Considering the fact that they are new builders and possession is in June 2014, I feel the price is high for this project. I heard they were qouting base price Rs.3700/sqft for a type-2 top floor (west facing) apartment. East facing ones are 100rs more. is this project really worth the price?

The metro is marked as a positive for this project, but will it not add noise to already noisy NHAI. And any comments on the pollution levels due to elevated highway..
I was really excited to come across this project. The price was good, the location perfect and the project also seemed upto the mark. Surely there had to be a catch, and I think it is this. The carpet to super built up ratio seems rather low. There are three types of 2 bhk options of 1030sft but if you look closely comparing inch to inch, the carpet area efficiency works out to 628sft, 681sft and 685sft which is only 61-66% of the SBA. The bedrooms & balconies are rather smallish. A model flat by MJR would have helpedI may be wrong, someone who knows better please shed light.

The builder has quoted around 75 % as the carpet area. Dont know whats true. Need to confirm this. Generally this is the area it comes out from sba. My friends has taken the same area 1030 sqft in SJR Avalon and they also got the same information however they saw the model flat so they are satisfied which is not the case with us.

I booked a 2.5 BHK too… considering the location, its a good price and worth the trouble even if Metro work happenson Hosur road…coz once completed you would probably have the most well connected location in entire Bangalore at your door step.
However, as Murphy would wish, a friend pointed out that about 7-8 yrs back there was a large drain somewhere in that area (running across the road). In those time, during heavy rains the traffic would be blocked since the water level would be almost 4 ft high. No of course, the road has been elevated and no such problems occur but that drainage system must be diverted somewhere… not sure where 😉
Anyone familiar with that area could help us?

hi, i am just booking a garden apt. i have seen other apts for 50 lac with basic stuff and for 1700 sft, and some others with similar amenities at the same price readily available, still preferred to this one, because of location.
i am currently in trust on MJR and SJR. SJR has many reputed properties in bangalore Ipark in whitefeild (my office is in that), park vista…sjr primus opp forum…etc…
i have approached hdfc and LIC…they stated that the project legal is cleared
not worried of metro, its already on NHAI

Hey Madhan, the builder is very trustworthy…the promoter , of the company is Mr Jayaram Reddy… of M/s SJR BUILDERS, the locations, aminities of the project is good and the appt is fairly priced..

I spoke to one of the sales guys in the site. I was not happy with the response he gave me when I asked him about the construction experience which MJR had. He claimed many SJR projects were done by the construction company (before MJR was formed) but was unable to quote a single project.
Platina is their first project. Overall I think it is a good project
Not sure where the metro is going to come on the hosur road (if it comes by 2025?). It might be possible that the service road on which platina is there could be dug up. Not sure if underground is feasible.

Considering the location 2kms from Silk Board, 4 Kms from JP Nagar and Koramangala, proximity to electronic city, international schools, world class Hospitals, the price of Appt is defenetly fairly priced. And regarding Metro phase 2, the project is already sanctioned by the govt, and the deadline for project completion is 2017… Never the less projects will never be completed on time….!!
