Hi Komal, I am yet to verify that. I will be getting a legal report in a week. Mainly my concern is whether there is any issue in buying a flat from land owner share. Builder side everything seems to be fine as per the discussions I had earlier with some owners and their sales team.

Hi Ashok, I purchased a 3BHK in Mirabilis from Land owner share & my lawyer cleared the project with no ongoing legal issues. I bought it at a price of Rs. 4875 per sqft. No more 3BHK units available with them, although they have some units still left for 2 BHK.

Last time when we checked, they promised possession starting from June 2019.

Possession is expected to begin blockwise from next month. A and E block are expected to get possession next month, and further blocks to follow, deadline being October for all blocks. Here, by possession I mean that the flat is available to start the interiors.
Movable condition, when we can start moving in the apartment, should be by this year end.

Hi Jayanthi, yes I purchased a 3BHK in Mirabilis from Land owner share & my lawyer cleared the project with no legal issues. There was a legal issue earlier which has been cleared in the courts, as per my lawyer.
About the availability, I think there is only one resale unit of 3BHK which might be on a higher pricing ~ 5100+ per sqft. Rest I don’t see any available 3 BHK units currently with Land owner / builder.
Hello, Interested buyers, BE ALERTED for LandOwner (DRA) Share Units
I would advise based on my own experience, DO NOT GO WITH LANDOWNER (DRA) SHARE if you want to buy a unit in Kolte Patil Mirabilis, there is some dispute going on between builder and landowner due to which all owners from landowner share have stopped registration. Landowner (DRA) is not including the builder as part of the sale deed and giving all illogical answers ideally it should be a tri-party agreement that they are not ready to proceed with. DRA is adamant saying they will only go for bi party agreement. Which is fishy, don’t get trapped go with the builder to buy a unit. This is already gone in RERA for getting justice, stay tuned for more updates.
Still, I would say go ahead with Builder share and its nice property in this area and going to be a nice place for everyone.

I am planning to book an apartment in KP Mirabilis, I just noticed that the whole land area is categorized as Karab A (http://landrecords.karnataka.gov.in/rtconline/). There was a land conversion made in 2008 but in 2014 it is reverted back to Karab A by court. When I checked the docs in RERA, it is still having the 2008 conversion documents and not the new one. Have anyone checked this before? I really liked the project and amenities and don’t want to miss it, so thinking of second opinion.
Did you investigate further? Is this project on A Kharab land? Also, what is the difference between A Kharab and B Kharab? Can you share your contact details?
Sorry Sree. I don’t have much idea on this. My advocate told there is a risk. That’s why posted here to check with other buyers. Also till 2014, kharab land was too less, but then after 2014, the whole area is termed as kharab A and is written as as per court order.

We are thinking of investing in Kolte Patil Mirabilis, bangalore. We liked the layout and decent design. But lately we read so many reviews on mouthshut.com all telling us the quality and delivery of kolte patil projects were horrible and not to go for the developers.
Would appreciate any advice from those that own a property with kolte patil..

I would say it is one of the best property in the North Bangalore looking its location, plan and project layout. Though it is bit delayed but still it best property for investment as well as for residential purpose.
Pls stop using the word investment and fooling yourself and others. Home isnt an investment anymore.
Buy if you want to live in your own home buy from builder of repute, there are lot of cheats out there. buy only finished property dont go for prelaunch or under constuction. we are a nation of crooks
the delivery on the promise is a big issue. Also the location price is too inflated. If you visit the places in the surrounding area, within two km radius. the price is pretty high compared to the other non brand offerings.
Would recommend people to invest with some other projects and reputed builders.
There isn’t any value for money here . Without any saying what’s promised and what is being delivered has loads of difference . Beginning from quality of biggest to the smallest things is questionable.The management attitude towards its customers too is indifferent.

Any idea about the construction quality. The price of Mirabils seems to be similar to what all other A class builders charging these days. I visited Kolte Patil Raaga, not at all up to the mark. So really worried about the quality outcome. The model flat also does not look in good condition. No description available on the brochure about quality/brands of fittings to be used. Club house also looks very basic, no badminton court, lawn tennis courts etc. Progress is also slow. Is it wise to invest in this project?

As it stands today other than e & f block all other are upto 6th floor level. This progress in only 2 months.
Their eng at site says lots of management pressure on them now to hurry up since rear will be in force from 1st of May.
All builders are now worried about rera and are seeping up ongoing projects.

Can somebody who has bought an apartment confirm what’s the best rate obtained by him/her? Currently they are quoting 4990?- per sq. feet which I feel is way higher than market rates… I am interested in purchasing an apartment here, but definitely if the deal is worthwhile… would not be quite interested in shelling out a huge sum unnecessarily…
I have heard that the developer is actually coating close to Rs 5200 psft and then closing at 4900 non-negotiable. I would strongly suggest that you buy from the land owner who is apparently still quoting 4750 non negotiable. This savings of rupees 150 coupled with the savings of rupees 170 on account of vat differences will give you a cumulative series of a piece 320. The last time the developer raised his prices the land owner was apparently forced to do the same as they seem to have some contract between them. Given this I’m not so sure if the land owner is still quoting 4750.

I think its a very good buy – irrespective of the project – if you are an investor looking for a rental yield. Yield on 1BHK’s will be invariably higher. However, do let me know if they are selling. Around the time I booked my apt with them – I had pursuaded by brother working abroad to buy a 1BHK for investment. However, when I approached both Koltepatil & owner – both said they don’t have any 1bhk’s available. This is sometime in the month of July/Aug. Please let me know if they are offering you any units.

So who told you and why do you say landowner cannot sell?. Technically, the land belong to the landowner – so he is selling right that he has already. While developer is selling the rights he will get when he delivers his obligation to landowner under the jd. So developer is selling right that he does NOT have yet. This is my 2 cents.

Yes progress is slow and that is a BIG CONCERN! However, a few of my friends from the Industry tell me that I should NOT worry about the delay as with the new RERA 2016 act Developer / Land Owner will have to pay me not only the entire bank’s pre-emi but also additional penalty. The piddly amounts they are putting in their agreement will be overridden by the new law. I did some reading on RERA and understand that the penalty on Developer for delay is huge. Also that they cannot delay for more than one year. This seems very fair. I hope with this new act – Kolte Patil will really speed up the project.
My delivery date from DRA is August 2018 (I hear builder is giving April 2018).

I was also going through the same apprehensions 2 months back.
To clarify all my doubts, I visited the office of dra in Cunningham road where I met Mr.Pankaj Kalra (Sales Manager).
He showed me a mail which was sent by CEO of Kolte Patil to son of land Owner-clarifying that all apartments whether landowner or KP’S will be delivered together and as per specs mentioned in the JDA and with no compromise in quality.
Hence in regards to VAT,KP is charging 14.5% as opposed to dra charging 4%,which is much higher, though certainly not in favour to pay higher amount for the same quality.
After evaluating all the aspects, I booked a 3 bhk apartment with dra.

I also enquired about this as well, Stamp duty and the registration charges are also the same across-as it is a statutory charge.In both cases it will be paid on the UDS value or guideline value which is higher and the cost of construction (over which VAT and Service tax is paid) will not be able subject to stamp duty and registration.

I am interested in Mirabilis project. I have some doubts about it’s project status. It has been almost an year since the construction started, but it does not seem that there is lot of progress. Does anybody have any information on the expected completion time, I was informed it will be done by Dec 2017.
Also, I have heard there is usually a very bad traffic jam due to the railway crossing, does anybody have information on Horamavu Railway Underpass?

Yes the project is little slow progressing, however the basement work always takes most of the time. the Project is scheduled to be completed by 2018 mid to be practical, due to its specification. Documented delivery is different for different towers though.
Regarding your query on the underpass, its approved and to be started. The payout of the amount has happened to the railways and the department will initiate the work sooner. Maybe we all see it coming in the next 6 month. Hope i am able to clarify the doubts.

1) open http://www.bdabangalore.org/ click the link “Drushti” to find the survey number of any property. For this property we get the following information:
survey number 71, KR Puram Hobli, Horamavu Agara Village (is this Mirabilis?)
2) open http://www.bhoomi.karnataka.gov.in click on the link “view RTC”; select Bangalore Urban -> Bangalore East -> KR Puram 2 -> Horamavu Agara -> type survey number 71 and then select RTC. In the RTC it is mentioned in kannada that 7acres 39guntas is all A Kharab

Just checked the RTC from the bhoomi link shared by you. Shows the entire 7A39G as Patta Land – there is absolute not Kharab. Please can you share the rtc showing A Kharab.
I was a bit surprised reading your post as my lawyer had given me clear title opinion. When I pointed this post out to him – he only said “Rubbish”. However, to make double sure – I’m writing to you – so that if you REALLY do have an RTC showing A Kharab – I’d anyway like to bring it to my lawyers notice. I checked the same again today to see if there is any mutation, on the left, top corner of the RTC document, you can clearly see written in kannada:
Ottu Vistarne (meaning total area) 7.39.00.00
Phot Kharab A (meaning kharab A) 7.39.00.00
ie Total Land area is 7acres39 guntas, out of which 7acres39guntas is Kharab A.
Your lawyer is right, the title is clear. Remember lawyers state their opinion, you cannot hold them accountable in future. You may want to see the below documents to see what kind of construction can be done on a kharab land.

Even I also had the same concerns before,but personally I got all the project documents checked from my lawyer and took a decision to buy 3 bhk apartment.
He told me to go ahead with this project and their is no Kharab Land,it was just a small portion which has been legally verified.

I have been following real estate trends in Bangalore from as long back as 2005. The real estate market in Bangalore is one that looks inviting to builders as well as investors, and Mirabilis by Kolte Patil only serves to prove this point.
I have followed the progress of pre-launch and launch, and even construction activities undertaken by Kolte Patil since early 2013. I have observed that post December 2013, the builders have progressed full steam ahead to keep their promise of delivering the apartments by 2016. As an investor myself, I can assure you that the apartments have been booked by several people who seem confident that they will have possession by 2016. If it is of any comfort, you will be glad to know that the projected growth rate by the end of 2015 has been set at 4750 per sqft. By the end of 2016, it is estimated at 5500 per sqft.

Writing in October, 2018. Inquired for the unsold inventory and 2 or 3 BHK and their price is Rs 5020 and this is without any negotiation.

I recently booked a flat in Mirabilis at Rs 4650/- and I have done an indepth research before investing. There is no lake bed issues and according to all the documents, there are no problems with the property at all. I have spoken to some of the early investors of the project and they mentioned that the initial layout was also changed to abide by Fire department rules. For any builder, to go ahead and change their layouts based on objections from Government is actually a great sign. This means that the plan is in compliance with all the rules and regulations. I have also verified and it is BDA/BBMP sanctioned plan, so no need to worry about the other aspects.
I have actually been very critical of the project and that’s why I took time to research and invest in the property. There are people who have booked with an EOI of 4200 or 4400 and with the current price being close to 4650, it does seem within the indicative price fluctuations. I have reviewed a few floor plans too and they seem good, 90% vaastu compliant and flats have just one common wall with the adjacent flats.
I am thinking of going and checking on the site next week sometime, let me know if anyone else is also going and may be we can connect.

I have booked a flat at KP Mirabilis. I have checked the documents for lake bed issue. As per the available documents there are no issues w.r.t. this property.
Further, it took quite a long period for them to collect clearances and NOCs but in January 2015 they received all the clearances and now the project is progressing..It came out of pre-launch phase around that time.

There is one pre-launch project in Horamavu named DSR waterscape. Its ~ard 4.5 Kms frm ORR and presently builder is quoting 3750 per sq/ft..If anybody has visited the site please share the feedback..Is price/locality worthy?

No one has booked in this project. The project was prelaunched at Rs 3700/- per sqft and till date it is in prelaunch with No progress. Only the pre-launch price has changed. Their other project Kolte Patil Raaga is also in legal trouble and on harshasagar you can see many resale ad’s for the same.

I am looking to book a 3bhk for self use. Anyone here who can share their views on this apartment? I feel the approach road is a little congested due to the railway gate and also no metro connectivity. Is the price at 4600 overpriced?
Yes, it is over priced. As per trend in that area , the avg rate is 3600-3700 per sq ft. If you add premium 300 also , it should not exceed 4000 per sq ft for this 3 years waiting project !!!
I would say 4200/= is reasonable there at this stage of project from reputed builder in that area.
This project is highly over priced compare to the other project in near by locality.
and their other project in bangalore is in legal issue.
This project was launched long back still no progress.
