Prestige Tranquility
Prestige Tranquility is a new project coming up on Budigere Road, Bangalore – also known as the access road to the International Airport Bangalore, from NH4/Old Madras Road.
Spread across 38 acres of land, the project is set to house a total of 2330 apartments.
Currently Prestige is running a pre-launch campaign with a pricing of Rs.2628/- per sft, with car parking charges extra. Approvals are in progress and are expected by end of July. Official launch of the project is expected to be on 25th July, there is also a hint that the price will be revised upwards by Rs.100 per sft.
On July 25th Prestige officially launched the Prestige Tranquility project, Ads were placed in several leading news papers announcing the much awaited launch. As expected there was a revision in the price and the official launch price ir Rs.2728, exactly Rs.100/- more.
Scheduled completion of the project is June 2014 Dec 2014 with a grace period of 6 months.
There would be about a total of 17 towers with the tallest being G+27 floors.
With Prestige Shantiniketan on ITPL road becoming a landmark project by Prestige Estates, this project on a similar scale with attractive pricing will be well received.
Public Opinion – Is Prestige Tranquility a right investment?
- June 22 – With about 160 poll votes, we have a decent sample size to examine what most people think about this project, 47% think that Prestige Tranquility is a good investment, 23% don’t think so and 30% are not sure. 30% Not Sure – is a huge figure, the number one reason for this could be the location of the project
- July 24 – With over 270 votes now and a lot more people being aware of the project and as well as people actually visiting the project site the results are getting realistic with 46% – saying YES, 27 % NO and 28% NOT SURE on whether Prestige Tranquility is a right choice. Compared to the last time when we examined the results the percentage saying YES remains almost the same but there is a 4% increase in NO

Prestige Tranquility Locality Review
Budigere Road already has big projects such as Brigade Exotica (3km), Pruksa Silvana (0.5 km) and GR Sun Villas (0.5 km) being launched in the first half of 2011. However the stretch between KR Puram cable bridge and Budigere Road has very few large apartment/commercial projects. Pashmina Waterfront (8km) & Mahaveer Chalet (9 km) to name, and the stretch between Budigere Road junction (2 km) and the Prestige Tranquility project, is industrial and mostly barren, with the nearest shopping center easily 5 kms away. Baldwin International School would be the nearest school about 2 km away. Nearest Hospital would be in Whitefield/Marathahalli (12 – 15 kms) or KR Puram (10 km)
Hebron Mall is the biggest commercial project underway located right opposite to Mahaveer Chalet and about 9 km from Prestige Tranquility.
Beary’s Global Research Triangle (tech park) is located about 4.5 kms away. ITPL about 13 km.
The widening of NH4 to 6 lanes with 2 service lanes has reduced the travel time from KR Puram Cable bridge to Budigere Road to 15 minutes. Budigere Road also has easy access to Whitefield Road which is developing rapidly. As per the CDP (Comprehensive Development Plan) Budigere Road will be widened to 300 ft and is part of the ITRR (Individual Town Ring Road)
Large residential projects can trigger developments in the immediate neighborhood however this seems easily to be 3 to 5 years from now.
Prestige Tranquility Concerns / Issues raised by readers
- Lack of facilities (shopping, medical etc) in Budigere Road
- Industrial Animal Feed Factory right adjacent to the project, close to towers T17 & T1
- Agro Food Factory close to towers T16, T15, T14
- Other Industries close to T3, T4
- Situated in the midst of an Industrial Belt
Premium flats are not being included in the pre-launch- Payment schedule not linked to construction progress – however representatives from Citi Bank and Axis Bank at the project site confirm that before a disbursal a construction status/valuation report will be requested
It’s best to choose an apartment facing the clubhouse / landscaping area, outer facing apartments would only overlook industries. For outer facing apartments its better to choose one facing GR Sunvillas or Pruksa Silvana in towers T6, T7, T8 & T9

It’s a well known fact that approaching a builder as a group has its benefits, who knows you may get a good discount. Update: 12 Aug – With Prestige Developers the buyers group has not had any effect especially with Prestige being a large player in the market and the high demand seen for this project. However the Buyer’s Group does have some interesting discussions that you may want to check out.

He is trying to boost the sagging sales of the builder and not really selling.It is a tactic by builders to sell as early as possible.

I just need your opinion about the tower naming. Is it good to name the towers rather than Tower1,2,3 etc? I think naming them would be great. Not a big deal but it feels good. Towers at Prestige Acropolis has places names of Greece. Can Prestige be influenced?
Also, are we planning to have access card option? Currently where I stay (in Bangalore but on rent) we have access card for entry/exit. Provisions for these have to be made during constructions and I thought it might be good to bring these topics for discussion.

Just got the recent pricing of PT from prestige sales person. The current base price quoted is 3500 psft. Only 3BHK 1632/1636 type G/G1 are available from 12th floor onwards.
3-BHK of type G1 on 12th floor will cost 6681964/- INR (excluding VAT, service Tax, etc.)

Because Tower 6/7/8 is at the extreme end of the project and hence will have less vehicular movements and for safety of children, I prefer tower 6/7/8 towers. In my opinion these towers will be most peaceful and closer to club house and other amenities. The view of these towers will not get blocked because other side of these towers are villas, whereas, nothing can be said about other towers.

You are trying to sell you apartment for more than a year now and quoting more than the builder price. Currently, builder has many 3-BHK left out and they are selling at 4K and in the resale market the price for 3-BHK is 3.8K but you are quoting more than 4K. People are not fool to buy from you. sorry to say that it is no near to blore……….. almost near to Hoskote. I visited this area weeks back hoping that its near to whitefield but its almost 15kms to my work place. why travel everyday so much. but one thing i agree ie- invest and keep it for 5 years and sell it off.anyone who is plannin to stay means its not a right place. just imagine if u need to go to city central or any function you have to spend min of Rs400 to Rs1000 one time. I agree that people do not mind spendin but when you see the commutation part its not going to work in long run. city center – u mean chickpet and co. I stay in Kalyannagar and it has been ages since I went to the so called city centre. In my view the city centre is somewhere near the whitefield – orr junction for all practical purposes; after all I am not the mayor of Bangalore or the CM of the state for me to go to the crowded central places. My city centre provides me with everything including entertainment,schools, offices, location to railway/bus terminals etc. Of course ur view and my view need not match.

One clarification regarding possession period.
Earlier they have told that we will get possession by Aug 2014 or by Max Dec 2014 including 6 month grace period but I got agreement to sell papers in which they have extended grace period by another 6 months.i.e. June 2015. Do you have any update on that.

I booked a flat ( 3bhk) in T4 block on 10th floor; rate 3300/-. psft. Would have been more happy to book something inward facing, but nothing was available. Available flats are overlooking small factories. Sales man told me that these factories are running on lease and might get closed in time to come, 4-5 yrs, as this area is slowly becoming a residential one.But no guarantee of course.
I do think that this area has potential to grow in 5-6 yrs and would have better if booked earlier with lessor rate. Anyways better late than never :-).

The nearest metro station as of now is Bypanhalli metro station. May be in a few years, the one proposed near the whitefield railway station could become the nearest metro station.

No Gaurav it isn’t a joke – i would agree with Ramesh’s comment. Budigere is very decent destination, and builders, who own land in that area may quote ~3400-3600 when they start their projects. Guess we just need to give it some time (atleast 1 year).
Also, I think esp 2BHK are more easily sellable than 3BHK and hence the premium on it.

If you can wait and stay invested for 6 more months ,expect 300-400 increase .Prestige will launch its last tower once road extension plan is done for Airport road and price would be 3400-3500. Just FYI all 1&2BHK are sold-out and 3BHK no premium is left(or at least Prestige or any other sales agency not offering at this point in time).

They are working in two shifts.
My Flat is in Tower 7. The construction has come to the lintel level in the first floor.
Many other Towers are also in the same progress.
The model Flats are ready and looks good.
Guys, I have a query regarding the tripartite agreement required for an SBI loan disbursal. Can someone please give me the following info:
1) What is the property no. for this project?
2) Who is the plan sanctioning authority? (BMRDA?)
3) What is the sanction plan number?

We have booked a 2BHK with PT recently, and will be applying for home loan. We have been asked to submit 15 PDCs from our side, which they ensure will never be en-cashed and is just for security purposes. Has anyone else also been asked to submit such PDCs? Is this a regular practice with Prestige in their other projects as well?
I do not know about other projects of Prestige but in PT it is required to submit the PDCs.

Any idea how is the numbering of flats? for e.g. 15 08 7 (1636). Which one this would be ? this is on the non premium side (outside facing) but in the plans two flats looks like mirror image. not able to figure out which one would it be
16 is tower no, 3 is floor no and 6 is apartment no at that floor.
If you look at the master plan, the left one is 7 and the right one is 6. The flat of Tower-15 which is connected with Tower 16 is numbered as 1 (the inside facing ones are numbered as 2 and 3) and from here the numbering is clockwise. Total 7 flats in each floor for Tower-15 and 16.

Not worth the price. Rs. 46 L for a 2 BHK (1087 sqft) works to an effective pre registration rate of around Rs. 3800/- (after including all other charges).
And the project has DELAY written all over it because of the location. They will not get enough bookings because it is just next to a very big chicken feed factory (Charoen Pokphand ( India ) Pvt Ltd) and the factory will not go anywhere at least for next 10-15 years. The factory emanates the worst stink of dried fish used in preparing the chicken feed.
Rs. 75000 for generator, Rs. 42000 for maintenance (Rs. 3.5/Sqft/Month), 1 swimming pool for 2300 apartments. Prestige is asking for a hefty premium.
Definitely not worth paying a premium for this. Brigade Exotica on NH4 with premium features is priced at Rs. 4090/sqft + other outgoings and Prestige Tranquility 1.8 Kms inside next to a stinking fish factory is currently priced at Rs. 2900/sqft + other outgoings. Definitely not worth the price to live next to stinking fish factory.
The Factory ofcourse is a big negative point for the project.
But I believe that Prestige would be trying hard to buy it out, otherwise they will never be able to sell the SIGNATURE tower which is situated right around the smelly area.
Lets hope that the factory goes away sooner than later.

I bet you’ll come after 4 years and write another review of real estate of the Area.

I am veering towards second sale and/or ready to occupy apartments because they have least project execution risk, know what product (view/amenities/etc) I am paying for and I pay market price which invariably is lower than the developer’s (whether Prestige or Brigade or DLF or anyone else) hyped up price.
yea u r right that every builder saying that we sold so many flat etc… but here actually i asked about flat availability then tower 10, 11 ,12 fully sold out(these r 1 bhk and 2.5 bhk) and other towers availability around above 13 or 14 floor and yea signature tower not open for booking now. so if we calculate then figure is going to near by 1800 only that should sold… even i told sales executive that i’m not interested in higher floor and told if any cancellation will come then let me know… waiting from last 3 week.

I am also a buyer in PT. Remember that prestige runs largely on its investor’s money. Many of the premium units are blocked even before pre-launch offfer by its investors. Sometimes they release the units later on and it becomes available to general public. So the answers from customer care executive may differ time to time.
Anyways, nothing comes free of cost in this world. Gain in a real estate investment is directly proportional to risk involve. You can’t get a posh ready to use area with all amenities from a builder of Prestige’s repute in 2628/- per sq feet if there is no risk involve.
Judge what is best for your present needs and go for it.

Another way to interpret the statement “80% of the project is sold” is that 80% of the project has been blocked by investors close to the developer/developer themselves and a fraction of this has been sold to real/actual buyers. That is why even with “80% apartments sold” you find construction progress is slow and projects are delayed. Real buyers should get together and drag these developers to court for not honouring commitments.
Another gimmick is SBA and efficiency. Deepak Puri, Chairman of HDFC, himself has suggested that developers should charge only on carpet area.
An example: People interested in 3BHK in DLF Maiden Heights should also compare neighboring Aangan villa project by Apna Sapna. Much much better specs, delivery within 6 months of booking and all @ Rs. 3900/- sqft of carpet area (v/s Rs. 4300/- swft effective rate of DLF)
ur comparison itself is not practical, u r comparing carpet area between villa and flat.. lol
I agree that villa’s always look more tempting in terms of cost/built-up area perspective. But, I hope you realize the challenges in villas?
most, if not all land related to Villas is NOT owned by the developers and things such as it already being registered in someone else’s name etc happens.
i tried that route, it was 3 months of just waiting to get agreement done and another 3 months to get sale deed..i cancelled..
plus i know everybody loves to hate on prestige after the collapse of shantiniketan building ..but don’t compare them with some Apna Sapna builder…which are just some fancy names for some developer you don’t know where from…
While comparing under construction and ready-to-move also factor in interest cost saved, rent saved (if you are currently renting an apt) and tax benefit immediately claimed if you take a ready-to-move apt v/s waiting till you get possession (add at least 6 months to promised date).

even if i will take ready to move flat then i have to give full amount immediately so interest will come on full figure but in time bound or construction bound payment , i have to give amount in slabs so interest will not count on full figure till 3 year at least.
Lets say you are investing and plan to rent out the apt. You are borrowing money to pay for something you can use or get returns only 3 years later. Till such time you have to pay interest on the borrowed amount.
I agree that ready-to-move options are the best, though I am not a big favor of second sale (with previous occupancy). But, you say that these prices are lower then developer’s hyped up prices ?
Can you guide for some options like this? I mean a tier-1/2 brand having ready-to-move apartments at a price lower or even equal than developer’s price ? that will be of big help..

yes. I did that calculation. It was 4100 – 2900 = 1200/sq-feet v/s presence of a “stinking fish factory” near the entrance right next to the high-light point of their signature tower. Simple common sense told me that that factory will go in some time. But, I could be wrong and the factory may continue for 15 years, who knows..?
Again, this is from the perspective of someone who is buying for staying .. not for investing..if you are just investing..then yes..you should worry about the factory affecting your resale value and also worry about the garbage dump 3 kms away too..and probably the risk that old madras never picks up and price stagnates and probably that the whole bangalore property market collapses …

At what rate did you book it? Is it a 3BHK unit?
Inside facing would be premium flats with a superb view of pool downside. Since Tranquility is 39Acre property there is enough space between two towers facing each other. So the distant panoramic view would still be there in premium units. If you have not finalized yet and have an option to choose premium units, go for them without a second thought. It would certainly pay back when projects is finished.

Has anybody booked a flat in Tower 15 J type? Any idea how is sunlight and ventilation in these apartments? Though the review says it will have good ventilation, It looks like premium apartments will block the sunlight/ventilation. Any comments?

Very Urgent, can you please confirm the vastu about Tower 1 and Tower 2. I have two options given for 2 BHK on 19th Floor. In Tower 1 19th Floor 8th Appartment i.e. 1198 and in Tower 2 19th Floor 5th Appartment. I was been told that the 1st option in Tower 1 is South West Facing which I am not interested and now been told that Tower 2 option is North East Facing. Can you please validate as I dont understand when T1 and T2 are next to each other and same enterace how come it changed from South to North. Also note that both the appartment is shown as share a common wall that is appartment 8th of T1 and appartment 5th of T2. I strongly believe that it should both be same facing but correct me. Appreciate if someone from both this tower or Harsha reply asap as my cheque is already deposited and I have to confirm it. Thanks in advance.
I am no vastu expert, yes T1 & T2 are next to each other. When they say North East Facing, I believe it means the entrance (door) to the apartment faces the North East. My preference would be the North East one.

Outer facing may not be a good buy even for investment as outer facing apartments are preferred less by buyers because there may be chances of getting the view blocked by some other tower and also currently the outer facing apartments are facing industries. Till the industries move out, no one will prefer to buy these.
it’s a one view, if industry moved(90% they will move when land price will increase) then this will good, if no high sky building will come, as outer face will get good sun light, inner face flat will not get that sure. and will get more privacy if u r in above 6 th floor as inner face flat windows will get in front of lot’s of flat and in night time it will easily break ur privacy…
and another thing which is very much tricky and may be not easy or digestible now which is shared by my one friend who have a flat which is facing amenities side in purvankara project, he told me initially that felt good we have view of amenities but after some time they r getting bored and now they r thinking it’s better to be view of outside which is moving not same as daily.. so here human mentality came that human being more satisfied with moving object in compare to constant.

Level 1 is a good option… you don’t have anyone below who will complain when you decide to jump in your house…:-) Further you have a very easy access to your house, which is very important especially when you have old parents who are living with you. In addition, in the even of an emergency.. you can rush out of the building easily… So don’t move upwards if you have already got a level 1 house.

I also checked with the prestige people n they said there will no construction planned in that green triangle n will remain same as it is shown in their project layout ..
But, at the same time it happened in Monte Carlo wherein there was a empty green piece which later utilized for a new tower.

To join the group one need to fill a form and then apply for membership. The link for the form is there in the instructions on the membership page. You need to read the instructions on the membership page first and then proceed. You also need to write some comment as who you are and why you want to join the group. Most of us had a bad habit of not reading anything on the instruction page. Also most people apply for membership without writing anything. How the hell moderator(s) would know whether you are an actual owner of PT. Moderator(s) do not have time to contact each and everyone to verify the details as PT being a large project and so moderator(s) simply rejects the request for membership if there is no sufficient data to prove you as an owner of PT.
@Ramesh I followed all your instructions when I tried joining it 1st time, but was still rejected 🙂 anyways I have tried again today after your suggestion. Lets see if this time moderators consider me request.
It is also important that all the relevant data is filled correctly. If you try to fake anything, moderators can catch that and your membership will be denied without giving any reasons.

Does any one know how much will be the undivided land share each apartment buyer gets? I know it would be proportional to the APT size. But how many SQFT of undivided land share will an APT spanning 1000 SQFT would get???

It can never be 70%. I think 70% is the carpet area not UDS. Even in villas its not 70%. Simple calc.
Total land area=33 Acres=(33*43560)=1437480 sqft
Even if we divide equally in 2400 flats, it will be 1437480/2400=598 sqft.
Normally entire 33acres doesnt account for UDS, only a percentage of it goes towards UDS.
You can calculate it roughly.I may be wrong also but applied Simple maths.

I have just booked an apartment in PT 5162. Some point for the various issue mentioned earlier. I was also a bit confused for the smell and dump-yard, but have been to the site on four occasions and got the smell only at one occasion. Secondly I drove all the way to dump yard, it’s 4.5 kms from prestige gate. Also there was not smell from the dump yard until I reached their gate. Yes the trunks carrying the load did smell bad if you are driving behind them, but then inside the project, it won’t smell.
I went for a premium facing tower 3,4,5 as along with premium landscape view, you will get ample sunlight, which you might not get in tower 15 and 16 on premium side.
As for the connectivity, its 11 kms from Byanphalli metro and 10.5 kms from white-field railway station, the metro stations. Let’s hope more development comes there.

I have booked 3 bhk (1991 sqft.) flat in tower 3 at floor 3.
Could someone tell me how much is the pollution level in the area? Is it very high because of industrial zone, considering I am at the lower floor.
Also, 3 bhk at the lower floor is a good option in terms of light, ventilation and view, considering that the 1636 towers are there just beside it, and 1991 flat is little inside not having a 180 degree view.

Seems one of you has been taken for ride. There is just one 1991 sqft apartment per floor per building. You have 4 1633, 2 1800 and 1 1991 sq ft per floor. Please cross verify the unit allocated to you.

There are 4 3-BHK 1636sq feet flats(not 1633 sq feet) per floor from level 3 onwards. Plus others as you mentioned.
For level 1 and 2, the area of 3-BHK flat is 1632 sq feet.

I visited the site again on thursday during the afternoon around 3:00 pm.
The smell due to feed factory was really horrible and it was on and off coming in the span of 1 and half hrs. which I spent there.
Although I went uptill the excavation for tower 3 and to my relief didn’t find that place smelly.
One is on 3rd and other is on 4th floor.
Just replying so that nobody panics due to this confusion.
i just booked a 3bhk premium on the ground floor tower 5…:-) visited the site and didn’t find it smelly. The prestige agent told me that there are talks to acquire the feed factory by prestige. Not sure if its right!

don’t worry. cement factory shouldn’t be of any concern. I just booked a 3bhk premium in tower 5 ground floor. Visited the site a couple of times… didn’t find it smelly. Further i was told that there are talks about Prestige acquiring the Feed Factory land…. Not sure if this is right. though.

From what I discussed with the builder yesterday, no 3bhk premium flats below 15th. You may get a non premium(non amenities facing) on lower floors. The rate is still at 2800 +15rs floor rise.
