That’s not a red flag by itself, but it does mean the unit you’re shown on a site visit may look quite different from another buyer’s unit two floors away, so don’t assume uniformity across the building. The 3 vs 3.25 acre discrepancy between sources is minor rounding, nothing to worry about.

Verdict

This suits a buyer who wants a single premium high-rise — not a sprawling township — in the well-established Yelahanka corridor, with the option to go large-format (up to 5 BHK) if that’s what you need, alongside more conventional 2-3 BHK options in the same building.
