All Hunter Valley Buyers,
The builder is not taking us seriously and returning the monies as we are not collectively fighting with him. This is going to be another Kingfisher of Bangalore. All Hunter Valley buyers launch a social media campaign against the builder and make sure he is brought down.
I booked flats in this project. They were not responding. I learnt that the project was cancelled. I am still not getting the money back. I am filing a case agains Nitesh. Those who are interested can join.

A review of Nitesh estates

Can’t believe it, Nitesh Hunter Valley is relaunching!! Heard that the place will have a school and a hospital in its development along with a retail block.…now that’s impressive!!!
Please see the fate of nitesh buyers http://www.news18.com/videos/india/promises-abused-home-dreams-shattered-by-bengaluru-builders-1250363.html
My office colleague told me that Nitesh Estates is relaunching Nitesh Hunter Valley. Is it true guys? I’m considering to buy an apartment there if its up. thanks!!
it looks like nitesh is not able to complete any recent projects after 6-7 years delay. You will be lucky to get occupation in 10 years.
Hi,
I am avid reader of these forums for last decades and have really involved with Bengaluru RE for a decade. I generally dont write but today I thought to share something which I am 100 % assure.
Beaware of two big cheats in Bangalore, Nitesh and Sterling. The biggest fraud and have made the life miserable for the buyers. If you have Rahu and Ketu at the same time in your kundali then you will end up buying the flat with these two. It is true they have projects at prime location but they have no intention to complete the project ………………
Nitesh Hunter Valley – You have to hide and hunt where it is now
Nitesh Hyde Park – They have hided so that you cant hunt
Sterling Shalom Phase 2 – Got delivered in pathetic condition after 7 years.
I am telling 100 times please not to go with these two else it will be biggest mistake of your lifetime.
I heard from my neighbor that Nitesh Hunter Valley was recently relaunched. I saw the location, it’s wonderful, and I bought an apt few days back.
In May 2015 I had booked an apartment in Nitesh Hunter Valley. We were recently informed by Nitesh Sales team that the project is indefinitely delayed so we could look at other option.
We requested for refund of deposit but so far there has been no response.
Hi Rajan
Did you get your refund back I am in the same boat and will like to join the case. Can you let me know how to get in touch with you
Saw Nitesh hunter valley ad online and even saw the details though I have not gone to the site. Spoke to their team and seeing it this week. Any one who has been there and can suggest? Location looks ok
I visited the office of Nitesh Estates during 1st week of july. The site visit trip was also satisfactory . I am not in hurry to invest, so this seems like a good avenue for me. I am right noiw getting paperwork in order
I have almost had 3 meetings with Nitesh team regarding Nitesh Hunter Valley as we’re looking for a 2bhk in good locality. Found them to be very patient enough to clarify all doubts…. Most probably will book it. I feel this will turn out to be a nice project.
Believing the image of Nitesh Estate we booked a flat in the Nitesh Hunter Valley and now regret doing so. To begin with there has been no construction on site even though more than a year has lapsed. Sales team informed us that the project has been shelved and we need to transfer our booking to another Nitesh project. We found none other project acceptable so requested for refund of our advance. There has been absolutely no responsible response from Nitesh team. It is very likely that we will file a case against them real soon.
So please be cautious.
nitesh buys pune mall for 250 Crores
I know one of my ex collegues waited about 4 years and still it was not done the project by nitesh.
The project was somewhere in yelahanka I suppose ,terrible delays and I heard some blocks were booked but cancelled from construction.
One thing I found strange is they are launching new projects when so many are still pending.
But also I have heard that quality of construction is good in their projects.
i agree 100% as mentioned above; Yelahanka project is delayed beyond any time frame; cleverly the builder has taken around 95% of the payment from everyone which actually includes all his profits and now not interested to complete the project; giving some silly excuse for delay of the project where as thousands of other projects has been completed with out any excuse.
Rightly said there is no responsibility in the management team to address customer issue
Never Deal with Nitesh Estates. They are the worst builder I have ever came across.
I booked an Apartent in Nitesh Hyde Park in October 2009 still to get the posession.
Project is delayed by over an year now and still they dont have any time frame for handover. They keep doing false promises and its very hard to get in touch with the top management.
My advise stay away from Nitesh Estates
Thanks Rohan for the input .
I think this new project of Nitesh estates will also be just as great as their earlier projects. And the name is really fascinating… thanks nitin for the explanation!!
Could you please tell me what are those “great projects” ? Cape cod? Hyde park?
Hunter valley it seems.. Actually apt for this builder as we need to “hunt” for these guys to compete construction once they take the money!!
Once the real estate bill comes into play nitesh will be the malefactor who suffers as he uses launch money from new projects to complete existing projects ( the real estate bill says you have to put 50% of monies recd in a escrow and to be used ONLY for that particular project for construction )
I am planing to buy in hunter valley…Whats is best prize??
We were recently informed by Nitesh Sales team that the project is indefinitely delayed so we could look at other option.
Hi – Iam planning to book 3bhk for an investment purpose only based on their price, future development, design and corner unit. However, after reading thru all bad reviews /complaints on sites, thinking more should I go for it not. Harsha/Friends – Please share your valuable comments on this project. Thanks
Moreover, let me know if there’s any best project in pre-launch stage in Whitefield, Marathahalli, Panathur and Bangalore North area as well. Many Thanks! GD!
@ balaji – You made a informed decision. Currently RE market is not good and investing in RE is not going to yield you gains.. you will be at your loss only. Bangalore has still need 5 yrs to clear all the inventory..so you can put the amt in some FDs or Debt Funds..which will give you tax benefit and returns…
The project elevation looks beautiful and even the price is quiet less when compared to other builders in the area but if you are looking for ready to move in then this apartment is not suitable in the same area there are many other builders which I got impressed is atz splendor which is ready to move in and the price is quiet okay as per me this apartment looks like a hotel.
Please check all the previous projects which nitesh promised and then think of booking. Nowadays builders are launching projects just to collect the advance amount and then complete their last project.
Hi Harsha,
What is your opinion about this project. I am looking at Hennur area but unsure of the exact location. How would you compare this with Shriram Luxor or Salarpuria Aspire in terms of capital appreciation, Please confirm.
Name seems strange…Hunter Valley…what are we expected to hunt that too in Hennur Road? Probably a good deal…Nitesh follows strange names for its projects…not sure on the reason…are they trying to create some kind of illusion for the buyer?
Hunter Valley is a wine yard in Sydney. Very beautiful place. I think its named after it.
Thanks for the update – that’s an interesting choice of name. It would be great(at least for me) if they can offer the wine as a gift for booking – I would buy in a canter (pun intended) :)…that would avoid focusing on too many other issues with Nitesh..
Do you want water or wine ?
Wine during booking and then water once the project is ready….but both seems doubtful in this project …:)
Once you buy in this project, then they change name to Blunder Valley 🙂
