Prestige Tranquility
Prestige Tranquility is a new project coming up on Budigere Road, Bangalore – also known as the access road to the International Airport Bangalore, from NH4/Old Madras Road.
Spread across 38 acres of land, the project is set to house a total of 2330 apartments.
Currently Prestige is running a pre-launch campaign with a pricing of Rs.2628/- per sft, with car parking charges extra. Approvals are in progress and are expected by end of July. Official launch of the project is expected to be on 25th July, there is also a hint that the price will be revised upwards by Rs.100 per sft.
On July 25th Prestige officially launched the Prestige Tranquility project, Ads were placed in several leading news papers announcing the much awaited launch. As expected there was a revision in the price and the official launch price ir Rs.2728, exactly Rs.100/- more.
Scheduled completion of the project is June 2014 Dec 2014 with a grace period of 6 months.
There would be about a total of 17 towers with the tallest being G+27 floors.
With Prestige Shantiniketan on ITPL road becoming a landmark project by Prestige Estates, this project on a similar scale with attractive pricing will be well received.
Public Opinion – Is Prestige Tranquility a right investment?
- June 22 – With about 160 poll votes, we have a decent sample size to examine what most people think about this project, 47% think that Prestige Tranquility is a good investment, 23% don’t think so and 30% are not sure. 30% Not Sure – is a huge figure, the number one reason for this could be the location of the project
- July 24 – With over 270 votes now and a lot more people being aware of the project and as well as people actually visiting the project site the results are getting realistic with 46% – saying YES, 27 % NO and 28% NOT SURE on whether Prestige Tranquility is a right choice. Compared to the last time when we examined the results the percentage saying YES remains almost the same but there is a 4% increase in NO

Prestige Tranquility Locality Review
Budigere Road already has big projects such as Brigade Exotica (3km), Pruksa Silvana (0.5 km) and GR Sun Villas (0.5 km) being launched in the first half of 2011. However the stretch between KR Puram cable bridge and Budigere Road has very few large apartment/commercial projects. Pashmina Waterfront (8km) & Mahaveer Chalet (9 km) to name, and the stretch between Budigere Road junction (2 km) and the Prestige Tranquility project, is industrial and mostly barren, with the nearest shopping center easily 5 kms away. Baldwin International School would be the nearest school about 2 km away. Nearest Hospital would be in Whitefield/Marathahalli (12 – 15 kms) or KR Puram (10 km)
Hebron Mall is the biggest commercial project underway located right opposite to Mahaveer Chalet and about 9 km from Prestige Tranquility.
Beary’s Global Research Triangle (tech park) is located about 4.5 kms away. ITPL about 13 km.
The widening of NH4 to 6 lanes with 2 service lanes has reduced the travel time from KR Puram Cable bridge to Budigere Road to 15 minutes. Budigere Road also has easy access to Whitefield Road which is developing rapidly. As per the CDP (Comprehensive Development Plan) Budigere Road will be widened to 300 ft and is part of the ITRR (Individual Town Ring Road)
Large residential projects can trigger developments in the immediate neighborhood however this seems easily to be 3 to 5 years from now.
Prestige Tranquility Concerns / Issues raised by readers
- Lack of facilities (shopping, medical etc) in Budigere Road
- Industrial Animal Feed Factory right adjacent to the project, close to towers T17 & T1
- Agro Food Factory close to towers T16, T15, T14
- Other Industries close to T3, T4
- Situated in the midst of an Industrial Belt
Premium flats are not being included in the pre-launch- Payment schedule not linked to construction progress – however representatives from Citi Bank and Axis Bank at the project site confirm that before a disbursal a construction status/valuation report will be requested
It’s best to choose an apartment facing the clubhouse / landscaping area, outer facing apartments would only overlook industries. For outer facing apartments its better to choose one facing GR Sunvillas or Pruksa Silvana in towers T6, T7, T8 & T9

It’s a well known fact that approaching a builder as a group has its benefits, who knows you may get a good discount. Update: 12 Aug – With Prestige Developers the buyers group has not had any effect especially with Prestige being a large player in the market and the high demand seen for this project. However the Buyer’s Group does have some interesting discussions that you may want to check out.

Budigere is much greener than any other part of Bangalore. Lot of trees on both sides of the road. Much of the areas are farming land.

I just visited the site a couple of days ago, 2nd week of Oct. While I feel that this is a good location, the factories surrounding the project on the left side and right side are a major detractor. In fact there are two factories adjoining the project on the left side along the depth of the project.( we see only one in nand’s map: http://www.openstreetmap.org/?lat=13.06337&lon=77.74401&zoom=17&layers=M ). Also the big question about the dump yard we all debated about…Geetha did you find any details when you visited the locality?
Or Anyone’s got any clarifications? I’am worried about the water quality, but have no information on the same! Added to this the 18 PDCs. Appreciate any leads on these.

You can convert your flat Sarvageshwar, provided the sale agreement is not done. Just check the availability of the new flat and according pay the price for the same (whether lesser or more, depending on availability). There are no cancellation charges if you are swapping your flats with tranquility.

I have booked a flat in tower No.12. On 24h Aug I got a letter from Prestige asking to pay the balance 15% by 30th Aug along with 18 PDC cheques. Has anyone got the similar letter ? If so, what are your plans and suggetions ? Pls share.
I also got a similar letter from prestige, I am not sure why we need to give 18 PDC, no other builder ask for such things. I booked 3BHK in tower 16.

Take a look at the master plan. Other than towers T1 and T17 the apartments facing to the interiors in any of the remaining towers offer a good view, if you want Pool view then T13/T14/T15/T16 are the best towers. Link to Masterplan

Hi, Can anybody help me to decide if this property is safe in terms of its payment plan i.e. it is time bound property. I was being made to understand by the bank that if the builder delay or stop the construction for whatever reasons, it is bound to send notice to buyers about delay in paying the due installments too.. is this correct? would the bank pay even if the construction is delayed?

I agree it was launched around 2006- 2007 after that it has been 4 years.When they launched even the area around was not so great …but yes presence of ITPL made it an attractive venture. The North-East Bangalore will see a good growth.Also, we should think beyond 2014 & not now.

Yes, through a process called assignment you can change the booking to another persons name. However in the booking form the following clause is mentioned
No assignment will be considered before signing of the Agreements in the name of the applicant, payment of 15% and clearance of the first three installments. Assignment is subject to conditions
And after the sale agreement, if you are selling, you need to give Rs 100/- per sq. feet as the transfer charges to Prestige.
Why is this project priced at very high for that location…? If we invest in this property for this higher price now, whats the return/appreciation that we get really..?? can anyone explain the reason for this high pricing. Because when Presige have launched Shantinikethan, they have a price ~1800/sft initially

I have seen some other projects of prestige .They are really good. You will get the idea if u can visit their shantiniketan project. Even Rs 1800/sqft was higher for shantiniketan during that time but now its around Rs 4300/Sqft. So i think it should be worth at this stage.

Does any body have any idea about the availability of the flats in Prestige Tranquility. When i inquired, they are saying all premiums are sold out and only few flats in Tower 8,9 (2-BHK ones) which are facing each other are available, which i do not want to buy. I believe they are holding on the premium units and want to sell them later.
100% correct…. not all stock or units are being released or given to the customer now and the first intention is to sell the apartment of higher floor or the units which given a choice to the customer would prefer not to buy as First choice
I don’t see that the launch price would be more then 100 rs more so it is better instead of paying floor rise and still not getting you choice to wait and buy the unit of your choice with the launch price….. however looking at the current approach i still wonder that they will offer the good units so soon to the customer…. as these will be sold at the last stage of the project with Premium rates.
I heard Bangalore metro is being extended till Hoskotte in phase 3 (will take 5 years easily) and Peripheral Ring Road is planned near to NH4/Kadugodi junction. Anybody having any confirmed information on this or if you can post some link?
No idea about the metro extra getting extended till Hoskote, but the Peripheral Ring Road will definitely cut whitefield – kadugodi road near Safal Market and the NH4 just before the Budigere road junction.

Its difficult to predict what would happen to Budigere Road, the best development in that area is the launch of Prestige Tranquility itself, the aerial distance to BIAL from this project is about 17 km, even on road about 20km, but the issue is that BIAL does not have a 2nd entrance for those coming from the east, forcing everyone to go all the way to Devanahalli and turn back towards the trumpet exchange. If BIAL does provide an access directly to Budigere Road then it would be a big plus. Also the proposed Hardware/Aero SEZ/Logistics parks are much nearer to Budigere… this can also influence this stretch. Another point would be that with the launch of Prestige Tranquility may be other developers would be interested in this area too… as I said in my post atleast 3 – 5 years away from seeing major developments.

I was told by a broker that the road that u have mentioned is being laid out from the airport. He said it has come in some newspapers though I was not able to dig it. WIth it he claims that the distance to the airport is a (miniscule!) 22 kms. Can anyone verify this?
I tried the whole route from Budigere to Airport and I saw a nice atleast 100 ft road being laid out near to Airport (about 15-18 KM from Tranquility). It looked like the approaching road to Airport, but a local shopkeeper told it is being connected to some Industrial area over there. Not sure on this.

what abt water, there is lot of problem for water in the near by area like Hoskote & K.R.Puram, as of now the road where this project is coming is a very isolated place with no happening , major traffic through this road is of BBMP garbage trucks which they offload near area which is 5 to 6 km away from this project

The expected completion date is June 2014, however with large projects ‘delivery on time’ is always questionable. If you do book, you should ensure that the committed date is part of your agreement for sale and insert a compensation clause for delays.
