Update: I received a mail from Dreamz Infra on 21st July 2012 from Disha Choudhari (MD, Dreamz Infra). The email shared the phone numbers of Disha and Sachin with me and I had a long talk with both of them on phone, where they summarized most of what is also mentioned in the mail that I include in this article. Understanding the concerns they had, I requested them to send me an official email as a response to some of the comments that were posted by some members. The mail contents are pasted below.

We have real aim of fulfilling comman man dream in economic price ! people on your forum says we will shut down our company and run away, then why we have registered lands of our 5 projects which cost is around 19 crore and agreements mou done with 37 lands for which more than 20 crore advance is paid , can we pack these lands in our baggage and run away ?
Even if anybody cancel flat we refund their payment through cheque n proudly saying you i can show our all account bank statements not even single cheque issue is bounced !

About one comment of non kannadiga s presence in company Dreamz, only company in bangalore having policy to have 40% karnataka employees, and me being non kanadiga i speak kannada, my both kids Gouri and Krishna Speks kannada proudly ! Dreamz director board 3 out of 5 are Born in Karnataka !

I want to warn all those who are posting false bad comments on harshasagar that don’t become a hassle for people with good aim ! god is there to see, apart from this its high time that I personally wants to spend whole next week on such elements and take strict legal action in best possible way ! We are going to approach Bangalore police as well as cyber crime team to find out such element and we will appeal police to file appropriate cases on such people !

Ok here is my view…. Dreamz has 40 ongoin projects…. Lets say some 200 customer would have booked flats in different locations…. Now Dreamz is goin to invest all that money in a project which gets registered in their name first…. So basically he does not have any funds to start construction and wants to make profit big time…. Reason being having 40 ongoin projects is people will just rush in and start booking flats to their comfort at the earliest….. None of the construction companies has 40 ongoin projects and I am not sure that govt would permit him to do so…. I think he might complete only few projects mainly in the happening areas like JP Nagar, HSR Layout and Sarjapura road not sure though about the time period…. ๐ cuz he can make good profit in these areas…. Other locations just forget it…. take it out from your brains…. Out of all those 40 he might complete 2 or 3 projects and that too in next 3 years…. those are the lucky customer whose construction will start soon, rest will have to face hard time to get back the money…. he will return the funds for sure but you’ll have to face bad pain to get it back…. I suggest lets sync and do hard core investigation, if everythin come out green then we can go ahead choose similar location and then go for the best decision…. Please dont hurry up things when it comes to property….. Specially those who has a dream to have Sweet home in bangalore…. I am sorry if I am wrong on anything above…. I supposed to book in DreamZ Sairam near SJP road 2 months back and I hold it due all the -ve reviews. Just thought of checking about the progress of the project and I went to the site yesterday. It was strage that they have remved dreamz adv board and on the compound wall i can find the owners contact number etc.
Lets not invest in the property without completion of registration process.

You are right prashant, this is going to unearth one of the numerous property scams in bangalore..dont fall for them..time and again it has been proven..people fall for this again and again, however you try to convince them..so best of luck and happy new year for ppl. who have already invested..
Plz, do not be social worker dude! You are only creating scary scenario for the Dreamz customers, who have invested their hard earned money, so do not increase their frustration level. It’s my humble request.

Hi All,
I was one of the person visited Dreamz Infra, Teachers colony near Silk Board office. I have few doubts about them after I visited the office. Could any one clarify my doubts that will be great.
1. When I visited their front office, I found around 50 to 60 employees. In office there 6 to 8 cabins and each cabin in occupied by 5 to 6 employees of themself. I don’t understand why so many people required. Even in Shobha, Mantri, Salarpuria, Prestige etc big builders are not maintain that many people to satisfy customers. Why?
2. If we open any official website of any construction company, there is a link about the company and their history. Especially about the Founder, MD, Partners, Board of Directors etc details. You can not find any such details in internet even if you do a micro search with magnifier lence in their website. why?
3.They are started bookings for all their projects, none of the lands are not registered with their name.(This is told by the executives) They are collecting money from public initially and then they will buy it. What is the guarantee that the land owner will sell the land to these people. If terms are going wrong between these two parties, the flat bookig people will suffer drastically.
4. To impress the customers, they are offering so many verities of snaks and drinks. Why ?
5. What is the guarantee that why can’t they shift the office overnight? The office design is like gift packet and it is ready move any time.
6. All the employees are very young people. You can’t find any senior person there. why?
7. So far not even one venture is not completed by them. What is the reliabity that they can complete in time? Is there any success history for them?
8. There is a one venture (Silboard, near virat nagar) where they are showing model flat and the apartment is around 60 % completed. What is the guarantee that these people only started construction? They can tie up with some local developer and advertising with their name. Even they put one board on that venture with out any address and phone no details. Go and check it. You can also notice the same. Simply with name (DreamZ) which is very big board. why?
9. They are attaracting the customers very nicely and say pay the advance booking amount and take back your money if you want to cancel the flat. Once money goes from your hand it is very difficult to get back your money.
10. The executives pick up your calls every time till you pay or give the check for the advance booking amount. Once you relaized and you want get out from the project they never pick up and answer your call. Why?
These are my observations when I visited their office and projects. Weekend so much crowd especially IT guys and my sincere request think twise before you commit for any project. Because onwing a flat is a dream for every one. If I hurt any one my sincere apologies. I am not against to any one. I welcome review comments against this article either positive or negative with your experience.
There are my views. Please feel free to form your own judgements.
Below i answer all your queries.
Why do i take time to answer your queries? ( Well i Can understand the anxiety. So once in a while if i am free and happen to find people looking lost / anxious with respect to this context , just help out).
Back to your queries .

Let us not compare shoba with dreamz. Obviously the big companies might have their backend support at other locations . Here in dreamz they have their office in the first and 2nd floor the the very building that you’ve been to( Their main office in Silkboard). For a company selling anything between 20 – 40 projects ranging from 40-100 apartments in each ( god knows right the number ) definitely they are not overstaffed.

I don’t know. What exactly do you propose to find out. This MD seems to be quite industrious being able to register multiple companies and recruit people and employ them.
They do mention their history of having sold over 1500 houses ( i really don’t know where .i honestly dont believe.) They do have a lot of junk updated. Advice you to check again

The agreement clearly states that Dreamz can modify the location of the project. and If you cancel after that change in location you tend to lose 10k , and will get a refund after 60 days. There is no bloody guarantee that the landowner will sell these guys who keep defaulting and extending deadlines. If you guys can bad together and get a bank loan to buy the land the landowner might be willing to sell to you guys than to dreamz
4. To impress the customers, they are offering so many verities of snaks and drinks. Why ?
Whats wrong in serving snacks and drinks. Make the best use of it. We finished all that was provided and even took one drink pack back with us. when you do business in Lakhs , seriously investing 1000 bucks in chips / drinks is a good idea to entice customers. lolz

Nobody can give a guarantee on that. Anyways why are you bothered about that. They have rented out 2 floors. If the landowner starts quoting an exorbitant price , they may shift. Yes the office design is Ready to Move ‘dirty pink’ setup .Good interiors. The MD has a bigger cabin in the 2nd floor.
6. All the employees are very young people. You canโt find any senior person there. why?
Obviously the marketing folk are all very young and paid quite less (not really sure here) The other fancy positions like CEO , COO, CFO etc.. have some pretty old guys although i cannot comment on their worthiness , experience etc.
7. So far not even one venture is not completed by them. What is the reliabity that they can complete in time? Is there any success history for them?
Yes you are right . Not a single venture has been completed. Reliability of completing so many projects on time ( Lets agree it is near impossible) . They might complete 1 or 2 projects on time.Only after they complete a whole apartment , we can start judging them with respect to finish & quality.Since they are relatively new, It becomes difficult to evaluate them and trust them. No, in bangalore they have no success history . Also , many accuse the real MD (not Disha ) of having created various real estate marketing companies squarefoot properties, samrat builders etc. and selling the same properties over and over again . I have no idea if it is true (I was of the view that such negative slamming and bashing was restricted to politics) .Meanwhile the mastermind ( MD ) remains hidden . Lets wish them the best ๐ .

Well . There are some genuine buyers for Dreamz 1. You can take my word for it. I have met them. This company ( not sure if it is Dreamz gk or dreamz infra ) seems to have bought the land and are doing the construction . Again the construction is outsourced to e-construct , which is a pune/ mumbai based company. Yeah i agree they dont have any address / phone no. on the board. We will never know if there are vested interest.

Well i agree with you in part. They make every effort to make you pay and once the payment is done the priority they give you is definitely lower.( Customer service in india sucks unless you stay with the top brands. ) . But if you keep reminding them that you are anxious they do tighten up their boots and deliver you the paper work .
Cancelling is definitely a pain. If you do cancel make sure you do so before the registration. Else you will have to bear 10k .Decide if you really want to try , trust dreamz. If you are willing to gamble and end up getting a good flat for a dirt cheap price , good for you .If you can’t , are in need of more certainty until possession i advice you not to go for it. ( I’snt it quite obvious) .
You will have to give dreamz a very long rope as they have so many projects that they have to take care of , collect money , register the land construct etc.. and you are in queue.
First come first .So you will have to wait very very patiently. ( meditate :P)
Anything that is too good to be true will have riders.
10. The executives pick up your calls every time till you pay or give the check for the advance booking amount. Once you relaized and you want get out from the project they never pick up and answer your call. Why?
Most of these so called executives have 2 mobile numbers. (1 they share with customers another is for internal office use). Make sure you get both those numbers. They do have a tendency of not picking up your calls incase things heat up.
Spend a minute and think about it from their perspective. You get your company a client you get rewarded. You lose a client you get punished. ( Obviously these will all be monetary in nature) . Visit their office and get all their numbers. Getting back your money is definitely painful .
Dreamz might really be planning to construct these apartments one after another. You definitely have to be very patient. I don’t see how such a small company can ensure parallel construction in more than half a dozen projects. I don’t see a reason why they will shut shop and run away , considering the team that they have setup .

Yeah, now it appears that you are the person who believes in finding out the solution with talking to them, not like barking on the internet and some other portal like some other novice people do.
How much they paid you salary to write these kind of fake reviews. do goos things don’t bluff the people god will punish you. be positive and join in another good company.

DreamZ Infra looks very good company.
In the interest of Investors I would like to suggest the Company to think of providing bank guarantee for the money Invested by the customers till ownership of the booked flats is transferred to them. This will also help to set the mouths of the people who are criticizing the company.

Spoke to Dreamz infra chat person and was told that Dreamz Sadan and Sairam have not been registered YET and registration will happen “MAYBE NEXT MONTH”.

HI, the said land has its own litigation and legal issues. Registration will not happen easily. Even the RTC stands in the name of dead person. Find of full details, then you will realise

We will get the papers only after the booking amt paid and its not happening only with Dreamz but with all the the well known builders in Bangalore including Shobha, Godrej.
Hope you have not checked with them in order to find a fault in dreamz.
Yes, we visited to more than 20 builders across Bangalore, and it’s same. Nobody gives like this, suppose 100 customers visit for one flat, so any builder can’t provide 100 copy of original docs. Coz that is the worth of crores and distributing like this, like distributing the flyers in newspapers.

I did speak to few of the lawyers with MOU I got, they all say that all the real estate , builders have the same situation in Bangalore.
Few of the Dreamz projects got approved and few of them are in pipeline.
We need to have some hopes and we shall wait
I have booked flat in Dreamz Sanskriti.
Now I have canceled that flat as they are delaying in registration. They are returning my money with PDC cheque that is after 2 month. for handling cheque to me they are asking me to give all documents including original receipt.to handle them documents, there is no problem, but how I can give them my original receipt to them. If cheque got bounced, then what I will do?
But they are saying first return receipt, then they will give cheque.
I told them that when I got my money back you can take repiept, and if i dont give it to you, you have my address and you can collect from there. but they are not agreed.
So Friends tell me, What I have to do?

take copies of the documents your are returning and also after receipt of the cheque, send them a registered letter stating that you have cancelled your flat booked under receipt no. ………. dated ……………. and on presentation of the cheque Dreamz shall pay the amount.
Please ensure to check whether the signature on the cheque is genuine and also the details are properly filled. better take a cheque for a smaller amount for present dated and present it and encash, if the same happens you can have a better legal remedy. All the best

Still MOU is with me unsigned for one of their project. Thought that some executive will call me one day and ask for MOU back . No trace of that till now. its more than 3 weeks now. Dreamz is not bothered to ask about this . Money taken and no response to get back their MOU. lets see how long they will do this.
Well my friend, you will need to call them and be little strict.. I got my MOU signed and notary done within a week and returned back.. I also got my allotment letter. Just waiting for Registraton and Construction to start….. Hopefully it will be done as promised…..

Moreover i saw many adds on upcoming projects at Kundanhalli and Sneh-2 as well and some more at Varthur. Why is it not possible to start and complete one project and then go ahead with others. don’t think about construction now…the properties has not been registered in their name yet.I have also booked it.they told me they will register the properties for SADAN within 30 to 45 days which i believe that time.Later i came to know from a friend that same has been told to him in Property Expo on 7th july.So,nobody knows the date when that 30 to 45 days starts.So,let Disha to answer what is that date to get the property registered

This is update from me I called on dreamz for buying a flat, they have no site office at any place, when I asked can we please meet at any of your working site? they told, “Please come to office only”… I told I need not to have office I just want to saw the future plan site, but they were keep on insisting regarding coming to silk-board office.
The guy told he can come to marathalli site and discuss with me, he told he will call back in evening and I didn’t got any call back….

Dreamz is a cheat. Period. The point of writing this post is to just inform people ‘NOT TO BE GREEDY’. Which bull-shit company gives free ‘Microwave’ for coming to their office and meeting their ‘Satisfied’ customers? Just see the out of the world, crazy things being promised:
1. Creche,
2. Super Market,
3. Water fall,
4. Child-lock Swimming pool.
5. Height adjustable kitchen platform.
Either they will not be given or some sub-standard useless stuff will be called these ‘amenities’.
I went to their office near Silk Board to check about Silk Board apartment. They showed me an empty plot in ‘Roopena Agrahara’ with just one board – Dreamz. They told here the apartments are coming. That’s it they have at that time. This was 4 months back i guess.
They are clearly announcing that these are ‘pre-launch/ partnership’ offers. For a commoner who wants to buy his/her first home, i think it would be crazy to take risk and go for these kind of things. These kind of prelaunch/partnerships are for the big shots who have plenty of spare cash.
See the quality of english in the positive reviews. I met a bunch of novice MBA’s (obviously from some low-level colleges) when i went to their office. I have no doubt that these MBA’s are behind these positive reviews..The positive review says about ‘leaving’ in Bangalore .. that’s what you need to do if you invest with them — ‘Leave Bangalore’ .. LOL..
For people still thinking about Dreamz, i have one reference — Speak Asia — Does it ring a bell?

I visited Times expo in koramangala Bangalore.One of the builders there was selling flats in exactly the same location(Silkboard in front of Madivala lake) that Dreamz infra was claiming to build.I was surprised and confused same time.Whom to trust?Both are planning to build in the same place.

I was advocate in Gandhinagar itself, and from last 2 years I am in Bangalore with my son who is working in HP. So as you have written that whatever amenities they are committing to give, it looks like complete dilemma. So I want to tell you that please do act like mature person, not like fool and innocent. I hope you read some reviews and only according to that you are barking on this harshasagar. At least you should have all the updates about any company, for that you are going to write about. I myself visited their Dreamz property 2 times in silkboard, behind Mahindra Showroom. And my son and me saw, there is height adjustable kitchen and all fair quality of materials. I met to two persons in the company, name I do not want to tell because they may face anything bad because of me, that I do not have any intention. One was from Andhra and another was from Lucknow. So as per my experience, they are frankly telling that they will take 18 months and also taking some 2-3 months grace period. So tell me what is wrong in that????????? Because they are not pizza supplier who have to give flats within desperate 18 months!!! And one more thing is that whoever is looking for flat and are really nice guys, they are talking to them properly. Because barking on these sites or portals is not the solution at all. One more thing is that if you want to cancel they are also returning your money, so what is wrong in that! So If you want good service, talk to them friendly. If they do not treat you well, then you should do all silly things. In their office so many nice guys are there as per my observation and my three of friends observation. I can mention their name also you can contact to them and get better solution, Mr. Pande, Mr.Hareesh, Mr.Rizwan, Mr.Rajesh, Mr.Rma Sankar and Mr.Hemadri. Definitely I can assure you, you will feel the difference as some guys are talking novice MBAs are behind them.

If you want this details you can also get it from Dreamz office, as it looks legal. As i called to HDFC and they told me that they have funded Dreamz for only one project that is going in silk board. I am not worrying about that. you can get no from hdfc site +91 (80) 41183000 and can call to customer care. He will inform you.
I am worried about all other project. So we in touch, whoever has book flat with Dreamz. so that in future if anything goes wrong, we can take any action againt them

If any body finds smthing on this then kindly share. As per the videos, people say they have got all the documents pertaining to their project. We have to see it is true for all the projects or one or two projects. I am trying to contact people who gave video interviews. If it happens to be true then we will be in a position where we have to rethink about the reviews we posted.
I am not sure how many of us are actually cheated by dreamz……. How many reviews posted here are true? At least I can be true to myself . I am working in a govt job in an officer cadre. I booked one of the flats for Dreamz Saakar, Haramavu. In my case land was not registered, plan approval not taken. few docs are avaiIable like MoU and agreement with land owner. So i was not confident afterwards about the project. So i started finding reviews. After going through the reviews i decided to cancel and i cancelled. I repeat, I cancelled it beacuse of DOUBT,INCOMPLETE docs and REVIEWS on dreamz infra. I am ready to meet anybody who wants to know whether i am genuine or not. Ready to share my number through mail.I have spoken to Krishna a reviewer of this subject over phone(phone number given below) . As per my interaction i found he is true and has the same experience as that of mine. Now i am going to find out persons who have suggested to go for dreamz like Vinitha S Kumar. Dreamz has posted her video interview/review in its website.
Something is there. Dreamz infra knows about all the reviews posted against it. And each time It is coming up with strategies to gain customer confidence. Friends we need to find out the truth. If it is true then we will be happy that it is giving affordable homes to Bangaloreans.

I also researched about this company. I found couple of truths mentioned below. I also had couple of questions in my mind.
1. How one can start many projects in a single shot.
Against this query I found they are not building by themselves. They purchase lands. They get collaboration with small builders of that area and giving that land to builder on contract for construction. In this way its possible to start many projects in a single shot. Also they are building G+3/4 which is easier to finish in limited time rather than a multi storage building. Now question comes about quality. I am not sure about quality. They are telling they put their own site engineers on every sites. But I feel contractors can manage site engineers and compromise the quality.
2. Their 4 projects are under joint venture with land owners with 60-40 ratio. These projects could be delayed as per my analysis. Because they are not getting whole profit on them. But rest should be faster comparatively.
3. Someone had questioned about Kannada people in office. I found many kannada people in office.
4. Once the registration of Sneh(Marthahalli) and Suvidha(Sarjapur) is done then we will be little more confident about this company. Siddhi(EC) has already been registered. As per them, Sneh to be registered by 10th July and Suvidha by the end of July. So I would suggest wait till July 10th and lets see how things move.
5. Couple of comments I have seen regarding different name change of MD Sachin Naik and his criminal background. I am not sure at all about this. Hope for the best.
6. This company is not rich cash company. They offer flats in lower rate in pre-launch offer. Taking the 25% of total booking cost from customer and utilizing it. If you want to cancel your booking they get double profit :- First, they utilizes your booking money for couple of months (as per policy cancellation cheque can not be redeemed within 60 days from the date of cancellation) afterwards refunded back without deduction and Second, same flat they offer to other customers on higher price because by that time they get more documentation and legality.
7. As of now this company has 350-400 customers. I have also booked one flat and watching their move. So far it looks ok to me but I am not 100% comfortable. As I said once the Sneh, Sarovar & Suvidha get registered then perception of the people will be changed towards this company.
8. In initial phase every company suffers with such problems and critiques. At the same time there is always risk with new company. If company runs then todays investor will fly otherwise screwed. These all will depend on board of directors of that company, how they handle this initial phase and move forward.

I feel Manu has given us some valid points. People who have booked, has to be watchful about their every move. I would like to suggest if at all somebody wants to go for a house/flat from Dreamz then it is better to book after all documentations are over. After that you can verify all docs and take legal opinion. By doing this You may get the same flat for a higher price, but it will be safe. Else one can take risk as per their appetite.
Good news : Suvidha(Sarjapur) got registered day before yesterday. Now waiting for Sneh(Marthahalli) registration. The deadline is 10th of July.

How come a fraud company can do business without any problem? Where is the govt and police? If we fail to return tax for an year, however small the amount it be, you will be screwed by the government. why they are not taking any action against such companies. I had doubt the first day when I saw their ad. Even companies like Purva, Shobha, Mantri cannot start those many projects the same time. How come a new player can start more that 20 projects. Make use of your common sense and use your money wisely. Some one is putting master plan to loot your money, its ur money, its up to you how u spent it.

Have you gone through all of my texts/posts posted here? I have shared my doubts/apprehensions in the matter. I have never forced people to go against the company and cancel booking made for Dreamz Infra. It is completely my perception and views. I cancelled my booking because of various factors that i have shared in the texts/posts posted here, in this forum. I have suggested people to be watchful and cautious about their money.
A normal human being would be very cautious before investing his/her hard earned money in sthing. It is really good that you have got the registration done in your name. If possible i will meet you/call you. I have always said before about the money asked before land registration/ plan approval. How can one be sitting peacefully after depositing money without completion of the prop docs. That too you are a new comer to the real estate business and not an old player like shobha,brigade, prestige etc….. Once all the docs are completed and construction starts/completed 25/30%, people will automatically turn up for booking. This is as simple as that.
I hope you can understand our situation. People like me will not venture in to sth unless otherwise everything is clear. They will verify 100 times before taking such a huge decision.
In my case I found few things which are not ok and i cancelled my booking. I went through reviews at various sites abt the company.
I may be wrong. But at least now i am able to sleep peacefully after cancelling.

NO uttam sir, i seen such cases in bangalore, where 25/30 %(in this floor slaps will come only) construction completed then builder or contractor ran away… floor slaps wouldn’t take much money, cost will take walls and interior… so doubt is always there until he wouldn’t complete the not 80-90, it should be 100% complete.

Dreamz Infra I hope you are genuine but one advice- do fix the grammar and spelling mistakes (specially emails from MD) as does make educated people suspicious.

Read the company email. Disha the MD of the company, are you the Chaiman or the Chai”r”man. The R is missing – I know it’s silly, but for an MD it’s a big blunder.isnt it ?
Friends I watched the video of Vinitha S Kumar. After watching the video and going through the post here in this forum, I can tell you this post/review is not posted by her. It is somebody else who has written. You can also find out. See the mistakes in the post above. for example………. 1. Which is really good for the people in economic level?
2. Dreamz Infra were having many offers, so out of that one. I selected Dreamz Siddhi in electronicity.
You can find other mistakes. A lady who is educated and working in Mahindra can not commit such silly mistakes.

Hi Ramya, Can you explain how you lost 10 lakhs. As per my knowledge Dreamz have so far collected only 25% of the total amount at the max from people and I am not aware of any projects/apartments from Dreamz that are around 40lakhs in total. If you could elaborate more on this.

My Experience with Dreamz Infra:
I was amused by the budget accommodations that they are providing in South Bangalore.
I was told a site visit will be arranged from their office near silk board. After waiting for 10 minutes I was invited for a discussion in a room. They showed me brochures of lot of their projects which has a PACKAGED deal. When I asked about the documents, I was told that this will be discussed after the site visit.
They showed me 5 of their projects(located in two locations). They have just started excavation in one of them(Dreamz Siddhi). They showed one of their completed properties which they said was a joint venture. The finish was not good.
Once I came back to their office, I was briefed about their pricing structure and availability by their ‘General Manager’. They were so DESPARATE for ready cash that they offered me further discount(2 lacs) if I gave a higher booking amount. I got curious and asked “If I can give cash immediately right there, how much discount will I get?”. I could not believe that they offered me an additional 1 lac discount.
Then I brought the question of documents. I told them that unless they gave me the checklist of documents, they can’t expect anything from me. They gave me the following checklist.
1. Sale agreement executed by (some xxxx) in favor of Dreamz GK Infra Pvt. Ltd.
2. Sale deed executed by (some xxxx) in favor of (some xxxx) date xx-xx-1999
3. Encumberance certificate from the year xx-xx-1992 to xx-xx-2006.
4. Encumberance certificate from the year xx-xx-1991 to xx-xx-2005.
5. Encumberance certificate from the year xx-xx-1990 to xx-xx-2005.
6. Sale deed executed by (some xxxx) in favor of (some xxxx) date xx-xx-1991
7. Sale deed executed by (some xxxx) in favor of (some xxxx) date xx-xx-1991
8. General power of attorney dated xx-xx-1991
9. Sale deed executed as document no. (some xxxx)

I asked them about NOC and BMRDA approvals. They called for their legal expert. I told me that only part of the land is registered. I asked him about NOC. He gave a deep thought and said that it will just take few days.
I told them that they don’t have required documents at all. Their general manager replied, that the prices are lower for the same reason.
They also don’t have project approvals from any bank.
When I came out of the office thinking about wasting that afternoon, a guy came to and told that he had paid Rs. 1 lac as booking amount. In return he was given a file that has xerox copy of documents and did not even have a table of contents. He asked my opinion. I told to get a advocate opinion first before giving a commitment. I don’t know what he did later.

In my mind, I am very clear that they are wrong doers. I am writing this detailed post with the hope of benefitting people like the friend I met outside their office. In my opinion
A. Going for a property approved by a nationalized bank is safe.
B. Before committing to a big amount, hire an advocate to scrutinize the fine print.
C. Use COMMON SENSE and do not be blinded by GREED.
They is no counterpart for SEBI in real estate market. Till that time, buyers have to be careful on their own accord.

Did you check any their documents? Just remember that once you give your money to somebody, getting the full amount back is uncertain.

TrueSelf is right. Once you give money to any company getting it back will be very difficult. If you get back also that with some deductions. I also booked flat from them for Dreamz SAAKAR and Dreamz SNEH. Because of people like Harsha, TrueSelf,manu, Rajesh …etc who share their experience through website reviews, I found out that the promise made by Dreamz is highly unrealistic . Fortunately before they encash the cheques i stopped it online. God saved me. Now a days in my free time , i am spending time to find out more about this company. I have found few things that i will share with you.
1. Every sunday they publish adv in times classifieds. Each time the contact number for the properties are different in the adv.
2. How come a company start 23 to 35 projects at a go? It is not easy. That too all are without land registration and plan approval.
3. If you can match all adds of times of India, you find there are new projects coming up with the existing one like dreamz ekadant, Vakrathunda, vinayak and few more.. But you go to their website you will not find the details under the projects section.
4. When you call them for the first time, they will note down your number along with your name in their database. They will be behind you to you see their properties and purchase it with good offers. You book you are trapped. After this you try calling the same numbers, you will find either it will be busy, not reachable, switched off or diverted. Even if they pick up, you tell them that you want to cancel. They will never come back.
I have few more observations that i dont want to share (one can find after little bit of research) here. Else, they will read it and rectify their loopholes.
All good reviews were posted by their employees only. Few reviews posted by few people like us. Why should public write wrong things about a company unless and otherwise they faced genuine problems?
I went through this whole page and I am sure there are few WORMS who are still writing very good things about them. But it is proved by robin on this forum that they are wrong.
Robin is right. Till now they have not completed a single project.

As time passes, even if the land registration and plan approval happens (by paying hefty amount / giving bribe) I am doubtful about the time line, quality of construction…..

Luckily, the advance amount 6 lakhs was returned back after 9 months.
so Dreamz infra team will using customer money and when we ask them for documents and finally they are paying back. but in the meanwhile, there was using the customer money.

Bangalore people are used to get looted badly.. if same Dreamz flats were sold at 40 to 60 Lakhs then u people had said they are very good builders.. u people do one thing Purchase a land and construct G+3 floors and check how much cost will be incured.. In G + 3 u will get 4 flats.. so if per sqft if its 1500 rs then for 30*40 site it will be 1800000. so per flat land value will be 1800000/4 = 4.5 laks per flat i.e land value. ok come to construction 1200 rs for sqft in 30*40 site if you construct then it will 1200 sqft. so 1200*1200 = 1440000 rs + land cost 4.5 laks comes to 1890000 rs. They are selling it @ 24 laks in Prelaunch offer nd gradully increas there rates to 28 laks to 32/35 laks. so in prelaunch offer only they are getting 5 laks profit and it increases gradulally. but other builders are minting money using the real estate business nd all fools are supporting them if you have brain then think. also u may ask for there operational cost.. yes remove 2 laks per flat for operational cost still they are in profit.. they make small margins but others will loot your pocket.. so u r happy to enjoy to be looted gohead..

Presently you are lucky one as your project is going on speedly.
But we are not. as we have lot off confusion in our mind. I have seen your all calculation. everything looks fine. Now I have some doubt, Please clear my doubt about Sanskriti and sarovar.
For Sanskriti they are selling it at approximate 16.5L for 800 Sq ft.
so it comes to Rs 2000/sq ft.
If you take your calculation:
They have bought land at 2150/sq ft. so it comes to 550/sq ft for a flat. and construction cost is 1200/sq ft.
so total flat cost is 1200+550= 1750/sq ft. and also there are some more expenses.
above data is for 25% down payment. if you go for 100% down payment then they are providing flat at 12L.
Also they are spending a lot off on employees and advertising.
Can you explain us all these things?
for sarovar they are providing 950 sq ft at 21 L.

In ur project their are more than 40 flats.. not all falts will be sold @ 12 lakhs or 16.5 lakhs… on August 1 st please check the revised rates.. projects will be calculated at the average of all flats.

Its serving purpose of clients in low budget as i have purchased flat at 18Lac and my falt value is 35Lac now and i am their real client and you can check the same with Dreamz office or even i can personally meet any of you if they need our advice.

I am rashmi here, i visited dreamz office for the project of dreamz sahavas day before yesterday in which i was iterested for 2bhk.They showed me the floor plans and accompanied me to the site visit by car. And the project construction is going to start. So i had a doubt and i asked them for the land agreement documents to see and approved document authority.the project dreamz sahavas approved by BBMP and the land registeration document showed by them. i am believing dreamz company and i booked the flat and i am sharing this my own experience. if you guys feel bad about this company, no need to discuss in this kind of forums, it will doent make any sense. you can visit to their office directly and you can clarify your doubts and clarifications.this is my opinion.

Dreamz people hving a tie up with time os india brand for one crore rupees. i dont think so they are cheating people. Company like big mnc’s ,coporate companies, big retails and production companies only will have tie up with times of india like this manner.

Are you talking about Dreamz Sanskriti or Dreamz Sarovar flats? The ones which are lake facing?
The advertisement can be placed in any daily news paper be it TOI, HINDU etc.. They have created this facility for all of us who can get information about buying and selling. You pay them for an adv they will publish it. They dont certify whether smthing is genuine or not. It is up to the individual to check.

This is Doorai Raj from bangalore. I need to share my own real experience and views with you all guys and even with Harsha.I booked 2bhk flat in dreamz project. I was waiting for the home loan to be get approved from different banks. But i dint come to know that dreamz itself giving home loan through different banks.since they are having tie up with two to 4 banks like ICICI,HDFC,LIC,etc. Then i approached them in the mid of May, they immediately applied for home loan through HDFC and they showed me the document of home loan got approved and property also registered. if anybody having any doubt on all these, they can visit direct to Dreamz office nearer to HSR layout.. they showed booking form and their registeration with the sub register which is true fact to believe.Don’t blame one company without knowing anything fully.then its left upto you guys whether to buy a flat there or not. This is my experience i shared among you people.

I called HDFC to check they have approved any loan to Dreamz or not, they told that they have only approved to Dreamz project, then i ask about siddhi, they told that they dont have this information in their record.
Before that i went to Dreamz on 7th July and met HDFC person, as he was telling that they have approved loan for Dreamz only and siddi is in processing. so to make a final cross check i called HDFC and came to know that. I don’t think so they are cheaters, if they are like that, why they need to showcase all these pictures in google ,since i made a search in facebook about this company, then i came to know this.
out of 23 projects of yours only one project is under construction.that you uploaded the photos of construction today itself.see the construction rate vs launching of projects.no builder in this globe wil start 23 projects in 3 months.construction wil be more fldged than launching of the projects.u knw the date whn its launched and whn its going to complete.i visited tht project may 2011 see the work progress of u r project.ths project is in silk board behind mahindra show room.til nw also u r giving prelaunch offer of the same project,til nw also no joint venture registaration documents are available in your office for all 23 projects.i had seen u r documents.suppose to book three flats of 100% payment option.lukily after seeing the reviews i strongly made up to see it practical rather going with reviews i visited u r dreamz gk infra & master mind properties.sorry to say ths both are in same senario.

Dear friend facebook or any other social networking sites are not official websites of a company. Who knows whose construction pictures are uploaded?
A good company will inform its customers about every progress of the project/s from time to time in its website or through mail or through letter.
I know there are few WORMS that have encroached this review page also like other review websites.

i enquired abt thier project Dreamz samhita. they said 2 BHK flat arour 950 SFT will cost around 38 Lacs. But if we give 25% means it will be 37 lacs, 50% means it will be 33 lacs and 100 % means only 27 lacs. And completion time is 18 months. I told them i will get back to you in 2 days. but never called them.

DREAMZ INFRA LOOKS TO BE A FAKE COMPANY, Please do not buy anything from here; the sites are not BBMP approved, their strategy of construction is not clear, the name boards of the company is NOT on the sites (i found that out on site visit); looks like people have been hired for a short period of time to make a fool of us and garner the booking amounts/initial 25% away.
The following things are to be noted:
1. The sites are not BBMP approved
2. There is no local (kannada speaking person) in the company (how do you think they are going to get any approvals)
3. The name boards of the company is NOT on the sites
4. They have no work to their credit (Kanti Dreamz is only marketed by Dreamz and is not built by them; it is built by RamaKrishna group-a small group that undertakes building small number of flats)
5. The master layout is not there and there are no documents on approvals that can be produced by Dreamz
6. This is their first venture in building after 7 years (they claim) in marketing for builders; how can they parallely start some 4-5 ventures like Samporna/Swagat/Sarovar/Saakar/Sneh —–Any new construction company will never adopt this strategy – DREAMZ IS NOT CASH RICH
7. There are contradictions in the statements in-office personnel and site-personnel
8. The office in Sarjapur Road (near Aranya restaurant) Silk Board is not theirs, it is super colorful with loads of executives and is leased !
9. The notice board asks all employees to wear blazers compulsorily else it attracts a Rs. 5000 fine; very weird !
10. i got a chance to speak to the VP of Dreamz and got to know that he earns about 6-7 Lakhs per Annum, which is surprisingly low

I visited the dreamz infra project in hormavu. They seem to be fraudulent guys. Where as every builder gives you document for verification, these people say they will give docuemnt only after 24 hrs and when asked why they simply say that its because of comapny policy.
The marketing executives dont know anything. They simply say different things.
They showed me a site of around 8000 square feet and simply say that it is 14000 sq feet. when i akse dthem dimention of the site, they are saying we dont know(length and breadth). Its really fake.
Next they are nt reayd to register the property and they say it will be only MOU that will be signed when you pay fully.
All these looks very superficial. Their office is working till 9 p.m. This is also not looking real.
The officials there were not really professional and they had hardly one photocopy of teh layout plan, and in teh layout plan also, nothing was mentioned like ast west, or any BBMP seal etc. and they themselves didnt know where the swiimming pool would come. they didnt have teh booking details. when asked they simply said, it will be main office. When i said how can i know how much is booked, he simply got angry and said…madam, so many people are waiting.
It was really looking fake.
Guys it better we all together lodge a police complaint against them.
There are no constructions started and what is teh proof tht they will ever start construction?

they are nothing but a marketing company underwriting the buildings coming up from small time builders. they get into agreements with small timne builders and then resell after deciding a joint agreemnet with the builder who is more than happy to sell off his complete stock at once at a huge discount. u can now guess the poor quality !!

I visited the dreamz infra project in Hormavu. They seem to be fraudulent guys. There office is on the Outer Ring Road Near Hennur and the condition of the office speaks about it. I am 100% sure they are fradulent, every builder gives you document for verification, these people say they will give document only after 24 hrs and when asked why they simply say that its because of comapny policy.

In Hormavu, project is Saakar it seems to be. Since i am not sure, i booked 2bhk flat in Dreamz project. Construction was going on very rapid manner.And if you can see al the projects are BBMP and BDA Aproved. Even they shwocased me the documents and i got the MOU when i did the intial payment 1L rupees. See one thing is Dreamz company is not a cheater or fraudent company as per my knowledge and my experience with these people for more than 6months.And one drawback is ASM and Sales executive people doest know much knowledge in the project wise , sine the same experience i had when i visited first time to their office Shekhar, After i consulted with directors of company and lawyer, i understood the full process and i consulted with my lawyer also with the documents what they have given for me, Nothing seems to be cheatable or cheating.I am quite comfortable to believe those people.
there’s no construction happening @ Horamavu project, I checked it yesterday.
I stay in horamavu, near Devamatha Central School. I just want to inform you that there is no constrcution is happening at the site (Dreamz Saakar). Forget about construction, there have not started any thing there only signboard is there. Just check your self before paying any advance.
Disclaimer: I have no share and have not booked any plot in any projects from Dreamz. Just because I stay in that area, I thought posting this info will help someone.

For God’s sake kindly do not mislead innocent people. If you are a genuine customer / purchaser of flat do kep posting your experiences in the future. I am sure very soon you will come to know about this. Some thing they will do and will play with like shifting the project (as given in the booking form as terms and condition), delaying project start and completion , quality of material used, may be they will give you a flat with different configuration/ measurement…. One thing is clear they are taking huge money from us and investing it / saving it bank and then with the same money and interest they are running their business.
I booked a flat for this project and i cancelled. No construction started. Except board nothing is there. It is near to my residence. I have visited the place so may times.
You people have given me a good idea, i have the docs with me let me find out the seller/owner of the property . If possible i will speak to them.
And I will let you know all.
Since I had booked a flat, they gave me all property docs (xerox copy)available as on date. Who says The project Dreamz Saakar has BBMP and BDA approval. till now it is not registered in the name of dreamz infra and they dont have the plan approval till date. I can share the details of MoU and the agreement happened between owner and dreamz if required. I have to find out whether people and property involved in this project are genuine or not. I will try to find out the same from govt property offices. I will try to find out the owner of the land.

1.i saw two site 1. marathahally 2. hormavu . both are not even started .
2. immediate cash payment option is unrealistic .here the doubt started to me also .
3. when i asked them why the huge difference, he told we need more money on immediate basis .

I visited their office near silk board junction. The office was so crowded that made left me amazed.
These were the suspicion I had about Dreamz Infra
All the people were hindi speaking(no offenses its hard to run reality business in Bangalore without Kannada speaking ppl in a realty company)
The English they spoke reminds me of local UP population who are experts in an area that everyone knows.
They showed sites with board having names of some others.
They had no answers when I asked them about any construction that had been completed as they had none. This made doubts in my mind why they are into these many projects when they have not completed even one.
They are talking about getting advance before getting BDA and BBMP approval.
They will start construction only after 2 months is also fishy.
They followed up on the evening that I visited.
The sqfoot amount is nearly half of what is on an average in that area.
All the above makes to think that its not wise to invest our hard earned money.

No need to worry much. Here, we are pointing out few of the lapses/ doubts/irregularities of Dreamz GK Infra pvt ltd. There are so many things that makes you to become suspicious. So we are suggesting people not to go for such a property for which you may ( i repeat may) have to repent later. You have to be careful.
You watch them for some more time. Watch their every move. If everything is not going fine then you can cancel it. Only issue is getting your money back. They say they will return money after 60 days.

I am in complete confusion,though I need a 2 BHK flat immediately,they are offering at 17 lacs,in Silkboard.But what supprised me that,they have not registerd the land,dont have BBMP approval,& they are eager to get the Booking money.If any body has any information please add on….

I felt fictious because they are offering 3 bhk at 30 lacs only. Further they are ready to offer so much discount just to get a booking amount immediately.

There was a full page Ad on Times Property on Friday and I had to start this discussion to collect feedback from all of you on all Dreamz projects. Interestingly all the projects are marked as pre-launch offers and the price of the apartments keep changing every 2 weeks.

I visited them yesterday thinking about getting a really good deal, but the moment I entered inside, I got to know that its a real fraud. Think about this, the office so called head office is a commercial complex (which can be vacated over night) with just one board and there is a staff of atleast 50 male salesman,why a real estate company need 50 salesman??
It’s a 100% fraud that the booking receipt terms and conditions says that they can move the project site if the project is not feasible on the site they have shown and customer cannot complaint about it.
Let me know if you find some more info on this.
