This is our first post on this forum. We’d like to introduce this forum to www.clearvalue.in. It is a due diligence data repository currently hosting two features namely the Bangalore city town planning maps (CDP Maps) & Guidance value information via easily navigable/geo-referenced maps.
We thank & appreciate the creators of this forum for their contribution in organizing and helping genuine information reach the demand-side economics of Bangalore’s housing markets.

The basic intention of this portal is to help you do your due-diligence, should you be in the grind of buying property in Bangalore. The town planning maps for instance have existed for decades now, but they’ve mostly not been complied with, thanks to corruption, inefficiency & greed. They’re not accessible to the general public that easily either.
It pains us when we see huge complexes being constructed on erstwhile lake-beds, encroached parks, graze lands & such green spaces. The storm water drains and streams which once connected all the major water bodies in Bangalore are now more or less extinct! Similarly, we are at wits’ end when we hear about people having bought into plotted developments & layouts in green belts and no-construction zones. It is another matter of fact that Bangalore has its own set of ‘Campa Colas’ waiting to happen (for demolition), but sadly, it will be the truly hardworking sons & daughters of the city who will bear the brunt ultimately.
The prescription we propose here is ‘due-diligence & prevention is better than cure’. Our simple 3-step formula is at the Why > How > What section at the bottom of the Homepage at www.clearvalue.in.
This portal also offers a little information on pricing – the Government Guidance values, which may be used as a yard stick to compare prices around.
We put together all the time & effort required to build this, in the interest of the city we care about so dearly. Our vault contains more data-sets we hope to publish in due course of this pursuit; to drive them transparently into where they should really belong: public hands! We’re simply akin to a lot of fellow citizens out there who’ve seen the destruction of Bangalore unfold over the past two decades and it is just that we decided to put some of our skills to better use through this pursuit. You may be right in reasoning that our wishful thinking is a little too far fetched, but we choose to take that in stride 🙂

When i zoom out Hoskote CDP Plan, it will not able to view clearly.
i have offer of plots on kanakapura road at somanahalli village panchayat, nelaguli village, uttarahalli hobli, bangalore south taluk. The land has been converted for residential purpose vide order No. ALN.(S)SR (S.U)67/2009-10 dated 10/12/2009. Can you give me the opinion on if it is in yellow zone and can we construct a house on the property.
I am intrested in buying a plot in Kadugodi, the plot is under unclassifed use section (revenue site) in CDP Map. will there be any legal issues in buying this plot.

1. do you also have 1965 survey map superimposed on the google map? since the authorities are going to be using that as a reference point.
2. The survey numbers on the Anekal maps are not readable. I have specific questions on a couple of survey numbers would you be able to help?

I’m also looking for this Project (Bren EdgeWaters). Are you guys aware of any risks associated with the projects e.g encrochment of lake or SWD. I was about to book Shriram Chirping woods but heard of encrochment stories and then dropped idea to invest into that. Appreciate if get any suggestions or help on time and i want to quickly finalize on something.

I have followed up in the masterplan of the same and the high tech corridor has been scraped by the high court back in 2007. Beyond this time,there has been a huge development that has taken place in this belt(of the proposed high tech corridor) till 2015. I dont know if at all it is possible for the BDA to pursue this plan in the future anymore. But doesnt look likely. But please do your research in this regard.

You have mentioned that High Tech Corridor road has been scrapped by High court in 2007- can you provide more details is., case no or order copy.
In CDP plan 15, High Tech Corridor still exist in plan.
In 2031 is it removed?

Really good job by clearvalue.in and harshasagar.com for making the CDP maps public. Only big builders are able to access these maps from the corrupt BDA.
Only BMRDA and BMICPA have published their maps on their website for free pubic viewing. So, why cannot BDA and BIAPPA publish their maps online?
In fact, PIL should be filed against BDA and BIAAPA for keeping CDP maps secret.
Also, why are come areas like Ramurthynagar and Kaadubeesanahalli completely struck out with diagonal lines? What are those areas marked by diagonal lines on map?

Kaggalipura on Kanakapura road comes under the purview of Kanakapura BMRDA planning authority. Unfortunately, we do not have a high resolution map for Kanakapura Planning Authority region.

Excellent job .With this site everyone able to know the limits of BDA/BMRDA/BBMP, guidance value of properties and PRR/STRR/ORR roads alignment etc.
Appreciate the effort. Looking through the maps, I have one doubt regarding what constitutes and Industrial area. For eg. entire Electronic City phase 1 is showing as violet (Industrial/Hi Tech). Then how are apartments coming up in this place. Does this mean all the builders are constructing apartments illegally?

Can you also provide the latest Devanahalli CDP plan?
How accurate is the map? I am looking at Varthur CDP. There is a proposed road connecting ORR with Peripheral Ring Road, starting at New Horizon College Junction on ORR. This proposed road is shown over the current VTV tech park. If I am right, this road will come up slightly above between new horizon college and VTV. Can you be more accurate with respect to it?
