The project sits in Devanahalli, roughly 10 minutes from the airport, in the same general belt as Century Trails, Brigade Oasis Phase 3, Sattva Vasanta Skye and Godrej MSR City — all covered elsewhere on this site. This is airport-corridor North Bangalore: good long-term connectivity bet via the aerospace and IT investment coming into the area, but still light on everyday infrastructure like established schools and hospitals compared to core Bangalore neighbourhoods. Most residents currently lean on Yelahanka for daily needs.

The studio and 1 BHK configurations are unusually small for this belt, which is otherwise dominated by 2-3 BHK family-sized apartments and plots — that makes this project worth a look specifically if you’re after a smaller-ticket investment unit rather than an end-user home.

Verdict

A reasonable option if you want airport-corridor exposure at a lower entry price than most of the Devanahalli apartment launches, particularly at the studio/1 BHK end. Families wanting more space should compare per-sq-ft pricing against the 2-3 BHK-heavy projects nearby before deciding — Park Cubix Phase 2’s small-format skew is a deliberate positioning choice, not necessarily the best value across every unit size. Double-check the unit-count figure and current tower-wise availability with Sattva directly given the discrepancy noted above.
