Prestige Tranquility
Prestige Tranquility is a new project coming up on Budigere Road, Bangalore – also known as the access road to the International Airport Bangalore, from NH4/Old Madras Road.
Spread across 38 acres of land, the project is set to house a total of 2330 apartments.
Currently Prestige is running a pre-launch campaign with a pricing of Rs.2628/- per sft, with car parking charges extra. Approvals are in progress and are expected by end of July. Official launch of the project is expected to be on 25th July, there is also a hint that the price will be revised upwards by Rs.100 per sft.
On July 25th Prestige officially launched the Prestige Tranquility project, Ads were placed in several leading news papers announcing the much awaited launch. As expected there was a revision in the price and the official launch price ir Rs.2728, exactly Rs.100/- more.
Scheduled completion of the project is June 2014 Dec 2014 with a grace period of 6 months.
There would be about a total of 17 towers with the tallest being G+27 floors.
With Prestige Shantiniketan on ITPL road becoming a landmark project by Prestige Estates, this project on a similar scale with attractive pricing will be well received.
Public Opinion – Is Prestige Tranquility a right investment?
- June 22 – With about 160 poll votes, we have a decent sample size to examine what most people think about this project, 47% think that Prestige Tranquility is a good investment, 23% don’t think so and 30% are not sure. 30% Not Sure – is a huge figure, the number one reason for this could be the location of the project
- July 24 – With over 270 votes now and a lot more people being aware of the project and as well as people actually visiting the project site the results are getting realistic with 46% – saying YES, 27 % NO and 28% NOT SURE on whether Prestige Tranquility is a right choice. Compared to the last time when we examined the results the percentage saying YES remains almost the same but there is a 4% increase in NO

Prestige Tranquility Locality Review
Budigere Road already has big projects such as Brigade Exotica (3km), Pruksa Silvana (0.5 km) and GR Sun Villas (0.5 km) being launched in the first half of 2011. However the stretch between KR Puram cable bridge and Budigere Road has very few large apartment/commercial projects. Pashmina Waterfront (8km) & Mahaveer Chalet (9 km) to name, and the stretch between Budigere Road junction (2 km) and the Prestige Tranquility project, is industrial and mostly barren, with the nearest shopping center easily 5 kms away. Baldwin International School would be the nearest school about 2 km away. Nearest Hospital would be in Whitefield/Marathahalli (12 – 15 kms) or KR Puram (10 km)
Hebron Mall is the biggest commercial project underway located right opposite to Mahaveer Chalet and about 9 km from Prestige Tranquility.
Beary’s Global Research Triangle (tech park) is located about 4.5 kms away. ITPL about 13 km.
The widening of NH4 to 6 lanes with 2 service lanes has reduced the travel time from KR Puram Cable bridge to Budigere Road to 15 minutes. Budigere Road also has easy access to Whitefield Road which is developing rapidly. As per the CDP (Comprehensive Development Plan) Budigere Road will be widened to 300 ft and is part of the ITRR (Individual Town Ring Road)
Large residential projects can trigger developments in the immediate neighborhood however this seems easily to be 3 to 5 years from now.

- Lack of facilities (shopping, medical etc) in Budigere Road
- Industrial Animal Feed Factory right adjacent to the project, close to towers T17 & T1
- Agro Food Factory close to towers T16, T15, T14
- Other Industries close to T3, T4
- Situated in the midst of an Industrial Belt
Premium flats are not being included in the pre-launch- Payment schedule not linked to construction progress – however representatives from Citi Bank and Axis Bank at the project site confirm that before a disbursal a construction status/valuation report will be requested
It’s best to choose an apartment facing the clubhouse / landscaping area, outer facing apartments would only overlook industries. For outer facing apartments its better to choose one facing GR Sunvillas or Pruksa Silvana in towers T6, T7, T8 & T9

Update: 12 Aug – With Prestige Developers the buyers group has not had any effect especially with Prestige being a large player in the market and the high demand seen for this project. However the Buyer’s Group does have some interesting discussions that you may want to check out.

hello and hi to everybody
i am looking for a two bhk apartment and i zeroed on prestige tranquility after studying the price and size of the aprtment and also the size of the town ship i went ahead and booked a flat in tranqulity, the next day i decided to visit the site along with my family, i did not visited the site earlier becoz i was confident that prestige would always choose a better location than other builders,,,.i drove all the way on a sunday after noon, and reached the site at about 4 pm…. we’re two group of families the other family being also interested in bookng a flat there…….we reached the budigere cross and by that distance the city was far behind and the rural atmosphere was there to stare at you,,, finally we took the turn on that road leading to tranquility,,we re greeted with heavy goods laden lorries,,, and as we started getting closer to the site we could just see industrial units all around and i was sure that im in a industrial growth sector or some industrial park…finally we spotted the gate and the compound wall pasted with all the goodies of the flat………..
and as we enter we were greeted by the great HORRIBLE smell or GAS or INDUSTRIAL stnch,, which was JUST HORRIBLE……and we immediately decided that the site is positively not meant for residential use at this moment
so visit and stay put for a while at the site and decide… where as myself im now trying to come out of it………

Also, the price is Prestige’s own market price and not general market price. Hence, the real appreciation will only be known after about 7-8 years, provided all the expected developments around the place takes place. If anyone of you are taking it up as an investment option, think twice.
3 KMs away, Sobha apartments cost Rs 4000/sqft. The lower price of Rs 2800 from Prestige is because the aea has promise but it will take time to take shape. You need to think about what it will be AFTER 4 years. I think this area shuold be good at that time. 15 KMs from Indranagar, 20 KMs from Airport and about 15 KMs from ITPL. Its on the main road and next to 6 lane highway. Most likely industries will also go away to encash the land price increase. But may be no the change will take longer :-). So it depends on your risk appetite.
FYI, I have checked with Sales guys about completion of Model Flat as they told us model flat will ready by Nov and same time they will start the constructions as well. But we didn’t see any progress. Do anyone have any idea when they are going to start. Please let us know.

I am allittle late to see this property. Is a 2 BHK 1087 sft flat above 14th floor in Tower 2 (one facing northeast) – blue coloured in the brochure a good choice at this point of time?

No Idea. GR Sun villas has a plan for phase 2 though, so maybe there is a possibility that this piece of land is included in that project.

I am not sure if it would be a great investment prospect in the short term but if you give it 5-7 years, it would be one of the iconic destinations in that area as I would imagine.
The sore part is clearly the smell of the Apoorva Agro company…. while the marketing guys say that the project would be moved out or sold… I have my doubts….
I have one query to the analyst or anyone who can answer…. the snaps or the layout of the site does not detail much into the central area…. I mean none of the snaps show anything about the central area of the club house or sports facility or anything is there….
Also I checked with the sales reps, they are mentioning that most worthwhile flats are sold out and there is nothing available, especially in the lower floors (below 10)….
I noted from some of the convesations about a premium for a better view facing flat….. the sales rep never mentioned anything like that to me…. can anyone here elaborate ?
Also noted that registrations would be done at the time of possession…. In mumbai, registration is done within the 1st 6 months post making the allotment money payment…. isin’t this more of a risk ? Would be happy to know your views on this…

We went to see the property yesterday. And the smell from animal feed factory was horrible. Moreover it is not vaastu compliant. The area is underdeveloped and the price is very expensive . Not value for money.

from 2300 flats, approx 1800 flat sold? and as per the some real estate website it’s A grad and most demanding project in Bangalore currently, other builders struggling to sell.. but here premium flat(approx) sold in all 1-16 tower and 1 bhk not at all available, so figures are telling something else it’s on a BIA road, peripheral ring road coming, lot’s of project near by, and it’s only underdeveloped area which have a such a proximity to main city, metro station and MG road.
so it’ll fastest growing area in future.
and one more thing me and my fiancée went to site from BMTC bus and came from bus.
and didn’t get it about vastu compliant, in which sense it’s not good, project is fine as per vastu.

Personally I would not prefer an apartment facing any of the industries, but if you have an option for a higher floor maybe 10th floor and above then I think it should be ok.

Sorry to respond late. Rental value will be a based on the facilities available and proximity of offices, currently Budigere road doesn’t have much to offer. However with the launch of this project I expect some development atleast upto the project location. Hopefully not everyone who has bought is holding it just as an investment….
What about the potential health hazards the surrounding factories could pose by way of possible water and air contamination?

Hi , I visited the site today and almost pulled out before giving the money . The factories just near the flat did not look good at all and was worried about air pollution . I was booking a flat in tower 2 .

Hmm. Talked to some locals there(outside Prestige) and what I was told that factory emits only during the evening for some 10 minutes. So smell should not be an issue even if factory stays there. And I think only the front towers would be affected most. The ones in the inside may not have any issue.
yea i went 2 times but sure definitely in Saturdays, i didn’t smell any bed smell from dump yard or from factory.
i want to share one more thing , whatever flat i seen in north-east direction that are perfectly match with VASTU.

I was trying to evaluate this project with DLF maiden Height as I am in fix as to book which one, I felt that though every thing is nice about PT, one factor cannot be ruled out is the dumpyard, Imagine the situation when it rains then how horrible will be the situation.
This factor only tilted my interest towards DLF’s project.
Guys any suggestion please ????
The dumpyard is about 2.5 kms (aerial distance) not actually adjacent to the project.

I also went to see both DLF and preside property . I had discussion with by old brokers and by old builder also on which one is best . From investment perspective , i think even a layman should understand that DLF is a much better bet(even my broker and old builder confirmed) , considering there are already 2 completed residential projects (appna aangan and celebrity lakeview) . Also there a kind of gated community in front of DLF property called Navya layout and there are some houses built inside. On the back side of DLF around 3 km there some karnataka state board housing project is coming up . even behind this karnataka state board there are other residential projects are getting constructed or getting marked(i haven’t seen that but heard that) . Also may be 3 km from DLF there jigani market( i haven’t seen it but i think you can get daily use stuff from there). Place can be approached both from Banergetta and Electronic city though around 8-9 km . Many big industries are near by . So if you are looking at from short term investment gains than this is definitely a better bet.
If you want to buy for our own place to stay and you love nature and peace and looking for a place around KR puram or white field then prestige tranquality could be considered . Added benefit is that the per sqft area in PS for 2 BHK is atleast 1087 and the max in DLF is around 930.
I guess the people here who are asking choice between PS and DLF are mostly investors . PS may be a investment for long term may be 15-20 years . DLF is immediate short term, though i would prefer a 3 BHK in DLF to congested 2 BHK there
ajay u forgot one thing,both project r in different area… south specially this side tamilnadu side, now gov is not interested, no gov plan will come that sure, however near PT bulk of gov project is coming and more will come. so where gov will interested that will develop fast no need to say..
boomsandra is near by DLF however PT also have two metro near by presently bypeenhalli starting point of metro… and road connectivity also good by 6 lane highway even now.in future is allready, declared whitefield metro which is near by PT. and which is not declared budigiri closure position to very big GOV project,so metro will come there itself. and for airport comparison hosur airport will same distance to DLF as for PT, BIA.it’s different thing when hosur airport will develope in 2020 or which side flight will get u. station is near by u but ur train should be go from there. any way even if u will work in electronic city only then u can invest on DLF , it’ll good

Be careful about one more thing . A feel a lot of people are getting into tranquality and DLF as a investment.I will not be surprise if more than 80% of the buyers are like that . same happened in Prestige shantiniketan in Whtefield . It may be difficult to rent out tranquility in short term. People prefer rented accommodations in developed residential areas and may be ready to pay addition 1k or 2 k more.
I am also looking for investment and i have dropped off PS TQ from my choice list . I am thinking about DLF or may be i will spend a 3-4 lakhs more and get a more spacious house than DLF from some other builder.
But i will still say investment wide DFL is far batter than PS . I would really like to see some counter-arguments to mine
I think lots of developments hapenning around PT which could raise the potential.
1) Bearys RTP which also has a gated community – I think Bearys is naming this as gold rush drive and may start prelaunch any time
2) Brigade exotica
3) Sattva
Added is the proximity to KR puram (Bhagmane), Whitefield(ITPL) and International airport.
I had seen prestige Shantiniketan when it was launched (around 2004); it was almost at the end of the city. I guess in 5years lots can change.

May be both you you have invested in PT i guess . I see Rags that they are 3 to 4 announced projects around PT , i think they are just announced and not sure if construction has started.Just do one thing , you can use wiki Mapia to see the area around PT and DLF . You will be able to see that miles of area around PT is empty where as the same situation is not there around DLF. A lot of good industry is there and finished projects like apna aangan , navya layout and celebrity lakeview are in vicinity .I feel PT is very very over priced .It it had been around 2200 or 2400 . It would have been good . PT area will develop but my guess is not before 10 years , because there is whole lot of area from ITPL to PT 16 km stretch that will have better value and that will get developed before the area around PT . If you have invested to live there then i think PT Is good choice but as an investment avenue for short term DLF is still and much better . You can probably comfort yourself by finding things that may help prove PT better than DLF , but it that the reality ? i am not sure , i have just done a basic scan of area and talked to a few brokers and my old builder
Watch out for the fact that may be 8 out of 10 people could be investors here looking to rent later on . It might get difficult to rent out so far off .I personally have dropped off both from my radar of investment . DLF 2 BHK is just under 950 SQFT and i have seen the model apt , its too congested not bangalore style . Go for 3 BHK in DLF , i dropped off because it is above my budget.
see all these things are depend upon future for that we have to wait but u will agree one thing, that place will grow where gov. is interested, and DLF maiden height side no Gov. plan is there and very rare to come, yea tamilnadu will do something in hosur then may be,,, but till now nothing….
but here(north and east bangalore) gov. is interested. see this is the key for investment, gov. have all the power he will approved the project.. then things will grow not from U AND ME.
if i personally says DLF is playing here in Bangalore, he is charging much more then what he is saying for marketing, it’s a marketing funda, if u didn’t get it what i want to say then plz add all floor+view(life style,premium)+east(north)facing+corner charges, and one my senior colleague who booked in DLF, he even don’t know what is the full layout plan and how much open space is DLF is giving or he will till 2-3 year just launch phase 1,2,3 etc. he liked PT plan as every thing is decided and more then 80% open space, and at last he told me he booked in hurry and he didn’t research correctly.

Whether or not you decide to pay only pre-emi is a choice offered to you by all banks, by paying only interest your principal amount doesn’t reduce until possession, why not start EMI’s early and clear off the loan as soon as possible. I would prefer a public sector bank.
Hi Harshasagar paying emi is a very good option but even before possetion it may be financially taxing for some persons. For ex lets say the 1st installment disbursed is 1.66 L & ur loan amt is 33L. U need to pay around 34K PM right from next month where as the house may come only in 2014.
I Think based on one’s financial status persons can choose emi or pre emi. I checked with sbi they are telling they will not fund maintanance fund, sinking fund, generator charges, registration charges, So the net loan sanction may become very less.

Prestige has revised the pricing to 2800 per sq ft for all the towers. So those who already invested in pre-launch ( @ 2628 ) or later ( @2728 ) are already sitting on some profit.
I booked @ 2800 in Tower 2 , which has been converted from 3 BHK’s to 2 BHK’s.
My broker tells me , that if i wish to cancel the booking later on , then instead of returning to Prestige , they will like to buy it.
Made me feel good actually 🙂
I heard that prestige is planning to convert tower 1 and 2 from 3 BHK flats to 2 BHK flats. These new towers will be have approx. 24 levels.

I had booked at prelaunch price of Rs.2628 per sqft.
I think it is a good price. But as of today Budigere road has very few projects and even from Old Madras Road the project is located more than 2 km. Development both Commercial and Residential has not even reached the Whitefield – NH 4 junction from Whitefield and neither much developments on the Old Madras road after KR Puram. But by the time the project is completed which is somewhere in mid 2014 I am sure there will be other projects launched in Budigere Road and hopefully we can also expect some basic facilities in the neighborhood which we completely lack today. Apart from the Prestige brand name I feel that it is the other developments that may happen in Budigere Road which will decide if there is any price appreciation.

Yes, Sattva’s about 2Lac sq feet shopping mall (the Platinum Mall) is planned just on Budigere cross scheduled to be launched at 2013. Then there is Columbia Asia hospital proposed just opposite to Brigade Extoica. Beary’s Gold Rush Drive is another planned development see http://www.bearysgroup.com/goldrushdrive.asp. Not sure about exact location, 300ft peripheral ring road is also planned in vicinity of International Airport Cargo road (2015 master plan BBMP). So, this property was slated to be hot cake in market and it did indeed. As far as overall comparison with other properties in same locality is concerned Prestige is far ahead of the nearest competition for very obvious reasons.
1. Brand image that other projects of Prestige have created ( I would advice you to go and see even one of its old projects ‘Prestige Acropolis’ near Forum mall.
2. The price. 2628/- per sq feet with 38.4acres of land and Prestige as the developer, cricket pitch, basket ball court is awesome. GR Sun Villa, Pruska, Brigade Exotica or Signature Tulip…nothing comes close to beat this price.
Guys, if you get a floor of your choice…go for it. Immediately.
Mandur, which is probably 2 – 3 km from Prestige Tranquility is a BBMP dump yard. I have actually seen this place from atop a hillock nearby. It is a huge dump area. Will this huge dump yard have any impact on water quality at Prestige Tranquility?
I had asked the marketing guys regarding water quality of this area (like hardness, etc) but they were not equipped with answers. Shouldnt it be a very simple thing to get water tested for quality and hardness?
Disclaimer: This is just a heads-up and water quality may not be an issue at all. There are educational institutions in this area, as well as villages nearyby. But then again, that doesnt mean anything, does it?
I just came back from this project, the dumping yard is 1.5 km from this project. also felt some weird smell in this area.

Prestige Tranquility is a 38.4 acre property of which more than 80% is open space and meant for things to create a tranquil environment. Prestige is charging a good amount of INR 40/-sq feet annually to maintain this property professionally. How can a dump yard which is about 2km away can ruin the environment…and before that, do you know that the dump yard is actually next to proposed BBMP bus terminal, near Abhyudaya lotus garden property?
The area is still developing and given the polished 6-lane NH4 and interest shown by real state topguns, this area and particularly Prestige Tranquility is one of the best bid of this time. Obviously dump yard is there as long as area is cheap. In 4 to 5 years time from now, when area develops, there will be no dump yard, but the wise people who made right decision based on important facts.

Dumpyard being next to a bus terminal doesnt mean anything, as we all know, it could be next to a hospital and we will never know that we are drinking non-potable water till people are actually affected. And even then, there will be no tangible proof, and by the time statistical data comes up, precious time would have been lost. And no action will anyway be taken. I am not a pessimist or a naysayer, just highlighting what usually happens. In Mavallipura (another BBMP dumpyard), villagers are protesting now after so many years. Same may happen at Mandur in time.
But i really doubt if the dump will be moved. If people protest en-masse (with proof), then probably more scientific methods might be used so that water doesnt seep into ground water (i am not sure about these technicalities, as i am no expert – just musing). Which is why i was wondering if Prestige guys have tested water quality, and if it came out fine.

I have visited the Tranquility project, while I was on the way and coming back, I could only see the garbage trucks, vans, bbmp dumping trucks on this road.. not sure how would you feel to drive your car in the middle of the dumping trucks.. not a good feeling I guess..
Prestige Tranquility project location will be a nightmare of residents of this property. The entire area around the project is full of industries and BBMP garbage hills. Imagine looking from the towers of Prestige Tranquility at stinking piles of garbage everywhere.
Mandur villagers have been fighting with BBMP from 5 years to move this dumping yard but BBMP has ignored their protests. One BBMP dumping hill is just right opposite to the Prestige site location but this hill is hidden in the greenary. I have zeroed down to purchase a 3 BR (1991 SF) at top floor ie 19th floor in one of the blocks. Do anyone have idea as to the benefits of paying 75 rs as premium for top floor, considering the fact that it is not front facing. The sales rep mentioned that we won’t get access to terrace also and the only benefit of top floor is that they will get solar power. Is it worth paying the premium?Pls advice.
Hi I booked in Tower 15, i went to visit the site, what i felt is a very bad smell of an Agro Factory near the Towers 13,14,15,16. I dont know whether this factory is closing or not, but i feel that if it is not closing i afraid water and air of near by area will be polluted badly. Please respond quickly as i still have paid only the booking amount, and can change my mind.

The bad smell has been reported by few people. I believe the smell does not come always. I have visited the site many times, though on weekends, but never felt any smell. May be on weekends, the factories are not operational.
Regarding the closing of factories, no one can tell for sure when and why they would close. Prestige marketing guys are telling that the agro factory is on lease and the lease expires in 2015. But again, they have option to renew the lease.
So in all, you have the risk factor involved here. You have to take into account that the factories may or may not close. If it does not close, then what? Thats the decision you have to take.

Scheduled completion of the project is 31-Dec-2014 (with a grace time of additional 6 months) and not June 2014
There would be about a total of 17 towers with the tallest being G+27 floors. Not G+25
This is as per the sale agreement that they have given to buyers.
