CKPC Winds of Change

Winds of Change is a low-rise apartment township by CKPC Properties, a Bangalore-based mid-segment developer, at Singanayakanahalli on Doddaballapura Road, Yelahanka, North Bangalore. It’s a notable departure from the high-rise format that dominates most new Yelahanka launches.

Location & Connectivity

The project sits at Singanayakanahalli, off Doddaballapura Road in Yelahanka. This puts it within North Bangalore’s fast-developing Yelahanka-Devanahalli belt, with reasonable access to Yelahanka’s established social infrastructure (schools, hospitals, the New Town commercial stretch) while still being a drive-out location relative to central Bangalore. As with most of this belt, the airport-corridor growth story is the long-term draw rather than existing metro connectivity.

Project Specifications

The layout spans roughly 7.5 acres (one source rounds it to 7.64 acres) and comprises 9 low-rise towers built to a B+G+6 format — unusually low-rise for a new Bangalore launch of this scale, where G+15 to G+30 towers are now the norm. Total unit count is consistently reported at 438 apartments across 1, 2, 2.5, 3, 3-luxury and 4 BHK configurations, ranging from about 1,206 sq ft up to 2,368 sq ft. RERA number is PRM/KA/RERA/1251/472/PR/210525/007765, registered 21 May 2025, with possession targeted for March 2029.

Pricing

Entry pricing starts around Rs 56 lakh for the smallest 1 BHK units, running up to roughly Rs 2.07-2.10 crore for the largest 4 BHK configuration — a fairly wide band that reflects the unusually broad unit-mix on offer, from compact 1 BHKs through to family-sized 4 BHKs, on a single 7.5-acre site.

Amenities

CKPC has built the project’s marketing around its green cover — over 67% of the site is landscaped or open, and the project carries IGBC Gold pre-certification. The clubhouse is a sizeable 33,000 sq ft, with more than 30 amenities spanning gyms, sports courts, wellness spaces and the usual green/security features. The low-rise B+G+6 format also means shorter lift wait times and lower per-floor density than most comparable new launches in the area.

RERA & Compliance

The RERA number PRM/KA/RERA/1251/472/PR/210525/007765 is consistent across CKPC’s own site and independent listing portals, and decodes cleanly to a 21 May 2025 registration date. Core project figures (438 units, 9 towers, roughly 7.5 acres) are consistent across every source checked, which makes this one of the more straightforwardly verifiable projects in this batch.

A Few Honest Notes

CKPC Properties is a smaller, Bangalore-focused developer rather than one of the large national or Bangalore-headquartered majors, so buyers should weigh execution track record more carefully than they might with an established name — check the builder’s delivered projects (CKPC Horizon in Kasavanahalli and Heart of Harmony at Kudlu Gate are two other current CKPC projects) before committing. The low-rise format is a genuine amenity in terms of livability, but it also means less land is available per resident for open green space compared to a high-rise tower on the same footprint, despite the “67% green cover” figure quoted in marketing.

Verdict

Winds of Change suits a buyer who specifically wants a low-rise living experience in North Bangalore’s Yelahanka-Devanahalli growth belt and values a wide unit-mix (1 BHK through 4 BHK) on one site. Because CKPC is a smaller developer than the Prestige/Sobha/Godrej-tier names in this corridor, it’s worth doing extra diligence on their construction track record and financial standing before booking, on top of the usual RERA and title checks.

Nearby comparables

In the same Yelahanka/Doddaballapura Road belt, Brigade Insignia (Kogilu Cross) and Century Bliss (Doddaballapura Road) are useful high-rise comparables at a similar price point, while Century Kindle further along Doddaballapura Road offers another point of reference in the immediate micro-market.

“In 2009 I was in search of a property. Before I could finalize one, I had so many questions: was the location right? could I rely on the builder? was the price quoted the same for everyone? what should I know before I issue the cheque? — and many more questions that kept coming to mind. With no platform, I started harshasagar.com to help myself out. 15 years later, these questions still come to me whenever I think about buying another property. There’s no shortage of platforms today — social media, WhatsApp, and more. But if you’ve still got a question or something to share, this place is still here for you.”— Harsha Sagar, founder
