#RAJA KALUVE #HAGARANA
The past Three years may have passed since the #HIGHCOURT issued an order directing the #BBMP (Bruhat Bangalore Mahanagara Palike) to demolish all the SWD (storm water drain) encroachments in the city. Out of several hundred encroachments identified by the civic body, it has acted against only a few small structures like tin home, sheds and shops. BBMP leaving the big #shark’s untouched (#politicians, #VIP’s) the BBMP time and again has proved its #‘inability’ to take over big names.
• Raja Kaluve Encroachment Clearance: BBMP SGoes #Soft #Over #Celebrity#Buildings, #politician Buildings, and #VIP Buildings.
#Why it is applying only #normal #citizens.
• Can the government have two sets of rules – one for the common man and the other for the rich and powerful? More importantly, should it have two sets of rules? Despite the obvious answer, here’s a glaring example of how the Karnataka government seems to have two sets of rules.
Demolition of illegal buildings constructed on Banaswadi lake land
• The Bangalore Urban District authorities on May 3 continued the demolition of illegal buildings constructed on Banaswadi lake land. They demolished around 50 structures on 7th Main of Kalyana Nagar on Sunday.
On May 2, Nayak accompanied by hundreds of policemen, demolished more than 110 shops and houses that were allegedly built on government land. Citizens say that this is the second biggest demolition drive after the recent drive at Sarakki Lake. On April 16, the state government had recovered land worth more than Rs 2,000 crore, that had been illegally encroached upon by locals for around four decades.
• According to residents of Kalyana Nagar, Bangalore Development Authority (BDA) had formed the layout on Banaswadi lake land and had sold the sites to more than 200 people in 1985
Rajakaluve blocked near Karle SEZ in Nagawara
Recently the Karnataka Legislative Committee for Lake Protection inspected Nagawara for alleged encroachment of storm water drain (SWD) or Rajakaluve by a big and powerful developer – the Karle group. The group is developing the Karle Special Economic Zone. There was a public outcry against the developer and the Koliwad committee listened to both the parties and returned back.
There is no information on what the Koliwad committee may do with regard to the alleged encroachment while the local residents feel that the committee ‘may not do anything’ as the Karle group is highly connected politically.
LEADING BUILDERS ILLEGAL ENCROACHMENT CONTINUES…….
Rajakaluve blocked near Karle SEZ in Nagawara, becomes breeding ground for mosquitoes

Local residents up in arms
While in this blog we are not going into the legality of the matter, we are looking at how the closure and diversion of an age-old Rajakaluve is creating health hazard to the local residents. The local residents who have been living here for quite some years are up in arms, complaining that the encroachment of the Rajakaluve and diversion have led to serious health problems, besides being a big eye-sore. The residents show photographs of heaps of garbage in the drain and stagnant water, posing a major health problem. In fact, one resident has undergone treatment for dengue as the place where the group has allegedly blocked has become a breeding ground for mosquitoes and other pests.
Authorities turn blind eye
The local residents say the authorities have turned a blind eye to their many pleas. They have been demanding that the Rajakaluve should be allowed to take the original path created generations ago which connects to the main storm water drain down the road towards Nagawara. The residents point out that the Karle Group has blocked the
Rajakaluve thus affecting the water flow as designed ages ago. The residents have maps to show the route, but the group has its own documents. While the debate goes on whose documents are right and whose are wrong, the local residents are at risk health-wise.
During rains, the area gets flooded
Right now, the place near Karle SEZ has become a cesspool of dirt (accompanying pictures are self-explanatory), even while the government of India is keenly promoting ‘Swach Bharat’ concept. Sunita, a resident, complained to the Committee on how the spot has become a major health hazard. In fact, some of the residents have taken pictures of the Karle group pumping out water from the storm water drain, one day before the Koliwad committee came for inspections. There has been utter disregard for the ‘Swach Bharat’ campaign as the motive has been to allegedly usurp land. The residents fear that during monsoons this place will become ‘unlivable’ as the area gets flooded.
The residents are urging the committee to study all the old records properly and not just those records given by the Karle group. There are many such encroachments in the city and it is indeed a good job that the government and its agencies are demolishing such structures. The Rajakaluves need to be protected. The residents are sitting on a pile of dirt which one day may become unmanageable. It is indeed time that developers with clout and who are flouting rules are brought to book.

Hey Tarun,
Any idea, if this issue is fixed now or still some legal issues are going on?
Please do not venture in blocking Karle Zenith project, they say full booking money will be refunded if you cancel the booking before sale agreement is signed. But Karle deducts a huge amount stating they have already paid the service tax to government. This is even before the sale agreement is signed. Question is how/why the builder will pay service tax before the sale agreement is signed by the buyer & builder. They cheat buyers saying full amount will be refunded if the buyer decides to cancel the apartment before sale agreement is signed but this is not the actual case when someone cancels the booking. Be careful.

I feel for people who are looking for residence in north of Bangalore investing in Karle Zenith is a great option. Considering the surge in land prices it’s a very good value for your investment. The prices are really convincing considering the locality. The locality has got large number of IT companies so for all people working around north Bangalore it is highly beneficial. As the place is nearer to the new international airport one could always expect the value for the land go high in coming years.
Discussed a lot with all friends finally invested in service apartment in Bangalore. This project is worst of investment if it is for residential investment. In this area the value cant go to 10,000 psft in next 2-3 years. The locality has got IT companies so worthy for commercial space not at all for residential aspect. Rent even if will go 25 k a month, ur house will remain vacant for half a year, and 25 k retun p.m is nothing as compared to investment. Seems to be a joke, better go and invest in Mumbai/Pune/Delhi if you can’t take care of investing in hotels/service apartments. They are making people fool…
The price of 5950 is for rear facing apartments. For those that face the podium facing ones the rates start at 6450 and with a floor rise of 50 for every floor 2nd floor onwards.
Given the location and the wait of 3 years before the construction is completed, the launch price seems to be very high.
At such high rates, the claim of not charging for power and water don’t really make sense.
Starting GF price is 5950 psft ranging upto 7950 psft.
Only 3bhk premium apartment available for booking right now.
Cost of 3bhk apartment starts from 1.4 crore++.
Personally price rate seems to be on quite a high side.
Agree with you Abhi. I don’t think the builders will reduce their rate at this point of time. Want to know did anyone book apartment with Karle Zenith? Karle is comming up with offices , malls and residential blocks and looks like a good investment.
