Provident Housing the affordable projects arm of Puravankara Group has announced their new project called Provident Sunworth to be launched on 12th Jan 2013. The project spanning over 59 acres will host about ~5500 apartments. Provident Housing also claims to provide a huge list of amenities for the project including 3 club houses & swimming pools. The project is set to be executed in four phases.

Serene and green living away from pollution and the city bustle. The Club house has facilities like ATM, a fully equipped gymnasium, a large reading room/library, indoor kids play area, indoor playing courts, large banquet hall and a conference room. What I love the most is the butterfly park.
Registration docs and status of writ petition
I am planning to buy a flst in phae 2 but worried to learn that no Registation documents have been handed over to buyers even on completion of payments and though occupation has been given .
Please let me know if anyone knows about the status of the land status and Govt case against the builder .

Hi, provident has sent email about maintenance charges starting June 15. When the flat is not ready for registration and owners of flat are not taking the posession, how can they charge maintenance charges? I understand some have taken possession withoit registration and may be valid for them. There is clear reply to whom charges are s applicable. Provident are experts in extracting unreasonable money like this. Any body got such emails nd agreeing to it
don;t warry, they will collect huge extra amount from you before registration!
Hi this is meera. I am in an agreement with PROVIDENT, buying a flat in 5D, phase II. I am in correspondence with puravankara customer care for so many days regarding the issue. As u all know, they have mentioned a writ petition no. 34278/2016. Have anyone checked what exactly is it? A writ is filed in high court only if anyone is challenging a Govt Order. So what is that Govt order puravankara is challenging? I asked for the writ copy and also the Govt order copy umpteen times. They are simply evading the matter by lengthy replies which has no relevence in the matter. I even told that I want refund of my money if they do not clarify my doubts. They are simply giving eye-washing replies but not a word about refund.
Has anyone sought for refund?
Does anyone know about that writ?

Please think twice before investing into projects under construction or just launched. donot get entangled with builders vicious circle. as per my experience, if you are looking for a flat for your own use, i suggest you to wait till the project is going to be complete and you can get good price from the investors. you will have much better idea on what you are buying rather than deciding on the plans on paper. if you are interested int he same project plan you do the following.
1. have discussions with the builder to understand the project features, payment terms and delivery.
2. Before booking, get the copy of agreement and payment terms. This is where you will be trapped. Without booking, builder donot share the agreement terms and you will loose all negotiations on the agreement terms. HENCE DONOT PAY BOOKING ADVANCE WITHOUT AGREEMENT DRAFT. We had a same issue with Provident. i paid booking advance of 1L without looking at agreement terms. when agreement clauses are not acceptable to me, builder said if you donot sign, you will lose booking amount. this is the first step of getting into trap.
3. if you are going for a loan, understand loan terms, booking money and premium. Open FD account and keep this 20% aside. then open RD account and start paying to RD account as if you are paying to Home loan.
4. 90% of time there will be a delay of atleast one year. once project is ready, look for the sellers who will be selling at lesser price than builder is offering. you can see the quality of construction, location, etc. if you like it you may close the deal. else your money is with you. you are not obliged to buy. in the other case, you will be going through torture of builder demanding money every month, you need to go through various discussion wasting lot of time, rising concerns on the quality which builder will be least bothered, signing clauses which you donot like to sign, but forced to sign as your money is at stake.
5. It is not particular to one project. above is the lesson i learnt by doing business with Puravankara/Provident.

You have 2 FB groups Provident Sunworth Purchasers and Provident Sunworth Flat Owners. Once you get into the FB group, leave your message to add you on to whatsapp group with your name and flat number… Whatsapp admin will add you then… There are about 700+ members in FB groups and 200+ in whatsapp.
Hi I am the owner of 6F902 3bhk flat. Yesterday I had been to site. Work is in progress. Provident staff assures it only by big tv channel for some reason no other Chanel or media has reported. Even they have not gone to court also. But handing over is ok. But payment needs to be done at the time of registration preferable. At least we can avoid interest on that amount

Even I have booked an apartment in Phase II – 5M. What is disturbing is the timing of these issues – seems like they wanted the apartments to be up and then create issues to grab money. Did anyone hear from DC’s office?
Mr Anil, I read your post. So you are in Phase II, 5M. Im also in phase II 5D. pl see my post. Im trying to rake up about the writ petition and the Govt order against which it is challenging. Have you ever talked to them about refund of what you have paid? If you ask, they will say it is CANCELLATION and therefore there will be a cut of 15% of what you have paid.
when they cannot/do not clarify the position/substantiate their legal rights in the property, how can they make us pay such a big penalty, for no mistake of ours?
Have you contacted others in Phase II?
If you need ypur money back, you may seek the help of consumer court. As far as i know, provident should return the money with interest as they breached the agreement on delivery date. You may seek opinions and available options to get your money back through http://www.kanoon.com. You get advices from several lawyers. By the way, i am neither a lawyer or part of website. I got good advices from kannon.com

We acknowledge your mail to Mr Ashish and the concern raised therein. We wish to expressly state the news as incorrect and misleading. The Company is lawful owner of the property, having a crystal clear and marketable title for the same. The Company has obtained all necessary sanctions and approvals from the concerned authorities, as per law. The title to the property has been confirmed by a reputed Law firm, who have reconfirmed the title report given earlier in the wake of the aforementioned media report. The home loan providing banks have also confirmed the title after thorough verifications through various reputed law firms.
The media report alleges that the lands upon which the project is being developed belongs to the Government in view of the fact that our predecessors in title have not obtained proper re-grant, which is factually incorrect and we have all the necessary documents to substantiate that their title is clear and marketable. It is important to note that no Government department or agency has questioned our title. While the Company wishes to reiterate the clean title of the property and its adherence to all statutory processes, the company shall take necessary recourse available under law to address the unsubstantiated reports.
We understand your anxiety in this regard, we assure you that there is no cause for any concern. Puravankara/Provident believes in the highest levels of transparency and governance, with integrity being one of our core values. We reiterate that protecting our customers’ interests is our responsibility.

With so many projects and builders in the market, we choose to invest in Puravankara projects, as you are known for the brand you have created over the years to deliver timely good projects. We instilled faith in you and invested our hard earned money in Provident Sunworth.
As you are aware, since past few days, there has been trailing news on BTV on the illegality of land procurement for Sunworth. This comes as a shock and surprise to investors like me, to know that Puravankara could do fraud to this extent. But we still believe that there is more to what the eyes can see, as we have instilled our faith in you.
However, we would still like to know the true facts on this issue. Please clarify, as lot of investors like me are having sleepless nights over past few days.

I have booked 2 Adjacent 2 BHK apartments 7C 607 and 7C 608 in Provident sunworth.
I was a bit worried seeing the news channel giving out all sort of details.
Seeing this reply from MD it is bit revealing, but the issue is still not closed.
My main worry is provident is delaying the registration process due to some pending government approvals.
They are asking us to take possession by paying full amount.
Now seeing the latest development I am not sure it it is wise to take possession without registration.
Are these pending government approvals is the blocked due to current issue which is highlighted by the BTV channel.
If anyone of you have given consent for possession without registration or taken possession already please reply back with your feedback regarding the same.
Also if there is an Google email group or Whatsup group created for Provident Sunworth owners then please share it with me, so that We can get regular updates about the same.

When I contacted Purvankara last week they said registration and possession will happen by 10th July 2016 and the final amount to be paid at the time of hand over. I gave them my email address and was told I will hear from senior management. Haven’t received any 3email so far
I am also an owner of 7C block -3 Bhk, still waiting for the builder to revert on registration and handover, not got any reply on that, want to be in a platform where other owners are

I too got a similar reply from them. But when I tried to rake up the writ petition, they are silent. If there is no Govt order, why they have filed a writ in high court?
Try to get a copy of the writ petition. Then only we will have a clear picture.
I am the owner of Provident Sunworth flat.
I just now visited Provident Housing office in Ulsoor road. GM Mr.Ajai Sai and Senior manager Mr.Deepak spoke to nearly 10 customer who had come there like me for enquiry on recent developments following the news report in a local TV Channel. They gave us assurance that their documents are correct and they have approached court to give stay against broadcasting this on Btv Channel. Going by their statements, it is not all that murky as claimed by the channel.
They also said that handing over of flats ( Giving Possession ) will go on as scheduled. After obtaining stay from the court, they would issue a rejoinder through press release.
