Hello – I live opposite to this project, i have seen this project kick off from Day 1. Reality Check
1] This project does not seem to be completed before Dec 2019 [ Read 2020 ]
2] Minimum Commute time to the closest mall will take you 15 Mins – 18 Mins [ 2.5 Kms Away, Elements mall ]
3] Road Bottlenecks around the project, in and out the project will take away your time
4] mosquito infested area , very high probability of dengue/malaria

Yes, as of now no shopping malls around. But, considering mantri lithos being delivered and proposed metro line will surely gives a great future. Considering horizon of 3 to 5 years it Should be a great place to live in and also a super investment. Please compare the prices at hebbal which are far more valued as of now. Also, the hebbal lake n rachenahalli lake in close proximity will promise no water shortage.

If you happen to see various projects in Mumbai, Energia enjoys developed surroundings. Various projects on hennur road, devanahalli are yet to develop but, still the projects are over priced. Regular updates n assistance from our CRM Anitha soundaraj is a welcome change. Lack of shopping mall around vacinity is not at all a reason to buy in Energia. If u dig deep, you find more good reason to buy then not to. Mantri has proposals to build a mall like mantri Mall of malleshwaram. Better consider buy now or you never will able to in near future.

Pathetic customer service by Mantri Energia team. Especially from Anitha Sounderraj. Mantri proved that they are in no way better than any other developer if you happen to withdraw your booking due to emergency.

Can you please write more about what was the issue? I have heard that even after lock-in period, one needs to seek builder’s approval to resale the property? Is this correct? That sounds like builder will always discourage buyers from reselling and is a deterrent for buying into this project.

Hi, had been to mantri webcity and liked the plans of 1740 square feet apartment, seems to be very well placed with good light and ventilation, they have offered me scheme of 50% on booking and 50% while handing over the apartment. I also liked their facilities provided inside. Planning to buy on vinayaka chaturthi.

mantri has been having problems completing their projects. You can talk to buyers of Webcity, Espana, Celestia etc
if you are not too particular regarding completion time than you can consider.
It seems they are implementing a new technology, which would ensure faster and better construction. Also their Lithos construction is going pretty well.Tata is their contractor. A project from Mantri inside Manyata tech park, I think is a good deal @ 5790/sft. Great catchment for IT crowd, if to be put on rental or resale. Neighboring ‘A’ grade builders are all @ 6800/sft upwards. Thannisandra and Hennur road shouldnt be compared, coz they donot have infrastructure, security and ambiance of Manyata Tech park. Thannisandra and Hennur road are basically for those who want to compromise and want to save 200-300/sft sidelining the potential of appreciation, when there would be more than 15000-20000 apt in the area.
Mantri’s projects are exclusive and would always have an upper hand in the days to come.
C block has been released , any one know what is the price… further when they are planning to LAUNCH the project?

Only cons to me of mantri energia was the small apartment size..another 100-200sqft would have been verynice but on the other hand that would have made it beyond my budget 🙂

I was looking in banaglore real estate for last 1 yrs or so. I think i made a good decision especially from investment point of view. Given the location it will be easy be liquidate it in future and also put in rent. I understand mantri lithos and energia are the only two projects inside tech park. we looked close to 20 projects during our stay in bangalore including few of prestige and sobha projects, snn projects but everyone in my family like mantri location.
For some close proximity to mall is important. but to me office location which we go every 5 days a week is more important. You get bit of cons in every project to me this is apartment size for energia.
We got something but dont expect a lot..they hardly give any discount as is the case with any tier1 builder..If you approach them directly, chances are bit more.
Small tip – if you are not really fixed for 3 toilets, compare floor plan/size of 1230 and 1330, they are almost same. I booked 1230.

i recently booked 3 bhk 1230 sqft in mantri energia. For me rental purpose with end use in future is prime reason.
I am not from bangalore but with what i look from distance bangalore is overflooded with apartments. There is huge gap between demand and supply (supply being the higher side). Recently there have been so many projects with number of apartments more than 3-4 thousnads. I wonder how all of them wll be sold out..So i wonder in future how the rental of properties which are not conveniently located will look like..
to me Mantri energia location is the USP…really walking distance from big IT giants.
I saw few sobha and prestige projects as well.. projects from inside was wonderful but to me the problem was the moment you come outside the project and the surroundings..especially the area of panathur raod and varthur road..

I have stopped talking about real estate..all builders are bad only. Its not the individual money that builder can build the project..he has to sell all the apartments to fund his project and keep going..
its overheated now..its better to wait for few years..till RE market crashes..why pay 1 Crore and pay 1 lakh EMI for 20 Years..i may maximum get rental of about 30k..which i can still pay and invest remaining 70k pm in mutual fund and earn 1 cr in 7 years..

Mantri energia like mantri lithos is a joint venture between manyata and mantri developers, who are planning a 125 acres of residential township , first time inside manyata tech park .
Yes both are different Mantri Developers and Mantri Realty is complete different firms. The price what they are quoting near manyata tech park is very high and recently I had done site visit to atz splendor which looks awesome and even price per sq ft is 4750 that too the apartment is right behind to the manyata tech park.
Mantri Realty and Mantri developers are different companies. Energia is by Mantri developers…I just enquired since I was looking to buy a 2 BHK..unfnly it seems like they have only 3 BHK

It won’t be 3 to 4 years…. Builders nowadays collect 90% of money in a span of around 1 year and once it’s done, will take their own time to finish as they won’t be in hurry to get remaining 5 or 10 percent…. So don’t worry, you won’t be paying 1 crore but much more if the project gets delayed by 5 years or still more… Check out mantri premero project..even web city of theirs is getting delayed…check out … Better go for already completed project if not nearing completion project like Sobha city, Gcorps Icon etc..
I agree, builder will take close to 90% by the time they only finish the brick works. But i guess thats the guess with ALL the builders. What i like in mantri energia payment plan is that you have to pay all the cost of club house, BESCOM, water, electricity, maintenance, generator at the time of possession which is easily 15-20% of the overall project cost. Ihave seen many builder cost sheet where they already include this in there payment plan from the start…
