A personal review on the project
I personally liked the floor plans and also the master plan. There is enough distance between the 2 towers. All 3 bhks are corner flats providing maximum ventilation. Across the site there are only small plots so no chance of any high rise coming up. With regards to location it’s not worth now but maybe in 3 years’ time.
Plus Points
- Good floor and Master plan
- Close to lake will provide good ground water level
- Good pricing for a high rise
- Decent builder with many projects
Concerns
- Location (until the ‘proposed‘ 80/60 feet road materializes)
- Super build up and Carpet area ratio
Any opinions regarding this project?
Project is nice but the only problem is its quite inside with narrow roads.
I have booked and cancelled a flat with Oceanus Group and here are my views on the builder:
– Overall quality of construction is quite good, as is evident from some of their earlier projects such as Oceanus Monarda off Sarjapur road
– Their carpet area to SBA ratio is quite poor, usually in the mid 60s. Most other builders offer something ~70% for this size of project
– Their recent projects are all located at some distance off the main road. Eg; IRIS is ~2.5 kms off BG Road, this one is 3-4 kms from ITPL Road and similarly with Tranquil off ORR too. So whilst pricing and plans look good at first glance, this should be read in conjunction with the exact location.
– They have a record of considerable delays in obtaining approvals (Iris, Vista, Greendale etc) and generally when their approval comes, there are a lot of changes to the plan. So what you get post approvals is significantly different (in terms of size and layout) vis-à-vis the pre launch documents.
