MLN Enclave is a small apartment project in the Chokkanahalli/RK Hegde Nagar pocket of North Bangalore, close to the Thanisandra Road and Manyata Tech Park corridor. It’s a well-established residential belt at this point, with plenty of schools, hospitals and retail already built out around Thanisandra and Rachenahalli — the trade-off is that this stretch is denser and more built-up than the newer launches further out on Bellary Road or Devanahalli.

NoBroker instead quotes an overall project range of just Rs 78 lakh to Rs 1 crore, with a 2 BHK at Rs 95 lakh — meaning its own quoted ceiling sits below Square Yards’ 3 BHK prices entirely. That’s a real gap on the higher-value units, not a rounding difference, so get a current price sheet from the developer rather than trusting either portal’s 3 BHK figure at face value.

Amenities

A gym, swimming pool with a separate kids’ pool, a jogging track, 24×7 security with CCTV, fire safety systems, power backup, treated water supply, lifts, a party hall and an indoor games area. On the utilities side: sewage treatment plant, waste management and rainwater harvesting.

A Few Honest Notes

Both the land area and the top-end pricing conflict meaningfully between the two portals that cover this project in any detail, which is more than the usual carpet-vs-super-built-up noise you’d expect for a 24-unit, single-tower building. Given how small this project is, it should be easy enough to get the developer to walk you through the actual sanctioned plan and a current price list directly rather than relying on either aggregator.

Verdict

MLN Enclave is about as small as new-launch apartment projects in Bangalore get — a single tower, 24 units, from a builder without an established track record on this site yet. That scale can work in a buyer’s favour (less competition for parking and amenities, a more personal relationship with the builder) but it also means less price transparency, as the conflicting land-area and pricing figures here show. Worth a look if the Thanisandra/Manyata corridor location is the priority and you’re comfortable doing your own price verification rather than trusting the first number you see online.
