Perfect location, away from the traffic of Sarjapur road. Easy faster commute to 3 IT hubs – Whitefield, ORR or electronics city, through arterial roads.
Major amenities are already functional. Rooms are more significant than other prime builders. Asking the price for an apartment is worth the money than others under construction / ready to move in nearby.
Quality needs an improvement in terms of finishing before handover. Petty issues do exist but are being worked out by the builder.
The property is located on sarjapur main road the prime location which connects to IT Hubs.

I didnt get anyone’s help but my own analysis didnt result in anything unusual in project – so I have booked apartment now. Waiting for final agreement. All legal documents were clean.
There is lot of work pending in Towers: A to H and clubhouse – but I am not much concerned about that. I have booked in J Tower which is more or less occupied. Commercial building is coming up in front but I consider that as advantage than disadvantage. Interiors are basic but you can upgrade them easily at nominal cost on your own and still, you may save a lot considering its location, builder reputation, planned amenities and the price they are offering.

I think the rate has not appreciated for this project. The rate was Rs 4700 (May be around 4750) in 2014 beginning and now if they are quoting 4899 its just a mere 200 appreciation in almost one and half year. Also 4700 was the base price without any PLC.

Would like to share the recent update on there so called flagship project “Watermark”
The deadline given for handover by SJR PC MD in the customer onsite meeting was Dec 2013 and May 2014 as when the project would be habitable.
They moved the habitable date to July, then to Sep and now they are keeping silent whenever the customer ask for the commitment they simple reply with “Will get back to you on this”.
Till date for whatever commitments the SJR PC have given they don’t stand on that.
Customers are fed up sending the reminders and follow-ups, they just don’t care off. And now there is no other option left other than going through the legal route.
When booking an apartment I thought they are A grade builder and deliver the apartment as per commitment seeing some professionalism but now to me they are not more than B grade builders, you need to fight for everything at every stage.
Its adding the pain on financially and mentally (paying 20K+ rent and then EMI’s)
We were looking to buy 3 bhk 3 bath at watermark premium apt. which is quoted at 1.25 cr.. we know that price is higher but someone said that the quality of construction is poor .. anyone who is living in sjr properties can pls help clarify .. we don’t want to deal with leaks etc or other problems

I just visited the site yesterday.. I am interested in 2 BHK 1242 Sqft plan. The sales person told me the
base price as 4302/sqft. If i am not wrong when this property launched the base price at Pre-Launch time was 4200. So after 6 months the per sqft price has increased by only 100 Rs. This is very surprising factor for me because SJR is brand builder, location is great and plans are good.
If we really see in same area other brand builder or sub brand builders are increasing price like anything..So what can be reason for that?Is there any possibility to negotiate in initial 20 %?
Please guide me in this.. I am little confused and as few 2 BHKs are left your valuable inputs will help me to make my decision

Generally SJR primecorp does not do any pre-lunch and the inaugural lunch price was Rs4100 although the price was increased to Rs4200 with in days . The price is based on demand and supply and this one is a bigger project of SJR . Now at 4302 base price you may not be able to get the unit and block of your liking as well as most probably you will get all the upper floors units which means you have to pay the floor rise cost . As per negotiating the initial amount of 20% you can go ahead and negotiate it and see what happens if they don’t then nothing you are loosing.

Primecorp does a lot of prelaunches, at least in last few years – I’ve been to them.
And before I go on, let me say Palazza is a real good investment at 4100 or even today at 4302.
But you are right that the preferred apartments would hardly be available – 2 BHKs. Decent 3 BHKs buyer can still get.
To anybody who is disheartened or surprised that rate has not significantly risen – try tracking any SJR / Primecorp property rates (except 1 or 2 exceptions) and you will find that one fine day most of the units are sold and appreciation takes off from there. In fact, SJR / Primecorp properties give best returns for A / A- category builders.
PS- I do not have a flat in Palazza.

I booked a 2 bhk in the 5th floor and i found the following plus points along with the small issues which may not be there by the time the property is ready.
Plus points
1. 4302/- per sqft is quite affordable if you compare it with the other builders around that area.
2. they offered good discounts on the sq ft rate also.
3. as per my discussion the club house will be for the residents only.
4. the property is easily 500-600 meter inside from the main road. so no road noise gonna come.
5. till the wipro office the road was easily 6 lane, and its going to get expanded till this point also considering other projects like dsr, saket are coming up around that vicnity.
6. just 4.5 kms from the ORR which is quite fine.
concerns
1. had to go till the railway cross to take a u turn. but once the property comes up they have to get some alternative for that.
2. small marble shops around that area which will be taken out once the other builders start building there.

I have booked a flat in Palazza city. The statement which you have made “as per my discussion the club house will be for the residents only” is apparently incorrect.
I happened to see their draft agreement which states the following.
10.1) The Purchaser/s are aware that as per the scheme of development, there would be a Club
House with all facilities and amenities to be developed by Vendor/Builder in the Schedule `A’
Property, which will be for the benefit of the Purchasers/occupants of the development in
Schedule `A’ Property and also for the developments in the adjoining properties if developed by
the Vendors/Builder and it is an independent entity and not forming part of Schedule `A’
Property and Purchaser/s shall be required to pay the prescribed amount towards the club facility
for membership therein and utilize the facilities available in the Club according to the terms and
conditions and payment of the amounts prescribed by Vendors/Builder or by Club House
Management Committee appointed by Vendors/Builder to run and manage the Club, and the
Club House Management Committee will have one representative from the ‘PALAZZA CITY
by SJR PRIME CORP’ owners Association as Committee Member. Any tax liability arising out
of this shall be borne by the Purchaser/s.
Also understand that the land behind Palazza city has been purchased by the SJR group. They plan to build a huge apt complex there and if the club house is shared then we will have a big strain on the clubhouse facilities. It would be good to know what others think of this.

After seeing SJR Brooklyn, Spencer & Verity i would say a big no to plazzacity at this rate. i don’t think they deserve anything more than 3600-3700. Will prefer DSR or Gopalan over SJR.

I visited the site today. Location is good, price wise also reasonable – 4300 psft, other projects in same locality – 4500-5200. The only problem is i am interested in 2/2.5 BHK which are nearly sold out. Only ground and 19th (top) floor is avaialble which is not worth. I think they did a big mistake by offering only 80 units of 2BHK and same number of 2.5 as demand of these units are more. 3 BHKs all options are available as they are around 70%.
I just want to ask the audience at large here some questions.
1. why is there a frenzy to go book a flat knowing that there are no plans officially approved, and pay huge sum of money to only wait for delays etc.
2. Is all this flat booking frenzy we are seeing a speculative investment hoping that by completion you can make a 25-40% profit at the time of delivery.
3. The current landed cost including all the bells and whistles (club, pool, parking, disco hall….. list goes on on ) is almost 1.25-1.33 times the cost per sft committed to.
4. My opinion is there is an abundance or overbuild of flats and this exceeds the needs as well as the paying capacity of the work force.
5. The IT sector may be a big fuel to all this and this exponential growth is not going to last for ever. There will be a correction and when it hits it will hurt deep and hard.
6. The real estate in India is immune to this as we Indians think and we are trying to dig our own grave by feedingthis buying frenzy.
7. Dont forget the Real Estate Collapse in the US when people were committing huge EMI on the assumption that appreciation will offset the EMI commitent- they were wrong big time.
8. Finally in my honest opinion – IT salaries can not continue to grow at thae rate it is. In the US in the last 10 years the entry level engineer salary has grown barely 10-12%, and annual raises are average 2-3%, where as in India the same has been 40-50%, and 5-8% respectively. Already the jiobs are coming back to US with the rate differential getting bridged closer.
This is just my opinion, and this current Frenzy of real Estate explosion should be a Warning and an Eye opener, and I am open to any comments.
Agreeing with the fact that IT may not grow up with offshore opportunities form foreign clients. Now there are more domestic projects companies are getting from India such as TCS bags 1500 cr project from postal service railways LIC etc etc..
There may be a correction in prices of apartments. But no one can assure. Bangalore govt is improving infrastructure in city such as metro rail and water connectivity etc. And those who are in it today may not be there for ever. some may be entrepreneurs of tomorrow. Who knows Bangalore may not be like Mumbai of tomorrow.
1: Booking in early stage just locks price of a future apartment at present price…i just took possession of an grade A builder’s 1380 sqft 2bhk@52 lakhs all inclusive…this i had booked in 2010. will you get a sobha/prestige 2bhk in 52L today ?
It also help in managing the finances…at the time of booking i just had ~10L…at this point i just have a loan of 18L.
2: Everyone knows final price of apartment from day1…i have always seen almost all the cost in builders price list…i don’t know why you are saying final price is 1.25 – 1.33 times…yes it will be but customer knows it from day 1.
3: People are pretty smart these days…in my circle..as i know everyone took max 60% loan…40-50% money they already had…some people even finished everything in 4-5 years…so people have money….there may be few who takes 90% of loan…but i don’t know anyone…
4: Husband Wife both working are bringing in 20L(avg) home…..Onsite saving of an infosys employee is easily 1.3L pm (2300-2400$$)

Regarding your comment- Regarding booking at early stage and locking in gains at completion- Yes you make a profit but dont forget that the money you locked in and had been paying dearly for 3 years also earns substantial returns if invested in some reasonably well protected investments earning 12-15% returns.
Secondly my landed cost figure being 1.25-1.33 comes from this assumption. SJR quotes say 4300/sft. A 1763 sft bas price is 1763*4300 = 75.8 Lakhs. When you have added VAT, Taxes, club house, disco hall, swimming pool and the bells it is close 93-94 Lakhs, which is over 20% more tan the cost /sft every one is running around with. When you compare the price of the readily available Flat these bells are already in theprice you are paying and no wonderthe cost / sft is much higher than 4300. Therefore we need a true monetary cost comparison. This is just my opinion and my way of comparison based on my knowledge of Finance 101.
Finally, you are saying Infosys employee on an average saves $2300/month net cash savings. This after paying a rent of 25000 or so/month, owning and operating a car, eating wining and dining at pricey life style, and then paying taxes and PF etc. At this savings point the same person should be making easily 2.5 times his savings which translates to close to $5750/month or $69000/year. The big chunk of the salary component in India is the benefits / LTC/medical/HRA etc, and some how this savings of $2300/mo just doesnt add up. At this salary level you are a Sr. Manager or a Director level person and not a Sr level Engr. If this kind of salaries are paid in an off shore contracting environment pretty soon you are not too far from parity with US – which is a bad news coming form the Indian S/ware industry.

I strongly agree with all your points. Most of the people who were thinking of all your points are stupid are now realizing that the markets do not forever go up and prices can get corrected. In the last few months I have seen lots of projects bringing down the prices of their projects and even SJR has brought down their prices of projects like Parkway homes & Hamilton homes.

I visited the SJR model house this weekend. The work is not started and is it really worth paying 80-90 for a 3BHK in prelauch phase? An estimated costprice with accured interest, even though with slab wise payment will cross 1crore,10L. So will there be any buyers after three years who would really want to buy and stay there. With such huge price except the NRI’s could buy assuming the Price may go even more.. Just a thought..
That, Ashok, is a classic debate – Buy RTM or Under construction / pre launch flats at market prices.
Ultimately buyer has to calculate all payment over the ‘before I start living’ period, cost of taking loan, cost of paying rent, the risk associated such as delays / plan change etc and then bring in other alternatives – (a) builder of lesser or more repute; (b) stage of construction, including RTM projects; (c) Alternate investment and so on so forth.
My 2 pennies- This is a decent looking project for self use as well as investment, AND it is ok if you not put in money now or put it after a while.

2) One of the biggest apartment projects on Sarjapur main road.
3 ) Entry price is very competitive.
Cons
1 ) SJR Primecorp has not delivered a project. All current projects are in progress
2 ) If Club house is open to public, it could become crowded. All owners should put pressure on builder to keep this 40,000 sft club house explicitly to 1000 families of palaza city.
SJR is charging the clubhouse 2.5 lacs per flat even after that residents have to subscribe the clubhouse on monthly basis to avail the facilities and it may be open to outsiders. this makes me think again, (club house will be not be owned by residents)
If above is the case, i will take step back at time of agreement.

We are being charged 2.5 lakhs for the car park :(.

I asked one of marketing guy about why they are charging the car park. He said every1 charges. If they dont, they raise the price per sqft. So, the government rule doesn’t work at all in India. You remember this year budget on 28 Feb – from 2013 all restaurants are allowed to collect service tax. Until now, only those restaurants who were serving alcohol were supposed to collect service tax. However, all restaurants used to collect service tax, thus flaunting govt rule. I believe they must be bribing govt officials. Anyway, Although the price might look attractive, there is a catch on total pricing. Point 1- Club house charge is 2.5L. Non one charge such a hefty amount whatever they promises. It varies from 1L to 1.5L across all builders in the region. Point 2- VAT and ST is 1.5L to 2L higher than what other Tier 1 builders charge. SJR Primecorp has designed the VAT and ST in their favour, though it might be legallly correct. So effectively, if you add all cost, fully loaded cost will come from 5300 sqft to 5800 sqft plus funding cost at 10 percent for next 4 years plus your own rent cost. Compare this with ready to occupy flats, and you might be happy to buy ready to move in. In Plaazza city, the price is designed to look attractive but in reality, it is not. Now you guys decide what you want to do. I am not IN for this herd buying mentality at this overheated price.

That’s a pretty neat assessment, but if you carry out a similar computation for the fully loaded price of other (comparable) builders, you would be staring at similar rates. VAT and ST are charged at actuals, so I am not sure if the builder has the provision of charging extra. However I do agree that the club house charges are atrocious – maybe we can take this up with the builder?
I did compare the prevailing rates in the area – even smaller builders like DSR Infra are charging 4590 per sq.ft. with floor rise charges of Rs.25 per floor for one of their projects less than half a km from Palazza City. This as per me is quite high for a 3 acre project even though they are nearing completion. The key point is that I did not need to break through the psychological 8 figure barrier for a 1773 sq.ft. apartment here in a 10+ acre project (show me another one in the locality) that also provides me with a departmental store, a cafe, an ATM and other retail conveniences so that I don’t need to burn fuel for my caffeine urges on weekends or every time I realize I forgot something from my weekend groceries list. This really clinched the deal for me and I believe it would pay back our investments well unless the builder screws up big time (which I doubt as this can be a showcase project for them).
LOL…just because builder is providing coffee shop and departmental store within the building doesn’t mean you pay extra 15L. Does it promise that store would provide good deals similar to total mall/big bazaar. I would buy a good coffee machine and save 5L 🙂
FYI. Divyasree elan tried to open one departmental store within complex and it was a big flop…people were using that store just for basic grocery b/c quality and price were not great.

Which is the closest apt(major builder) the first next to palazza city
[1] On main road advantage is ‘on main road’ & disadvantage is what you stated – more noise & dust closer you are to the gate. Fortunately, the blocks start some distance from the road and I booked not in the first block (which I would have anyway had I got 3.5BHK 2 T config).
[2] Railway track is fairly far away and hardly an issue – I know because I cross that track almost twice a day.
OK guys, I booked my 3B3T, although cud not get 3.5B2T apt I wanted in blocks A-D. I’ll give you my reasons:
[1] Love the locality-my kids’ schools, my office, my social ecosystem all are just around.
[2] Loved the floor plan-had so many 3 BHK options. Do not love the complex plan but I got the block I wanted.
[3] Brilliant location-connectivity to schools/malls/ORR/EC/Whitefield/Kormangla.
[4] Have visited almost all projects in & off Srjpr Rd-I find Palazza good value for money where I could choose the flat I want.
[5] Ppl may hv their views BUT 20 floor complex wud be a landmark.
——- All is not green & Keeping my fingers crossed. Reasons:
[1] Water gonna be a problem. [2] Gotta have some doubts over delivery schedule.

SJR has delivered many projects in Bangalore, SJR ParkVista is more than 5 yr old project and decently big. If you are specific to ‘PrimeCorp’, their under progress projects such as Watermark / Pavilion / Fiesta are pretty much halfway or more for you to be able to make a judgement.
BTW, I booked at standard going rates and did not really get my first choice configuration in the blocks I wanted.
I was talking about the primecorp I guess as I thought SJC primecorp as one company. I stay next to primecorp’s pavilion project and initially they were very slow but I see for last 6 month or so the every day they are doing work.
Anyway I also bookd one flat in Palazza through “prop tiger” on 8th floor.
I think, they have delivered “Watermark” in Sarjapur .. not sure if they did it in time or delayed the project..
Location and price looks good though , not sure about anything else !!!!

All inclusive, including CarPark, Club Fee, 1st Year Maintenance, Reg., all taxes etc. etc. Works out to Rs.70,09,066/-

My opinion basis projects I have seen delivered / udner construction in last 3 years @ Bangalore= Brigade > PrimeCorp > SJR > Sriram … Rohan hardly builds in Bangalore, so does not merit consideration.
One big plus with (SJR) Primecorp SJR= They pre launch & launch at the most competetive rates. Another big plus: for SJR= dedicated customer service website & for Primecorp= very good designs / plans.
One big drawback= SJR’s (not Primecorp’s) is that their pre launch plan almost surely has noticeable changes from the approved ones.
This is fake…. for 5th floor they are telling 4203 negotiable.. and you are saying you booked for 4202…you should be kidding..

Yes, they send me floor plan/pricing in mail. when i visited the site yesterday, they were having as hard copy (normal printout). I was searching the property for last 1 and 1/2 half month in that locality. floor plan is ok for me, but I liked floor plan of prestige fern city and SJR fiesta (electronic city ph2). Anyway, there are always more than 1 parameters to see, so i decided this one. Dont know whether right or wrong?

My independent opinion of the project, on the face of it:
PROS= [1] Location is good; [2] Plans available on internet & open area are good; [3] Pricing is ok, not high if you compare what people around that area are quoting.
CONS= [1] Water scarcity; [2] Doubts over ability to build 19 floors; [3] Primecorp is defintiely not a Prestige / Nitesh / Sobha.
Just check some of their projects for example:
Vogue residences : you can find lot of comments on this website how they have cheated ppl by not keeping their promises by constructing another tower infront of independent tower which blocked the entire view.
Parkway (hosa road) : My friend went and asked for OC/Khata etc certificate detail of project they treated him so badly that he dropped the plan.Later we came to know that some litigation they have with that project.

This seems like another fraud in making, primecorp is launching project after project without delivering anything, and people blinded by the zeal to make a killing are following without putting in much required “common sense”.
Primecorp as on today has more then 10 projects which are either in launch or pre-launch.
They have not delivered anything so far, except promises. What seems to me is that they are just diverting the money received from the pre-launch of one project to get into the agreement for another project.
I am not sure that they are capable of delivering such a huge portfolio with limited resources they will end up eventually (I agree that they will have huge landbank, but do they have enough workforce and deep pockets, to eventually deliver on what they are promising). To tide over this situation builders generally delay the projects / arm-twists the customers for release of money / cut upon the quality / does not fulfill their promises.
And this is true with any body who gets overly aggresive, add to this the unfavorable macro-economic factors, HCL/Infosys are continuously delaying the joining dates for campus hires.
There is lot of insecurity in IT and salaries are on hold. All in all not a good time to buy in a overheated market. Give back the builders what they deserve.
Palazza city seems to be in the ideal location. Electronics city & Whitefield is with 13 kms range. Also new infosys 300 acres in Sarjapur also ~13 kms . Ofcourse, most offices within 6 kms range in ORR. When Purva Skywood is 5250, why not SJR Palazza city. Both are equidistant from Silkboard junction, when the former is deep inside harlur road. Both are 9.1 kms from Silk board junction. Also 3 good schools with 4 kms (GEAR, Chaitanya & New horizon Gurukul). Can I call these good schools?. May be it is my opinion. When PRR comes, Sarjapur road can easily access entire city of bangalore with ease.
Seems like marketing post. Not really. I have booken one. Above is my thoughts 🙂
