Embassy Origins is an 85-acre residential township by Embassy Group in Tarahunise, near Yelahanka in North Bangalore. The project sits along the NH-44 (Bengaluru–Hyderabad highway) corridor, with Kempegowda International Airport approximately 20 minutes away. Phase 1 is divided into two RERA-registered components: Embassy Riverine, a luxury villa project, and Embassy South Reserve, a premium apartment project. Together they add up to 1,072 units and over 2.6 million sq ft of saleable area, with a stated gross development value of approximately Rs 4,500 crore.

The promoter entity for both components is Summit Developments Limited, a subsidiary within the Embassy Group. Both RERA certificates were issued on 9 September 2026 under the Karnataka Real Estate Regulatory Authority.

Embassy Riverine – Villas

Embassy Riverine covers 217 independent villas in three configurations.

  • 4 BHK (Grand Villa): saleable area approximately 4,251–4,362 sq ft
  • 4.5 BHK (Signature Villa): saleable area approximately 5,265–5,581 sq ft
  • 5 BHK (Estate Villa): saleable area approximately 7,388 sq ft

Total saleable area across the 217 villas is approximately 1.1 million sq ft. Prices reported on property portals start from approximately Rs 11 crore onwards, with the larger Estate Villa configurations priced higher. Possession is targeted around December 2031.

Embassy South Reserve – Apartments

Embassy South Reserve covers 855 apartments across five configurations: studio, 2 BHK, 2.5 BHK, 3 BHK, and 3.5 BHK. Apartment sizes range from approximately 1,300 sq ft to 2,200 sq ft. Prices reported on property portals start from approximately Rs 1.76 crore for the smaller configurations. Possession is targeted around 2030.

Location and Site

The township occupies land along Tarahunise Lake in Tarahunise village, North Bangalore, accessible off the NH-44 corridor near Yelahanka. Yelahanka town, the aerospace park corridor, and Hebbal are within reach via North Bangalore’s road network. The airport is approximately 20 minutes by road.

The site design is oriented around the lake, with the masterplan treating the existing tree canopy — approximately 4,000 trees across 100 to 120 species — as a green spine rather than clearing it for construction. The project’s water infrastructure is designed to circulate up to 65 million litres, with rainwater harvesting and groundwater recharge built in from the site plan stage. Masterplanning and landscape architecture was handled by Bhumiputra Architecture, a Bengaluru-based practice led by Alok Shetty.

Embassy Group describes the design philosophy as “Natural Intelligence,” positioning ecological integration as the first principle of the project rather than an afterthought.
