UDS [Undivided Share] per flat is very less . I heard some area ,around 5 acres of land , they haven’t shared to the customers.
Say if all flats are 3 BHK’s then total UDS will be = 980 * (1778 * 0.28) = 4,87, 883
Total land area is = 16.5 * 43560 = 7, 18, 740 Sqft
Remaining around 2.5Lakh sqft is ??? which is around 5acres
As far as I know all owners should get the share of 16.5 acres land. They are saying those 5 acres of land covers with parks, roads and civic amenities , agree but that land should be registered on someone’s name. Since this property comes under BBMP apartment approval then these roads ,parks and civic amenities aren’t registered to BBMP. Then whose name it is registered , under BREN’s name or Land-owner’s name ???

It is mandatory government norms, while taking approval for construction of any project from BDA, we have to leave certain areas for Civic amenities and for park and open spaces.
Post completion of construction, after formation of owners association and post registration of the individual sale deeds, the entire project will be handed over to the owners association.”
Owners has to be clear on this and has to register this land on Association name once project completes.

Bren Imperia is quoting 1.25 cr for 3 BHK, 1788 sqft SBA (ground floor). Looks like over inflated and shouldn’t be more than

Looks like this builder has flouted all rules and regulations. Construction noise starts as early as 5:30am and goes on until 11pm at night, and sometimes even later – and these are loud banging and dropping of metal noises which happen throughout the day and at night. Even Sundays are not spared. This can be heard until a distance of few kms.
If they don’t care about the high court verdict banning construction noise before 8am and after 6pm, you can only imagine how many other rules they have flouted? Kids and older people can’t sleep due to the noise this builder is creating, which is clearly in violation of the high court order.

Hi, I am visited the site today I liked the floor plan and the amenities they are providing. The only thing that concerns me is the road from Harlur Road to Bren Imperia is in a very bad condition. I am afraid it will be even worse in rainy season. We won’t even be able to walk in that road. I think this road goes from a layout. I was told that the builder will help in developing the road. Is this true? Anyone else had this concern and enquired about it?

I have booked an apartment in Bren Imperia . I had looked around to see if anyone had got legal opinion on this project but was unable to find any information. So got the papers reviewed by a property lawyer – all the titles are clear and they have all the permissions in place. I had specifically asked to check regarding the SWD and there is no issue with that. Only issue is that it looks like the project might get extended upto end of 2019.

The construction is already running on a delay. 5th floor was to come up by June 17 but even basement demand has not been sent to customers. It is the construction timelines, price and quality that people should be concerned about more than anything else. Builder should be pushed to be accountable for what they are saying. Most often they refrain from what they state by giving random reasons.
We have had multiple checks done by people around legalities of the properties and construction is still happening although at slow pace.

It was available for 4275 per sqft till about 3 months back by paying 35% upfront. This was the price quoted to my friend and I had purchased at same price 7 months back. Maybe you can add another 100 per sqft on top of it.

Both Bren Imperia and Chirping Woods are built on lakebeds and would destroy the flora/fauna of Kasavanhalli and Kaikondrahalli lakes. Greed should have some limits!! What cost do we want to pay for so called development ?
Kasavanahalli lake breached following heavy rain early on Friday(29-July). Because of such unscrupulous builders like Bren and Shriram (Chirping Woods) the lakes are breached and flooding happens. And the unscrouplous home buyers who buy knowing all the facts in the hope of making a quick buck are equally to blame. Bren Imperia and Shriram Chirping Woods, both are on the wetlands connecting the two lakes. They will be surely flooded when it rains heavily as we witnessed now.

BENGALURU: You needn’t worry about building or investing in a property close to lakebeds if you have obtained the building approval before May 2016.
The National Green Tribunal, in an order on May 4, 2016, increased the buffer zone around lakes in Bengaluru from 30 to 75 metres.The order has ruled out new constructions in the 75-metre distance from lakes. Now, the BBMP has clarified that projects which got construction licence before the NGT order came can go ahead with their plans.
In a circular issued on March 30, 2017, BBMP commissioner N Manjunath Prasad said that the NGT directive will not apply for sites and properties in layouts which secured plan approval before the green court issued its order. The circular sent to all the eight BBMP zonal heads for im plementation has come as relief to the real estate sector.
A manager of a major realty company said the BBMP circular has cleared confusion among the public in general, and builders and developers in particular.“Many were of the belief that all constructions in the 75-metre periphery of lakes were banned.
Similar was the belief about the NGT order which declared buffer zones for drains: 50 metres from the primary rajakaluve, 35 metres from the secondary rajakaluve and 25 metres from the tertiary rajakaluve.Thanks to the BBMP circular, confusion has been laid to rest,“ he said.
Some builders mulling lake housing projects had approached the Supreme Court, seeking a review of the NGT order. They had contended that many projects which secured environment clearances were in the last stage of getting plans sanctioned. They had argued that these projects were stuck for no fault of theirs.
Recently, the Karnataka government joined the builders’ groups to challenge the NGT order. Sources said at least 180 layouts and development plans awaiting building plan approval were stuck due to confusion over the NGT order.

The demolition drive executed by BBMP is on the encroached plots and Villas . Initially plots were sold illegally by encroaching the SWD lane. Coming to Set backs to Imperia in between both the lakes we have private property of 8 acres and other side 11 acres of private property which clearly visible at site too . we don’t come under any buffer zones as project is approved by BBMP . FYI. we can provide environmental clearance report and other supported documents to make sure we are free from any other issues. Plz visit the property once for the further clarity on the same . . It is built on lake bed. The recent NGT ruling mandates 75m distance from lake periphery.
That doesn’t sound like Title deed problem. As per my knowledge, the lake distance is around ~200m or so.

Please don’t invest in any prelaunch. If you look at property prices, they have not grown much in the last 1-2 years. It is just artificial rise. Try negotiating with any of the ready-to-move and you would get a better deal than any of these pre-launches.
I got cheated by a builder who fixed the base price during pre-prelaunch but later charged insanely huge amounts for car park, clubhouse, floor rise blah blah and gave one of the lowest UDS i have ever seen in the market.
Dont fall into these traps. Stay away.
