Century Kindle

Century Kindle is an apartment project by Century Real Estate, launched in Attur village on the Yelahanka side of North Bangalore — the latest entrant in a stretch of the city that’s seen a steady run of Century, Godrej, Sobha and Vajram launches over the past couple of years as the airport-road corridor keeps filling in.

Location & Connectivity

The project sits on Survey Nos. 77/2, 78, 79, 80/1 and 80/2 in Attur village, Yelahanka Hobli, with direct access from the 80-foot-wide Attur main road. From there it’s about 10 minutes to NH 44 (the signal-free stretch toward the airport), with Doddaballapur Road and the Bellary Road expressway also within easy reach. Kempegowda International Airport is roughly 22 km away — about 25 minutes on a clear run. On the employment side, Manyata Tech Park is around 12 km (22 minutes), Kirloskar Business Park in Hebbal about 9.5 km (18 minutes), and the KIADB Aerospace Park around 14 km (20 minutes). The Yelahanka metro and rail corridor is about 4 km off, useful once that stretch is actually running trains, though buyers shouldn’t bank on it as day-one infrastructure. For schools, National Public School (2 km), Ryan International (4.5 km) and Canadian International (6 km) are the nearest options, while Mother Teresa Hospital (1.5 km) and the larger Manipal Hebbal and Aster CMI hospitals (9-10 km) cover healthcare. Phoenix Mall of Asia (8.5 km) and RMZ Galleria (5.5 km) are the closest malls.

Project Specifications

Century Kindle Phase 1 is built on about 4.6-4.7 acres across 2 towers, with a total of 458 apartments. It’s registered under Hebbal Properties Private Limited — a Century Real Estate group entity — with RERA number PRM/KA/RERA/1251/309/PR/200326/008542, granted on 20 March 2026. The filing puts the total project cost at roughly Rs 646.86 crore including land and construction. Possession is targeted for 31 March 2031, which is also the date through which the registration itself runs.

Sources disagree on unit sizes in a way that’s worth flagging before you go unit-hunting: one major listing gives 2 BHK units at 1,155-1,235 sq ft (Rs 1.18-1.26 crore) and 3 BHK at 1,495-1,755 sq ft (Rs 1.52-1.79 crore), with an entry price of Rs 1.09 crore, while Century’s own project site quotes noticeably smaller figures — 2 BHK at 737-794 sq ft (from Rs 1.21 crore), 3 BHK at 931-1,103 sq ft (from Rs 1.8 crore) and a 4 BHK at 1,566-1,773 sq ft (from Rs 2.5 crore). The gap looks like it could be a carpet-area-versus-super-built-up mismatch rather than two different unit sets, but it’s a big enough swing that you should ask the sales office which figure — and which area convention — applies to any specific unit before you commit.

Pricing

Depending on which of the above figures you go by, entry pricing is either around Rs 1.09 crore or Rs 1.21 crore for a 2 BHK, working out to a base rate in the Rs 11,500-14,000 per sq ft range per the builder’s own numbers. Given the spread, get a written, unit-specific price sheet rather than relying on a single headline “starting from” figure.

Amenities

Century is marketing this as a “40+ amenities” project: a swimming pool with a separate toddler deck, a fully equipped gym, a half-basketball court and cricket nets, a multi-level clubhouse with multipurpose halls and co-working space, jogging tracks, a yoga pavilion, kids’ play zones, 24/7 CCTV, EV charging points, a mini theatre and an indoor games room.

RERA & Compliance

The RERA number checks out directly against the Karnataka RERA registry — the certificate confirms the project name, the Attur village survey numbers, and Hebbal Properties Private Limited as the registered promoter, with a 20 March 2026 approval date that lines up with the project’s current early-construction stage. What isn’t settled is the unit-size question above; resolve that with the sales office before signing anything.

A Few Honest Notes

This is a fairly compact, two-tower project rather than a sprawling township, so don’t expect the amenity scale of some of the bigger Yelahanka launches nearby. The 2031 possession date is also a long runway — roughly five years out from registration — so this suits a patient buyer more than someone looking to move in soon. Century Real Estate has a long history in this part of North Bangalore, including Century Bliss and Century Astoria nearby, so execution risk reads as reasonably low, but the unit-size discrepancy above is the one thing worth nailing down in writing before booking.

Verdict

Century Kindle works for a buyer comfortable with a long, 2031 possession horizon in exchange for a foothold in the Yelahanka growth corridor at a relatively accessible entry price. Given the meaningfully different unit-size figures floating around, don’t rely on any single listing — ask Century directly for a RERA-matched floor plan and price sheet tied to a specific unit before you book.

Nearby comparables

Yelahanka has no shortage of recent launches to cross-check this against: Century Bliss and Century Astoria (both from the same builder, in Yelahanka and Jakkur respectively), Sobha Chartered Birdsong in Rajanukunte, Godrej Aveline on Bellary Road, and Vajram Te Amo, also in Yelahanka, are all worth comparing on price-per-sqft and amenities.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
