Did any one checked about BDA legal issue. I had a word with builder they are saying, as they had given a 3 acres of land to BDA just to construct road and garden, now as per the High court order this road has been cancelled.
And as it’s cancelled they are approaching to Hight court to get the land back. I don’t know the about the legal issues but the concern is how they will get the land back and if they are not getting back, and BDA decided to construct sometime else all the amenities will be wiped out. Please suggest what should I do, can I trust builder as they are committing they will get back the land?
Also can some one please help me to understand is it safe to buy a flat which is BBMP approved. Please advice.
I had put my money and trust in mahaveer ranches which went in vain. They have been claiming to get the land back since 2014 but they havent got it yet and are not even sure when they could get. It may take atleast another couple of years. Hence, I have filed a rera case to get my money with interest. Also all other buyers are now worried about their investments. I would recommend to avoid the project as it may hamper your hard earned money at a later stage and the builder may just wash off their hands

I heard according to NGT 2016, builders have to leave 75 meter between lake body and the building/construction area. But Mahaveer ranches left only 30 meter from the Hosa lake body. I would like to know is this 75 meter distance from Hosa lake
is applicable to Mahaveer ranches property.
When was the construction started of B tower? (specially for B2) because it is near to the Hosa lake side.
What is the Commencement Certificate date?
What is the Occupancy Certificate plan? Is the builder going to give OC for Phase 1 and Phase 2 together. Then the possession for Phase 1 also will be in 2019 Dec.
Has BBMP approved the plan? I heard that there is a 50-60 feet road going between the amenities that they are providing.
What about high tension wire (HTW) going through the property? Will that be considered by the BBMP/Govt. going forward for any delay in the project?

60 ft road(total 5 acre of land given to BDA for road construction) bisecting the property and amenities. I had booked a 2 bhk and cancelled the booking after knowing this. They will not tell you upfront. Got the money back after 40 days of follow up. Bad experience.

As per the latest update from CRM team the land has come back to the builder, and there is no issues with the land whatsoever. This is the latest update from the builder.
I have booked an apartment innRanches and I have not faced any issues so far, all seem friendly and very frank. Also now with the land coming back to them there is a huge scope for this property.

How do you know the land has come back to builder? Do you have any proof? New CDP might show that there is no road. But do you have any proof that the 60 meter road land is of Mahaveer Ranches’?
Please refer to their Relinquishment Deed. The land is on BDA’s name and not on Mahaveer’s. And how do you think that Govt. just like that give the land back to the builder when builder himself has given the land to BDA in relinquishment deed. Open up your eyes. Do you think once you give something to Govt., you will get that back in 1-2 years? Just think on it.

Yes, a legal case is going on in High Court for the 60ft wide road across the property. This road is just after the A block where the builder is building the amenities. Don’t plan to buy Ranches property if you have liked it because of their so called spacious amenities. It is a trap. They don’t tell you anything about the road area which is already given to BBMP in their relinquishment deed. Mahaveer is a lier.
If you book a flat, you need to give them Rs. 1 Lakh rupees. and if you cancel the booking without any legal reason (for them, road going through the property and the case going in High Court is not legal issue) they will deduct Rs. 25,000.
If you want to get your money back then you have to take your lawyer to their office. So pathetic. Mahaveer builder sucks. Mahaveer builder is a lier. Their lawyer is a bit time lier, who does not know how to speak with customer. Their lawyer was telling if the road comes and if you want to access club house, we will construct a tunnel below the road, so you can access the club house. WTF.

You seem to be misinfromed about the lake. Mahaveer Ranches is very far from Hosa Lake. It is SJR bluewaters which has an issue because of hosa lake. However the closest lake to Mahaveer Ranches as per latest CPD plan is Naganathpura Lake 2 which is so small that the builder doesnt refer to it as a lake.. And the distance from closest pillar to the boundary of this lake is 30 meters which is legal as per the old NGT norms of keeping 30 meters gap . However as per new order it should be 75 meters . Now if the NGT order is retrospective then this would be an issue and if it is not retrospective then there wont be any issue (Note : builder got CC and started construction before the new NGT order). This will be an issue to buyers of block B noting will effect block A buyers. As per new CPD plan of government there is no road going through property . High tension wire is a non issue since it is going through just the very corner of the plot and thus not effecting any thing. And builder is promising OC in the sale agreement hence everything seems to be good for this property.

Mahaveer has not mentioned of any cancellation charge in the agreement. I had spoke about transfer charge and was told that there will be a transfer charge of Rs 200/sqft if it is done to another party before registration.
Hi, I went to to the site today to have a chat with the sales guys. I was surprised to see that that other than the per square feet rate of 4450 (which I think is a little on the higher side), the additional charges are not warranted.
They are asking for 3 Lakh for the car parking (I can understand that)
They are asking for 2 Lakh for the club house (well Prestige is not asking for that)
Then the shocker … 5 Lakh 60 Thousand for tax, legal and other charges (what is that??)
Can anyone explain? I did not take Prestige Song of the South because there was no offer. Ranches looks lucrative with the offer but close to 6 Lakh of money for no clear explanation is making me think!!
On the same hosa road try klassik landmark they are very good and spacious. Good quality, facilities and larger apts around the same price range.

scheme.
I have blocked one 3bhk in Blue waters..1575 sft – 83 lakh all inclusive i feel SJR brand is much more better than mahaveer..
i compared both the project in booked in SJR Bluewaters.
Hope you are also aware that sjr blue water project actually started in 2009 with some other project name

There construction progress in bluewaters in better thn mahaveer and SJR is much more better brand than mahaveer.
then y are they struggling to sell since 2009 🙂 SJR was a good brand before split of the company, now BREN is far better than SJR
Nice decision – few years back I had option to go with SJR Trillium (near Electronic City) – but went with Mahaveer Tranquil – now Trillium is ready for almost more than a year – Mahaveer is nowhere near completion – on top of it the cost also shoots up – to compensate for cheap internal fitting (Taps,sanitary fittings, window mesh etc).
Mahaveer is having many internal issues – they might promised many high unrealistic targets – please check up with existing customers who have not yet got possession – also check quality – for Mahaveer anything above 3500/sqft is a waste I feel.

Ya i agree Mahaveer had issues with some of previous projects but with Ranches so far we have never faced any issues and builder is quite helpful.

Sure – I am existing customer as well for Mahaveer – see below issues I have seen
– Delayed posession – Promised as per agreement on 2015March – will not be getting atleast till Dec 2016
– Mis-Calculation of SUBA approved from BBMP -causing top floors to host open terrace with one flats each – as OC is getting mandatory – builder has to give up somme flats on top floor to adhere to norms – causing un-even floor rise structure – with each block having only one flat on terrace !!
-Deviations on Sanitary and plumbing fittings – promised premium – but giving Parry-ware and cheapest model avaliable in market
– Stilt parking went 6 feet above ground !! against the plan – causing need for Ramps to be added – resulting in loss of open/garden area – again architect failures here
– Charging extra for Bug Screen – costing each customer large extra amount
-Builder not clear on penalty when delayed possession is concerned.
-Small things being charged to reduce cost – for ex: Basin with no drain board given(but was promised earlier), kitchen platform not built as per plan – charging extra to build as per plan shown
-STP locations not confirmed since so long – few ppl booked based on this are not not happy now

– Electrical fitting – which goes inside the walls before plastering – some how they missed the design – and had to lay the pipes & wires on the floor to reach the sockets on wall – causing mesh of electrical fittings on floor – this is hazardous in future if water seeps on floor to break through.
