Hi, Have you cancelled your booking and got refund or still invested in this project? I heard this project is not going ahead due to pending govt approvals.
I am looking to invest in Nitesh Virgin Island, but heard a lot of negative comments. The project still has not got any approvals, so not sure if I will be able to get a refund in case of any denials.
Please advise:
1. If it is wise to invest in Nitesh VI when the approvals are not in?
2. Should I trust the builder if the clauses for refund are clearly laid out?
Don’t waste your money and time with nitesh…they are known for ling delays and provide avg quality at high prices…rather go with a reputed builder like sobha or Prestige
I am a customer of Sobha and I really don’t recommend you to go just for brand names. I have researched on Nitesh VI and I found it having fair prices.
I have also heard about Nitesh Virgin Island. Please compare it with others in terms of price and amenities??

Nitesh Virgin Island has approx. 800 appartments offering 1 BHK,2BHK,3BHK configuration.My major focus is on the lot of open space this project has.Also the location is Old Madras Road, which is good to live in.
Nitesh Virgin Island has specifications like Club house, fitness center, library, badminton court, squash court, tennis court, jogging track, amphitheatre, basketball court, cricket pitch, swimming pool, pets corner.
Is it approved by any authority. This comes under hoskote Planning authority ? – any buyers who already bought can answer..

The project is in pre launch stage so still not get any approvals for that we are expecting that will come in next couple of months.
The cheque amount which we collect from you will not encash it will encash after getting approvals and will collect booking amount to block the unit.

Nitesh Estates raided for suspected tax evasion
BENGALURU, FEB 22, 2015, DHNS: AA
The Commercial Tax Department (Enforcement Wing) officials raided the main office of Nitesh Estates Limited on MG Road on Friday and Saturday for suspected tax evasion in two apartment projects.
The Commercial Tax officials said that the Nitesh had sold 389 flats in two of its projects after collecting tax from the property buyers. However, the company had not remitted the tax to the department. The suspected tax evasion in these two projects had been estimated at Rs 10 crore, officials said.
A senior official said that Nitesh had taken up two projects, Nitesh Forest Hills and Nitesh Flushing Meadows. A total of 284 flats were sold at Nitesh Forest Hills and 179 flats at Nitesh Flushing Meadows.

Better to avoid nitesh till they clear all the IT cases..both cannot go hand in hand..as per the report..10 cr is not a small amount..they would not have paid tax because of cash crunch..Assume they manage to pay the amount now..they will have direct impact on all the project delays..forever..
If it is only matter of cash crunch then it is recoverable. Now the stake is even bigger.
Their reputation is at stake. If they can cheat tax authorities then it is not big deal for them to cheat their customers.

There is a clear clue in the name of the project itself – “Nitesh Virgin Island” – as the builder has no intentions of building (read completing) the project, it is going to remain a ‘virgin’ land !

I completely agree with you because, I had visited the site a couple days back and when I asked the sales guy about model flat, he said that they are not going to construct any model flat and to my surprise he showed me a shipping container and said that it will be their Marketing Office.
That means it is going to be VIRGIN land forever.
Don’t say they don’t build it. They will build half way to collect all the funds and then they will abandon and start next project. This is how they “engage” their customers/investors.

I am already suffering at NITESH CAPE CODE which is already 3 years late!
Base price 4200 is OK, but others charges are 70-85% more than other projects and this makes the price to be on the higher side.Also Nitesh is famous for very high post possession charges like maintenance. Considering that the fact the builder is also very famous for delay the projects, this is very BIG BIG BIG NO.
Run as far as possible from this builder. Don’t loose your peace of mind along with your money.
Compared the Cost Sheet of Nitesh Virgin Island and Assets Marq which are fairly close to one another, both of them are quoting 4200/- per sft as a pre-launch offer. Assets Marq’s total cost excluding registration for a 1245 sft is Rs 67,27,166, whereas for almost the same size of Nitesh Virgin Island i.e. for 1249 sft is Rs 7,120,098 excluding registration. A difference of almost Rs 400000/- which comes to around Rs 320/- per sft.. Apart from the basic cost all the other charges of Nitesh Virgin Island are too high. This way Nitesh Virgin Island is trying cheat the buyer’s by charging more on the miscellaneous things. SO think twice before booking in Nitesh Virgin Islands.

I was interested in Old Madras Road because of the Greenery and lake ambience in the area and very good for End users and Investors.
So i did a little research on the Prominent builders on Old Madras Road. like Prestige Tranquilty, Salarpuria Celesta, Brigade golden Triangle and Pashmina Waterfront., Nitesh Virgin Island
1. Prestige tranquilty – Bit far and in remote Area but the price is worth, Cant imagine of staying there in another 4 -5 years.
2.Salarpuria Celesta – No doubt on a builder or construction quality.The Price is bit high but if you see the Undivded share , amenities , connectivity , and floor plans and the Builder reputation its great deal.
3.Brigade Golden Triangle – Bang on the main road, floor plans are ok good for investment but as for the End users or giving it for Rental we need to think.
4.Pashmina Waterfront – When we compare to above builders i might think not to compare with those. But the Price is great deal. Only catch is Sapoorji Construcions. Already delay in construction. Full on Marketing , feels like Desperate selling.
5.Nitesh Virgin Island – Price is good and the floor plans are upto the mark. But if you see the history of the Builder Reputation i suggest clear No.
I am no one to Conclude about on anything but i personally feel Salarpuria Celesta is Very Decent in all aspects. Cheers…….

I tend to believe that it will be on the lower end but that is my assessment only – again based on current rents in whitefield area.
(of course, rent to be zero if one doesn’t find a tenant for sometime)

I think,Tranquility and Brigade triangle have got a good response in these areas.
Prestige Tranquillity got a good response due to the pricing, which was low. Brigade Golden Triangle got a good response since it was a mixed use development and the low pricing at the time of launch. The response will depend based on their initial offering.

Nitesh is known builder to delay the proejct..people launch the project because to create some cash flow..so please go thru the documents and approval before you commit
There are close to 1.5 lakh houses unsold..and more houses are available for rental as well..better to think twice or thrice before investing in apartment..if it is for living then it sounds good..
