 February 2026 registration date. One low-quality listing site attributed a different RERA number (PRM/KA/RERA/1250/303/PR/290126/008436) and a different acreage (49.6 acres) to this same project name — but that number actually belongs to an unrelated Birla Estates project (Birla Trimaya Phase 4) in the same general corridor, and appears to be a data mix-up on that site rather than a genuine second registration for Sattva City. Go with the RERA number above, which is corroborated across multiple independent listings; if you see the other number quoted anywhere, treat it as an error.
A Few Honest Notes
Some marketing pages describe this project as having been in an “EOI/pre-launch” phase with an official launch pegged for March 2026, which lines up with a RERA registration dated 27 February 2026 — so this is a genuinely new project, not an older one being relaunched, but it also means it’s very early in its life cycle. Expect limited on-ground construction progress to point to at this stage, and a long runway to the quoted February 2032 possession date. On the plus side, Sattva has an established track record in this corridor already (Sattva Vasanta Skye, also in Devanahalli, is a recent example), and the sheer scale of this township means amenities and infrastructure should be well resourced once built out — just don’t expect a fast handover.
Verdict
Sattva City suits a buyer taking a long view on the airport corridor and comfortable with a 2032 possession horizon and the early-stage uncertainty that comes with a project barely a few months past RERA registration. The scale (3,460 units, 13 towers) means this will be a construction site for years before it’s a finished community — factor that into any end-user timeline. Investors betting on continued Devanahalli-corridor growth have a well-documented, RERA-registered project to track here, but should go in with eyes open about the multi-year wait and the corridor’s still-developing social infrastructure.
