Visited the site today. Builder is still selling apartment they have flats in old. Building and quoting 76 lakhs + registration for 1640 sqft. All the reviews posted are old and of 3 years or more. Is this project worth investing.
They are also coming with a new tower and builder said they will give pocession of that by My end.
Also I heard owner flats are cheaper and we may get at a lower rate.
Also pandey said that property is E khata. Wanted to check if that is safe. He also said they are paying penalty to all old buyers who paid and are paying penalty for delay.

We did not go for this property and booked a flat in SJR Bluwaters. As personally we felt the pocesssion may take time and we did not want to take a risk of delays.
Also the approach road was a bit congested and with more apartments coming up, things would get worse.

Anyone booked Ardente Pine Grove. I have heard that this is their 1st signature project. Did they have all the clear legal document? I have visited the sites but work is not much progressed past 2yrs. I have seen only base for Tower C and now their making ground floor. Please suggest me i can go for booking or not.
Hope you get possession. My guess, its not going to happen anytime soon. I had booked as well, but seeing the progress, it makes me wonder.

I booked a flat at pine grove in December 2014 as i liked the floor plan and the layout. My experience is been good all this while. Construction also started recently and the team is so confident about their completion date (Mid 2017) because of the new technology.
If you haven’t decided on your house, Pine grove may also be a good choice.

Even I am considering to invest in this property but considering these comments and feedbacks am worried in terms of when will I get possession. Ardente is committing on 2018 but i don’t see a strong commitment. Can anybody help with any information on the possession timelines and suggest if it’s worth to go for it . Thank you

Dont invest. They are delayed by almost a year now and still project is nowhere close to completion. More the delay worst the quality would be, its a very basic formula of real estate. Multiple owners have cancelled.
Any further news on the project. I Plan to visit the site this Saturday.

This builder is from hyderabad I don’t think they are upto the standards of bangalore reality . Top category builders are providing 75% carpet area then how can new builders like ardente launch their projects with only 65% and compete. Though they keep base price less but final price is almost equal to reputed builder. They why anyone should choose ardente? Folks, don’t assume, please check and verify actuals, show your smartness.

I have made a visit to Pine grove a couple of days back and checked the facts. I also visited the projects around this site to get an idea. What I noticed was the price was not high for what they are giving, especially compared to other projects around. They were very professional and apparently big companies like CBRE are handling their processes. I have checked the same in their official website and verified it. Also, carpet area is not 62% as you mentioned. It is standard and at part with other builders. You can call/meet them once and check the facts.
I’m planning to book a flat here soon and I think it’s definitely worth it.

I had visited pine grove site last week. The design, floor plan and the architecture is quite exiting. The Sales team is quoting Rs.3600 per sft to me, however i presume there should be a scope of further reduction. 70 lakhs for a 3 BHK looks ok to me for a high rise building with such amenities. I have been to property hunt for last 6 months. I am unable to buy anything because..
1. Reputed builder – Nice design but very high cost (1 crore plus for a 3 bhk)
2. Mediocre builder – Not a comfortable design & amenities. Manageable budget but.
3. Unknown builder – No scope of design or location benefit even if the rates are at bottom
In such criteria, i found pine grove reasonable to extent that the design is good. Reputed architect, CBRE is marketing, some new technology in construction.
Some one please suggest if there a better building in the vicinity than pine grove, so i can take a quick call.

We had plans to book for ardente windsong . But we didn’t book there because the carpet area they are giving is very less I.e.,only 62%. But they are giving false assurance there will be 72% of carpet area. Please calculate before you invest in this project. Trying to make innocent people fool.

they have increased SBA to fool people and charging per sq ft on increased SBA. Also they are charging all other extra components based on increased SBA keeping actual carpet area very less. I have booked and cancelled for the same reason.
still few of their advertisement (check all lamp posts around Hosa road )shows SBA starts from 1570sq ft, but later they increased it to 1640 sq ft to charge more.
I completely agree with anonymous. 5 months back, I saw an add saying 1570. Then they increased it to 1640. Check this:-

I have visited the site and met the builders. They showed me the latest brochures and floor plans and I saw there was over 72% carpet area. I enquired about the issues mentioned here and also the propwale plans. Please note everyone that the details mentioned in http://propwale.com/posts/view/1000078 are wrong. Changes were made to it and you can find latest details in their website.
I haven’t taken a decision to buy it yet but after checking the facts, I don’t think they are fooling anyone. If any one else has visited the facts and have first hand information, pls share it here.

It would be great if you point us to the brochure where it mentions that the carpet area is over 72%. Please note
1)Propwale had the same architecture and the same dimension of rooms way back in Feb and the saleable area was 1570. Then they increased it to 1648 keeping the dimensions same. So, the carpet area came down drastically. Bottomline is that now you have to pay for 1648 sft instead of 1570.
2)I have gone through their website and do not find the changes. Please be specific as to which changes you are pointing to.
