Should there be a floor rise charge at all for G+4 project? That too 50/- looks unusually high. I have seen Grade A builders charge only 25/-.
Bren guys are cheating they will charge you more and put the customers in trouble I have had very bad experience.
1.The don’t deliver the flats on time.
2.They charge you more at the end without any reasons.
3.Very poor customer service.
4.They promise several things when booking the flat please get it in writing whatever they say.

Tax part also is problem. standard rate is 5.5 for VAT n 14 % ST on 30% value of project cost…hw to get it low from their end.

I am inquiring about Bren Palms for last few days. Rate seems high compare to other projects. VAT and ST very high. Location seems good. 2 days back I have visited Bren Trillium to see about the quality. I didn’t like much the quality of balcony windows sliding doors and the doors and frames. Bath room fittings and kitchen are very good. SE told me Bren Palms is going to be the same quality of Trillium.
I have seen one another project (near kudlu gate) where I wanted to book flat with 1040 Built up area which is small for me and quality of this is little better than palms. Price in Bren Palms is very high compared to this. Can anybody who booked flat in Bren Palms share their contact details? Or any suggestions?

Yes, looks like BREN prices are high as well they are making lot of money through VAT & ST. No other builder charges this kind of high prices. Most of the other builders charges 8.9% on the base price + car parking.

ChandanMadhu, I have recently booked a flat in Bren, I had lot of arguments for the same topic why Vat/TAX is high compared to other builders. They have their own way to convince customers. I was not convinced though I bought a flat. Vat/Tax they charge 1 to 1.5 laks extra but at the same it will be 5 to 6 laks less in total compared to other builders base price. So , overall I felt its ok to go ahead. That to Bren plam is in a very good location in terms of connectivity and transport. Metro is also planned. Kaveri connection also there on that road. Hope fully it will come with in 2 years .
Can anyone has got the confirmation regarding this VAT and Service TAX charging in this project.
All,
Bren group is charging VAT and service tax like anything. They are charging VAT around 14.5 % and service tax around 12.5 %. But maximum VAT is supposed to be 5.5% and service tax 3.09% of base cost (square foot rate and amenities excluding car parking).

Agree 100%. They said only they are calculating the VAT and ST correctly and other builders are cheating !! But its very clear that Bren is charging exorbitant without any proof. Exactly for the same reason, I backed out from their couple of projects Avalon & Unity. I wonder who will pay such high taxes and get an apartment in Bren. Instead of looting customers by providing false info on VAT increase etc, they can directly increase their base rates – that is at least some decency. Wonder who is their CA who came up with his own rules for VAT and ST
Please file a complaint in CCI and SEBI..Go as a group and start filing the case nowitself and try to get a stay on the construciotn activites
Also call the Income tax officals for prompt action..There is no point in raising anger in this forum.

Anyone knows about the factory behind the compound of Bren Palms. They said it is Mysore chemicals. Would it be polluting or stinking ?
Forget about the chemical factory… worry about the BBMP waste management facility hardly 500m from this place. I stay in the same area. At least thrice in every week, it stinks like anything. Thats the time when they spray chemicals on wet garbage piles.
Such a beautiful area and somasundarpalya lake is destroyed by this dumpyard.
If you’ve already bought then pray that wind doesn’t ever flow in your direction from somasundarpalya. 🙂

This was in news from feb onwards though they launched recently. I have booked here during soft launch phase. Only advantage here is cauvery water connection is available nearby place. SO i can expect water connection by the completion of this. Its near by main road. These are the things attracted me. As said RE market is not as good as some time back.

I came to know about this project about 15-20 days back. No Response even after the info has been on this site for 2 days. 🙂 !!! its good.. after a lot of mails on Kolte Patil’s Mirabilis project, I see it to be dead for some time as well. there needs to be a pause for RE investment to some extent at least. The prices are skyrocketing even when infrastructure support or financial growth in job sector is not seen matching it. Probably they match water levels in and around bangalore which is going low and lower day by day. I hope its a sign of correction in RE. genuine end user buyers like me desperately need one.
