Vaishnavi Premiere, Ulsoor

Overview

Vaishnavi Premiere is a small, ultra-luxury apartment building by Vaishnavi Group in Ulsoor, off MG Road/St Johns Road, in central Bangalore. It’s an Art Deco-styled boutique tower of exclusively 3 BHK homes — a very different kind of listing from the large gated townships that dominate most new-launch coverage.

Location & Connectivity

Ulsoor is about as central as Bangalore addresses get — walking distance to MG Road and St Johns Road, close to Indiranagar, Domlur and the Ulsoor Lake area, and well within reach of the CBD, Vittal Mallya Road and the Trinity Metro station on the Purple Line. This is a location premium play: you’re paying for being in the middle of the city with mature infrastructure already in place, not for future growth potential.

Project Specifications

  • Configuration: 3 BHK only, sized 2,300-2,900 sq ft
  • Total units: 35, across 1 tower of 11 floors
  • Land area: 0.68 acres

Pricing

Prices are quoted variously as Rs 4.50 crore to Rs 6.90 crore depending on the source and floor — the builder’s own figures run slightly lower (from about Rs 4.50 crore) than third-party listings (from about Rs 4.90-5.20 crore), which is a common gap between official base pricing and portal-reported “starting from” figures. Budget toward the higher end unless you confirm current pricing directly with the sales office.

Amenities

  • Rooftop infinity swimming pool with lounge
  • Terrace swimming pool and yoga deck
  • Fully equipped gymnasium
  • Steam and sauna spa
  • Multipurpose hall and party area
  • Landscaped gardens
  • Indoor games, table tennis, chess
  • 24×7 security with CCTV, gated entry

RERA & Compliance

Premiere is registered under PRM/KA/RERA/1251/446/PR/210422/004844, which decodes to a 21 April 2022 registration — making it one of the older RERA filings among recent Vaishnavi launches. Possession was targeted for September 2025, which has already passed as of this writing, so treat this as a near-ready or possibly already-delivered building rather than an early-stage pre-launch — confirm current construction status with the sales office before assuming it’s still under construction.

A Few Honest Notes

At 35 units on well under an acre, this is a boutique building, not a community — there’s no large clubhouse grounds or sprawling amenity deck, and the “amenities” here are mostly building-level (rooftop pool, gym, party hall) rather than township-level. The price-per-unit here (Rs 4.5 crore-plus for roughly 2,300-2,900 sq ft) puts it firmly in Bangalore’s ultra-luxury central-city bracket, competing more with older premium Indiranagar/Ulsoor stock than with any of the growth-corridor launches covered elsewhere on this site. Since possession was slated for September 2025, verify directly whether the building is complete or still finishing up before treating this as a standard under-construction purchase.

Verdict

Premiere suits a buyer who wants a finished or near-finished home in one of Bangalore’s most central, established neighbourhoods and is prepared to pay a location premium for it, rather than someone comparing per-square-foot value against outer-corridor townships. It’s a small building with a small buyer pool — check resale liquidity and maintenance-cost expectations for a low-unit-count tower before committing.

Nearby Comparables

Century Regalia, Indiranagar/Domlur and Godrej Athena, Indiranagar/Kaggadasapura — both already covered on this site — sit in the same broader central-east Bangalore belt and are useful price and positioning comparisons for buyers evaluating Premiere.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
