Abhee City Urban Glenn

Abhee City Urban Glenn is Abhee Ventures’ 45-acre Scottish-themed township on the Whitefield-Sarjapur Road corridor in Gunjur, which received its Phase 1 RERA registration in late August 2026 after circulating for months under the working name “Codename New Dimension.”

Location & Connectivity

The site is in Gunjur, on the Whitefield-Sarjapur Road stretch that’s seen a steady run of large-format launches over the past couple of years given its access to the Sarjapur/Outer Ring Road IT corridor and Whitefield’s tech parks. As with most of this belt, expect continued construction traffic and gradually-improving social infrastructure over the life of the project rather than a fully-built-out neighbourhood on day one.

Project Specifications

  • Developer: Abhee Ventures (founded 2009)
  • Full masterplan: 45 acres, planned across 14 towers (2B+G+35 floors) with roughly 3,000 apartments once fully built out over the coming years
  • Phase 1 (the part that’s RERA-registered now): about 6 acres, 3 towers, 566 apartments
  • Configurations: 2, 2.5, 3, 3.5 and 4.5 BHK, roughly 1,180 to 2,535 sq ft
  • RERA number (Phase 1): PRM/KA/RERA/1251/308/PR/250826/008887, registered 25 August 2026

Pricing

Phase 1 pricing runs from roughly Rs 1.17-1.24 crore for the entry 2 BHK up to about Rs 2.68-2.81 crore for the largest 4.5 BHK, with modest variation (5-10%) between listings — treat these as indicative and get a current cost sheet before booking.

Amenities

The township leans hard into its Scottish-golf theme: a 3-acre golf driving range, a man-made lake, and four clubhouses totalling over 1.5 lakh sq ft, on top of the usual gym, swimming pool, sports courts and children’s play areas. The developer quotes 140+ amenities and 85% open space across the full masterplan.

RERA & Compliance

The Phase 1 RERA number decodes cleanly to 25 August 2026 — just weeks old at the time of writing — and is confirmed independently by a construction-industry trade publication and a major listing portal, both citing the same registration number and matching Phase 1’s unit count (566) and tower count (3). One other aggregator’s listing instead shows an unrelated, recycled-looking registration number for this project; that same number has turned up misattributed to numerous unconnected Bangalore projects elsewhere, so it isn’t a genuine second registration — go with the number above. RERA-stated possession is 31 December 2033; one source’s marketing collateral separately quotes an earlier “December 2029” target, so confirm the tower-specific timeline for your unit with the sales office rather than assuming the earlier date applies project-wide.

A Few Honest Notes

What’s launched and RERA-registered today is Phase 1 — 566 of the roughly 3,000 apartments eventually planned for the full 45-acre site. The remaining 11 towers will be built and registered in phases over what is, by the developer’s own RERA filing, a project that runs to the end of 2033. That’s a long horizon, and buying into Phase 1 doesn’t guarantee the rest of the township’s shared amenities — particularly the golf feature and lake — will be delivered on the same timeline as your own tower.

Verdict

This suits a long-horizon buyer drawn to the golf-and-lake township concept who is comfortable with an under-construction Phase 1 in a still-developing stretch of Gunjur, and who’s done the maths on a possession date that could run to 2029 or 2033 depending on which document you’re going by. It’s not a fit for anyone wanting a firm, near-term possession date — get that specific commitment in writing for your tower before booking.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
