Yes I bought plot#21 @ Taapasi Rosebay (By KVR Homes) in Bagalur.
After searching several properties for the past year I decided to buy this plot which our entire family liked it. I definitely understand the agony & frustration for people who have gone through “Signature Tulips” project which is really unfortunate.
I got to know for KVR Homes, this was the first venture but they were just sleeping partners, unfortunately builder couldn’t deliver what was promised in that project which was their mistake as well, hence they started “Rosebay” but didn’t hesitate/feared to remove “KVR Homes” since they wanted to give something back to the community which they failed to do in their first venture due to unfortunate circumstances.
This project is being supervised by his own son Mr. Harsha (Director) & they themselves are the builders.
Note that this is BDA Approved & progress will happen under the guidance & instructions of BDA & these guys have to show progress based on which the set of plots are released for registration, why would anybody not show the progress & keep their plots unsold/unregisterd.
I’ve been interacting with Harsha right from day one & I personally felt good about the person & good about the project. I’ve already made 20L payment & waiting for good & auspicious date (Jan 2015) for registration which everyone believes in, though I booked in Nov 2014, I decided to for registration by Jan 2015 which they are willing to as well.

Coming from the same developers, albeit with a different company name, I will not be very optimistic about this layout.Weigh all possible options before committing.
I agree with Rahul. My colleagues are repenting their decision of buying plot in Signature Tulips. There is no constructions since 3 years. The layout is in a very bad shape… I myself wanted to buy a plot at Rosebay, but after knowing that the developers are same, i did not dare.

Seeing the fate of owners undergoing trauma with Signature Tullips..I will not suggest anyone to invest in this project. My friend invested in Signature Tullips and still he is fighting with the builder to complete project. And that too he invested after a thorough check with government lawyer and taking loan from LIC. You never know what kind of deals these sellers make to pool the land for such projects. After everything..some guy will pit a case and it halts the entire development of the project. Dont trust these sellers and fall trap. Its your hard earned money…

I booked a plot taapasvi rosebay. My observation.
1) Started some 6-7 months back and they made good progress. Underground cabling, drainage and sewage is done. Preperation for laying the roads is done.
2) BDA approved.
3) Quality of work done so far is good.
I am disappointed with the taapasvi rosebay development progress. I bought a plot 3 months back and there has been no much progress made since then. Looks like this is going in the same direction as Signature Tulips where the development is incomplete since 4 years now . :'(

Couple of things you need to factor in.
Some development anyone can do. Is there a reason to feel it is sustained development or just eye wash to get some gullible buyers.
The development which might have happened is perhaps a days worth of effort which has taken one month perhaps for them.
Don’t fall into honey traps.

Looking at the fate of the tulipites, you can imagine what will be our fate. I am worried now.
As we can see, they show some ‘dream’ site and make you feel you can own a heaven. But you never know you will be heading to a hell !
Very immature/inexperienced way of handling things. It is funny that these people give an impression, even if they delay, it will not be a loss to the buyer because the plot value is going up ! The don’t see the value of the rupee! They don’t see the guys spending heavily staying in rented accommodation! Can these builders arrange rented accommodation till the issue is resolved?
Ever since we have been in this deal, if has never been a smooth ride.. Started with allotting unreleased sites, then changing the already allotted site, payment confusions… And now the height of all… This builder gives all false promises, kept us dark about all legal issues. They’re head hardly been any progress for last couple of years…. Work is happening in instalments. We are seeking quality issues as well now… Looking at builder’s track record I don’t think it will be any different for Rosebay… Yes most layouts go through issues, but in case of Tulips, we see lack of attention, sincerity, willingness to resolve issues…
Please invest in this project at your own risk. The builder is highly irresponsible. I invested in their signature tulips and am in deep trouble. Locking up your funds for 3 years and seeing no development happen is very frustrating.

I was quite keen on Rosebay project but after going through the experience of tulips customers, I am seriously reconsidering my decision. From what I have understood from tulips customers, signature sold tulips showing the dreams project. Dreams itself took 3 years but it is small compared to tulips and rosebay.
Tulips has been stuck for 3 years apparently and its builders/landlords have colluded to deny the plot owners even 30-40% of the promised development.
After listening to them, looks like all the amenities promised in rosebay will take decades to complete.
Builders should understand that their job does not end at selling plots and making money. They have promised development and it is important they do it within an acceptable time frame. 3 years is a long time and from what I hear, it is going to take years to complete the unfinished job.
I am surprised how the builder expects to sell plots by doing such a shoddy job in his previous project.
What is the guarantee he will not move on to his next project as soon as he gets his money from plot sale. There is clearly a poor track record of the builder on display here.
Even in Signature Dreams, the builder has not built the clubhouse which is mentioned in the agreement also. Also, STP not done although he said that he will give the money for the clubhouse abd STP back to the association. However, Dreams took 2 years to develop and its 10 acre project with 169 plots. Apart from the above, the builder did a decent job.
Yes, the comments posted here are true. Purchased a site at signature tulips 3 yrs back thinking to build own house, but waiting has become a never ending process. There were assurance to complete development along with all sort of amenities, which builder didn’t do. Every time we meet them to discuss these they will say in another 3 or 6 months it will be done. After much follow ups they have done little, that too with poor quality. They are the same builders (signature tulips and tapasi rosebay) and probably they have invested tulips money here in another project. Even they r not responding to our calls now for follow ups. Think twice b4 investing in any of the projects of these builders.
I am yet another buyer in Signature Tulips. The developer for Signature Tulips and Taapasi Rosebay is same. Signature Tulips development is very poor and the builder is not completing the developments as agreed and not resolving legal issues. They are more interested in starting new projects than completing old ones. There is a higher possibility that the same attitude could continue in Rosebay too. New buyers please avoid business with this builder.
One thing I can say is, the builders ensure that no legal issues come out when they are selling it to you. Once the money is paid, that is when they start showing their true colors. Beware of them, this hasn’t left a very good taste in people who have invested in Signature Tulips.
I agree with the comments here. With the reputation on what this builder has done to Signature Tulips, it is a risk to invest in a new project by same builder with a new brand. They don’t respond to calls, didn’t put any effort to resolve the legal issues. You can’t trust these folks.
Srinivas, I Totally Disagree with you. Yes you have many projects done but all have passed into same issues. Signature Dreams took almost 3yrs to complete which is a very small layout of around 50 houses. Then just think of Signature Tuips which has 500 plots. Do you think you guys can complete on-time with quality work. I really don’t think so. BMRDA renewal is still pending. Electricity work still yet to complete & many more.
Srinivas, If you want to make money, do it in right way, not like this. What is that “Zero Validity Legal Issues”. If the legal issues is not valid, then why is the development stopped. You guys took almost 3 Months to complete a small tank work in the entrance. Just go & look KHB(Karnataka Housing Board). They completed the whole project within a year on 2013. Don’t you feel shame.
You can find excuses & answers telling all bullshit, that they are govt aided they finish fast.
Yes you didn’t hide all your previous projects, because you can’t hide since it is badly known to all now.
Customers are not unhappy they are in uncontrolled anger. They would tear you apart if you won’t finish the project on 2014.
Keep in mind, “Taapasi Rosebay” reputation is already going down.
For the future customers,
Make sure that the following clauses mentioned in the agreement to protect from these kind of cheaters …
1) if there is a delay in handover of the entire project, some fine or interest should be paid by the builder.
2) if any legal issues arises and put in court, the builder should be interest till the issue is resolved.
3) in case of any legal issues, the customer is entitled to get back his money from the builder.
4) in case of any legal issues, the customer has right to approach the police/law.

You guys think that these are the general problems which the builder (either big or small) faces and gets resolved over a period of time. You guys dont understand what these 3 years time meant for the customers.

Signature tulips is not the only project we did till now. But why the customers from our other projects are not commenting like this.
It has 500+ sites and customers approached atleast 300 lawyers, if issues are genuine, why noboby raised them.
The intention of the comments can be, customers wanted us to complete the project and move for other projects. But irrespective of their comments, we will complete the tulips.
Frankly on financial terms, we can finish the work in 2Cr, but any idea on how much developer should get from the same tulips project, from the unreleased 40% sites from BMRDA after completing the tulips project?

Mr.Reddy you can not dilute your responsibility as it is your fault that the family trees were not fully checked before you bought the land and now you have collected money from all buyers in signature tulips and only you are answerable to them not landlords. without resolving the issues of signature tulips you can not go on launching new projects – your credibility is at stake here.
so on behalf of all investors in signature tulip we request you to respond to our calls and outline a solution oriented approach to the pending legal issues. we are forced to put our negative comments about developers on real estate forums as our hard earned money is stuck in Signature tulips and it is like a dead investment right now.
Yes, people who commented above are totally right. Signature Tulips development is stuck since 3 years. No progress has been made. Developers are in capable of resolving the land issues. Please do not go for Rosebay unless you would want to gamble your money away.
I too am looking at investment option and considering this project . After seeing the comments , I visited Signature Tulips . I do not think by seeing the current state of the layout , we cannot consider the developer as a credible one . Apart from the location aspect nothing is good there . I am wondering how the owners are keeping quiet !!!

Thanks for providing an opportunity to explain what we are.
Our group has completed many projects over 30 years including Signature Dreams right opposite to tulips and made our customers happy. Yes signature tulips was delayed due to zero validity legal issues raised by old landlords with present land lords for their financial benefits. By misguiding court, they got temporary favor copy and making it an issue. Even though it is the duty of present land lords, in the interest of project we are working with present landlords. But we never backed out in solving the issues, will solve it and complete as promised, at the earliest.
We didn’t hide information about our past projects from customers. Even in our current websites, we have listed signature tulips as one of our project.
Customers are unhappy because of delay and wrote comments against us, We can understand their agony. But the system we are in is slow. It also cuts our profits very badly, to solve each issue. We are not charging any thing extra from customer. Also we have to get money for 40% of the sites, which we will get after completion of the project only, as per BMRDA rules.
So do you think there are no complaints or issues against the big names in real estate?

Think small layout Signature Dreams was completed to sell big layout Signature Tulips and dont see any other completed projects from this builder. They did not properly verify the family trees of landlords and not able to solve the current legal issues. So we can not trust this builder for the new projects because same thing can happen/repeat for new projects as well. Be careful.

My hard earned money is stuck and I am staying wiith my mom, dad, wife and kid in a rented apartment paying 15 k. I am paying a monthy EMI of 25k. Please tell me how am I supposed to live and what am I supposed to eat and feed my family???? I was promised the development will be done in a years time, i.e by 2012 Dec. Its a builders responsibility to fulfil this promise and not give lame excuses.
Only 1 solution I can think of now is the exchange of my tulips site with a Rosebay site, because as per the Rosebay site, the development will be completed soon. I sure hope it does, and then I can build a house there… So is the deal okay with you??? Please respond to the earliest…

Thinking from my brain suggests that you should all invest so portion of proceeds that developers get will be used to develop Tulips but it is time to think from heart. You can gauge the developer by the comment ” We are not charging extra from the customer”. Extra for what “waiting patiently for 3 years and paying EMI’s for undeveloped piece of land. It is like Damini movie…for last 3 years in name of development all we have got from developer are postponing dates (Tarik). So please think twice. It is your hard earned money

After 3 Yrs,what all you would expect in layout is just 30% of it. Road work still pending, no proper amenities & with Legal issues pending ….

The negative comments are true. You can visit Signature Tulips near behind Brigade Golden Triangle to verify the truth of the comments. Having said that, I cannot entirely blame the builder for the legal issues. He somehow missed doing a thorough check of the family tree for some of the survey numbers. You can negotiate hard on the price if you have made up your mind. And please do a through legal check of the land titles to avoid a painful situation later on

What Basic Instinct said is true. The developer for Signature Tulips and Taapasi Rosebay is same. They have just launched Taapasi under a different name KVR but the people are the same. Signature Tulips is having a lot of legal issues even after BMRDA approval.
