Planning to buy an apartment in whitefield only. My dad and I prefer Flushing meadows so far. I am in talks with different brokers at this point. Seeing different options in the area but Nitesh people hav been clear with time and papework so might go for that
I don’t think Flushing Meadows is in Whitefield…it is near Hennur, which is mostly North Bangalore…
Nitesh is the last builder that I would like to deal with in Bangalore. I paid 1st cheque for pre-launch way back in Sep 2011 and till date every month I get different possession/completion date from their CRM team. Have already paid 80% of the payment and paying huge money as interest to bank.
Mr Prakash who seems a well wisher of Nitesh I welcome u for further discussion on Nitesh but with facts. I will produce mails which gives different updates everytime. Also u are free to track my IP address and be assured that I am unique person and not posting under a disguised name

I booked a flat under subvent scheme and i opted for surrendering the apartment. Now Nitesh has done some fraud and tells me that I have to buy.
I signed on MOU and sale deed.
During getting my signatures, put a later date in the main Sale deed agreement with clause that this supersedes all earlier agreement. so as per that my option of surrendering in my subvent was null and void and now I have to take possession. They also defaulted the bank loan which they were supposed to pay and now I am bank’s defaulter !!
@vikram – People like you should file a case in consumer court..instead of writing in this blog..all builders are cheating public..i would recommend not to buy any apartments or villas till we have the Real estate regulator in place

Nitesh estate means delay for 6 to 7 yrs and get it in 7 to. 8 yrs
Big example nitesh cape cod bellendur and other 7 projects whom not seen the world for most 7yrs!

Ankit, sorry to hear about your plight .There can be one off cases, but every builder has a different story and with the new government, the sales should pick up everywhere. Nitesh is relatively new builder and many of the projects are scheduled to be delivered this year , hence the ROI should be higher in this project once the delivery of the ongoing projects commences. Some projects have already been delivered. I have booked in hyde park during prelaunch and the prices have gone more than double since prelaunch.

This is not one off case. All their projects are delayed with no signs of getting completed. They have reduced prices of their projects. Still they are not able to sell. Now they are offering 3 percent commission to brokers to push their projects. Even Hyde park is not ready for possession! If you have really invested in again Nitesh then you do deserve param veer chakra!

I agree the delay has been there in earlier projects, but that has been primarily due to delay in getting approvals and infact, it was an advantage for me cos for less booking amount, the property appreciated for the full value. As per the delivery date in the agreement, the deviation has not been much. I can certainly draw a pattern from all the negative comments across all the websites. Seems to be all coming from a single person acting as different names ? Looks like u have been badly hurt 😉
It will be interesting to track the ip address in case the builder wishes to file a defamation case for baseless allegations.

I agree with Mr. Cody. Only who have invested are neglecting the negatives because of their vested interests since they have already invested in them and hiding their frustrations…And for your info, Nitesh is not a new builder but has been for many years in Bangalore…. Almost all the projects are getting delayed by 6 to 7 years…obviously during these years prices will appreciate due to,surrounding land rate appreciation.. If you are ready to wait for 6 to 7 years and paying pre-emis for long long years, you can go ahead and invest… Whereby all the appreciation is eaten up by the pre-emis you keep on paying..good luck
Agree with you rajeev. All their proejcts gets delayed by 7 years minimum..if anyone has got excess 🙂 money in their home lying idle..u can park it safely here ..else

Don’t even think about it. Nitesh is almost bankrupt & unable to complete any of their projects. They have been slapped with numerous lawsuits by the customers.
Why Nitesh names all of its projects based on foreign locations? Have they run out of local names?
people like foreign names..and proud to be called my those names..so they need to shell out more
My friend has given EOI cheque today for 2.5 BHK. The psft price is 4750/- and all inclusive cost for 2.5 BHK is 86 lacs which seems to be too high for pre-launch and for that location. They are taking cheques currently but the unit will be allotted after 15-20 days and then only cheque will be sent to bank.
How do you people just go and give your money with a company which is bankrupt. You guys should check on the company’s financial backup before investing.

Nitesh is NOT tier1 builder. All their projects are delayed beyond normal duration. Never put ur money in under construction project of Nitesh.
Any idea when they will launch Nitesh Melbourne park. Moreover has Nitesh Provided occupancy certificate for any of their completed projects???
Horrible. I have booked in 2009. But today officially they send me mail stating that the possession will be in 2015. What legal action we can take on them?

file a complaint in CREDAI..check the credai website..Invoke the penalty clause..
Never buy any of the Nitesh projects. Till date they haven’t completed a single project. Have already burnt my fingers with them. Am planning legal action against them.
Any idea of pricing? I dropped a note to customer contact related to launch date and got a plain response that they will let me know.
File a complaint to CREDAI and CCI if you are not satisfied with the progress.

be careful with nitesh..they delay the project for 3 yrs and doubt whether cpmpenstaion willl be paid or not
Yes. They have hardly managed to complete just one project till date. Have booked in Cape Cod & the construction is going at snail’s pace. All their projects have been delayed atleast for 2-3 years.
I’ve booked at Nitesh Caesar’s palace during pre-launch. Initially it was Jan 2014 then it was April 2014 then it was June 2014 and now it is anywhere between Sep to Dec 2014.
The problem with Nitesh is their properties have some of the best interiors & exteriors design in Bangalore but their projects are not executed properly which leads to delays in handover.
Same with nitesh hyde park , as per agreement, delivery on dec 2013, then june 2014 and now dec 2014
The sky is not going to fall..there are lots of houses available on rent. better avoid in nitest..expect delay
