GR Sun Villas is a new project launched in Jan 2011, located off Budigere Road also known as access road to the Bangalore International Airport from Bangalore East.
GR Sun Villas is a gated community consisting of ~110 Villas and ~55 Row Houses and is spread across 20 acres. GR Projects is also planning for Phase 2 of this project on an additional 38 acres, the second phase is currently under design.

Budigere Road already has big projects such as Brigade Exotica (3km), Pruksa Silvana (0.1 km) and Prestige Tranquility (0.5 km) being launched in the first half of 2011. However the stretch between KR Puram cable bridge and Budigere Road has very few large apartment/commercial projects. Pashmina Waterfront (8km) & Mahaveer Chalet (9 km) to name, and the stretch between Budigere Road junction and the GR SunVillas project is industrial and mostly barren, with the nearest shopping center easily 5 kms away. Baldwin International School would be the nearest school about 2 km away. Nearest Hospital would be in Whitefield/Marathahalli (12 – 15 kms) or KR Puram (10 km)
Hebron Mall is the biggest commercial project underway located right opposite to Mahaveer Chalet and about 12 km from GR SunVillas.
Beary’s Global Research Triangle (tech park) is located about 5 kms away. ITPL about 13.5 km.
The widening of NH4 to 6 lanes with 2 service lanes has reduced the travel time from KR Puram Cable bridge to Budigere Road to 15 minutes. Budigere Road also has easy access to Whitefield Road which is developing rapidly.
Large residential projects can trigger developments in the immediate neighborhood however this seems easily to be 3 to 5 years from now.

The last 800 metres off Budigere Road towards the project runs through an industrial stretch with the road being narrow and blocked by trucks, there are 2 alternate roads which connect to the NH4 but runs through villages and are underdeveloped. The road towards Signature Dreams project has seen some improvements in the recent past, whereas the stretch between the project and Signature Dreams (1.2 km) is in bad shape.
GR Projects is a new builder and how well this project will be executed remains to be seen.
The Carpet Area to Super Built Up Area ratio for the row houses is low.

Note: There have been concerns that GR Projects is a sister concern of M/S Corporate Leisure & Property Developments (p) Ltd (see link http://www.indianrealestateforum.com/bangalore/t-gr-projects-sun-villas-renamed-corporate-leisure-17009.html ) which is claimed to not have done a good job with the Sun City apartments at Sarjapur junction, the claim remains unverified and Mr. Raghu Achar, the Managing Director of GR Projects & Infrastructure has personally clarified that this is not the case (see the same link). However you may be interested to know that as per the Hoskote Planning Authority (see project number 24 at link : http://www.hoskote-pa.in/lol2.html), the land of 19 acres 21 cents at Bangalore East Taluk, Bidarahalli Hobli, Bommenahalli Village is registered in the name of M/S Corporate Leisure & Property Developments (p) Ltd and has been approved for residential development via approval No.HPA/LAO/04/2010-11 (this post does not attribute this fact to be a concern and has no views on this, buyer due diligence advised)

Are you really serious about buying a villa/row house in this project, then why not join the Buyer’s Group. It’s a well known fact that approaching a builder as a group has its benefits, who knows you may get a good discount. GR Villas is definitely a better choice since the villas are much bigger and better compared to Pruksa. GR villas Aurora is around 2900 sq ft. compared to 1640 sq feet of Pruksa.
Not a good investment idea . Here’s why: GR Owner Raghu has had HPA (Hoskote planning authority) send a legal notice to Pruksa Association to open up roads for Public access. Meaning anyone/vehicle can move through Pruksa & it won’t remain gated anymore. Pruksa in a similar manner, has asked HPA to open up GR roads for public access– HPA has agreed to do it for GR phase 1, 2 & 3 :-)….GR doesn’t have resident association hence Raghu is calling shots. Post sales, it’ll be left to resident of both of these communities to figure it out on their own 🙂

Guys looking at the rate card it seems prices has fallen for aura & spectra. Recently checked the rates at Proptiger,com (http://www.proptiger.com/p-gr-sun-villas-old-madras-road-bangalore.php)
at 3070 per sq ft where as even apartments like Prestige Tranquility is being sold at 3750 per sq ft. any reasons for fall in price ??

Yes. The land is owned by CLPD. GR is developing the land on CLPD’s behalf.
Personally, I don’t think that is bad news. Yes, CLPD could have done a better job with amenities at Sun City – but the houses @ sun city are nice (IMHO).
GR/CLPD plan to keep control of the club-house. I am not sure how to react to that.

I have visited GR Sun villa project recently ,The project is very good and worth investing. There is only one issue for such a nice project they have used Aluminium windows which does not go well with the villa and cost. Few owners have replaced there aluminium windows with REHAU ( german) Upvc .I checked with the owner of Villa No 100 Mr.Sathya and he had got the windows replaced from Spiker windows contact No 9980473395

Yes the Villas are available. I checked them out recently.
The prices are around 1.2 Crores for the type Auroro. Spectra and Starlet sold out.
The villas are very nice and infact bigger than Pruska (IMHO) – more expensive. The Land area is also bigger at 2400 Sqft.
My concerns though are around amenities. They claim to make a club house which would be shared with “phase-2” (apartments). I can still live with that.
But I read in this forum that the clubhouse is not going to be handed off – will always be a property of GR. That leaves with 3 doubts
1) Is this leading to situation similar to sun city.
2) The builder would never quit the society. So owners association will have limited say/power – that for me is a risk.
3) If the builder controls the Clubhouse… we would have to pay monthly/yearly charges for its usage. More cost.
What is the present price for a row house now?
GR Sunvilla is not wise decision to buy i am pretty sure its going to be the next sun city as i bought one from here but the service what they are giving is very pathetic and no proper process and there is no coordination from their own employees. And the club house and the amenities are going to be shared between the this property and the other property which is coming next to this.
So i am suggesting people of bangalore to rethink about this before buy.

GR Villas is defintely a better choice, since the viillas are much bigger and better compared to Pruksa. GR villas Auroro is around 2900 sq ft. compared to 1640 sq feet of Pruksa ( not a good size for viilla , there are no balconies , no common arrea, rooms are much smaller, no window sunshade).
I honestly feel Aurora is a good bet , if you are looking for value for money, since all starlets are sold out.

GR Sunvillas comes from Corporate Leisure (CLPD) based out of Sarjapur Road. Check internet for the credibility of this builder. Sun Villas is owned by the son of the builder of Suncity Apartments.
There has been no interference of CLPD in sun villas. Sun city story is different and we can’t contribute it to the son who is the builder here. I am planning to book 1 villa in sun villas. it looks much better choice to me.
I am planning to book villa at GR Sun villas. Please advice as comparison to Pruksa. And howcome so much difference in the cost although both are at same place.
Pruksa has lots of ameneties. look of greenery and brand name and hence are costly. If you want to invest money in your own villas than sun villas are better. If you want good ameneties then pruksa might be better. There are many weaknesses in construction of pruksa villas though.no balconies, a public road in between, thin walls, no sun roof , no customisation etc. etc.
Even Sunvillas Starlet does not have any sun shades. Even the builder is not interested in that. He may provide sunshade for front windows!!!

I feel Sun Villa is better comparing to Pruksha.
Price is more in Pruksha because of the construction techniques they use, they dont use bricks, its fully concrete.. walls are also concrete. these are pros but there are other cons like no balcony etc…
After did some ground work, I have booked a villa in Sun Villa. infact spoken with people who already booked the villas in Sun villa.
